Yup somemore i think the unit design is quite pratical...

9++ sqf unit hv 3 bedrooms,
11++ and 12++ sqf units with 4 bedrooms.

try to maximize the space with more bedrooms which can increase the rental....

suggest u onhold the unit til Icon city completion, will fetch even more higher...

i think u rent out now should be able to get decent rental to cover installment, positive cash flow maybe.

Agree, my Instalment are RM1176 p/m. So easily can rent out RM1600... Positive cash flow...

3 bedrooms unit with 1.6k rental at PJ...i would say is minimum rental.....furnish nicely a little bit can up to 1.8-2k...

But based on my dad's experience... He buy/sell 15 condos...

Need to spent AT LEAST RM15k fit out the Unit before renting at decent price...

Here's the breakdown:

1) Simple Kitchen Cabinet RM3,000
2) Iron Grille RM1200
3) Water heaters (2x Panasonic) RM900
4) Lightings: RM1800 (est)
5) Fans 2x (RM300)
6) Air cond points (2x) with Cornice to cover up the wirings RM2000
7) Air cond Master room RM1100 (1hp Panasonic)
8) Better kitchen sinks wet and dry RM300
9) Washing machine (RM900)
10) Fridge: RM1200
11) Simple Wardrobes: RM2500
11) Subtotal RM15,200

Rent all above = Partly furnished...

I think should be able to rent out RM2000+/- after above reno...

ok la, those PJ woking class ppl or students nearby college all quite rich, wiling to pay higher for rental to live in comfortable place...

u sure all locals can buy thier own?

now the property price skyrocket high, those fresh graduate just join the work force, how to afford?..

and PJ can see lots of local working ppl still rent...

No way... TRY NOT TO RENT TO Africans. They damage your property... Don't believe just visit Pelangi Utama and Palm Springs... Both infested with Africans...

Normally, my friends Appoint 1 main tenant and sublet to 3-4 of their friends... He'll take the 2nd biggest room. He sublet the master room and 3rd room... My friend is a Chinese from Sibu. Small town ppl cannot afford to buy WHOLE Unit...

Also, we have a thing called "Ministry House". OR ministry Apartment. Up to 6 person share the House/Condo/Apartment... Ie. up to 6 persons chipped in the RM2,000 rental.

All working people OR all students...

They make the house/apartment/condo available once a week for Care/Life groups... Christians should know what I'm talking about...
