Hi there, anyone of you happened to have or bought the Guocera kitchen wall tiles code J267B? If you have extra please spare me some and I will pay you back the cost.

I went to Guocera today to order some but they want to charge me RM100 for transportation to ship from their Johor warehouse to here. I was shocked and Feruni did not practice such things at all. I believe they have shipments coming up from the factory everyday, why must impose RM100 for transportation charges for those minimum orders? Such a bad experience with them, I will never buy Guocera tiles anymore, I'd rather go back to Feruni and pay a premium price.

Internet is available now (Block A) ...just installed Maxis broadband. BTW, anyone got parking space to rent? Tried asking Raymond but he said no parking available for Block A. Need to wait for the last block to be completed only it will be available(god knows when will it be completed sad.gif ). I have 2 cars in my unit but only 1 parking space is available. Let me know if you know of anyone whos willing to rent out their space. THanks!

Not bad at this point of time. Able to stream movie smoothly. IMHO Maxis plan is cheaper n faster. Might wanna get a second opinion on that. wink.gif

There is still no action taken on the owner of this unit. The wall is still there and they are drying clothes out of the window. sad.gif

Those of you who stay in that block need to report to management on thet unit without a window since differnet block still a different management office. I don't stay at that block.

No we are not, we are still under Taipan's care. Block D already formed their own JMB and they're proposing to have a joint, provided if majority owners from A&B agreed so.

Why is Taipan not taking action on this? Which Block is this? A or B?

Dear Block A&B.

i want clarify regarding the forming of JMB.

1 . The whole Residency @Park51 development is under ONE master title, so we cannot form two different
JMB/Management for individual block. Since the JMB is already form, u guys don't have the option to form another
JMB. Yes, you can have your own COMMITTEE, but u cant control the building since u don't have the power to
manage the funds.

2. The only solution is Block A&B must be part of the EXISTING JMB though the next AGM, during the AGM the existing
COUNCIL MEMBERS must be re-elect in the composition of all blocks A,B & D.


3. The current JMB is not proposing the merging. This is the standard procedure REQUIRED by law (633act) where the
second phases of the development MUST be handed to the existing JMB by developer (TAIPAN FOCUS ) within
12months upon VP.

4. For those who attended the last meeting (12th July 2014 ) is already inform about this by the (KJ Property
Management ) and JMB. what u can do now is ask the developer to handover the block A&B to the JMB as soon as
possible.

Yes, I'm aware that the whole thing comes under one master title. I was there during the last meeting.
What I meant was, we already have a group of ppl from A&B that we have gathered, I'm not saying that we're forming a JMB on our own. We are totally aware of that.

Please enlighten me on the steps to request to developer for the handover.
I remembered someone requested for a letter template the other day. But we will hv to get the majority of A&B to support is that right?

The developer is doing a terrible job in managing the place.
1. Security guards without proper uniform
2. Strangers can just sit in the security house
3. Gangsters riding on motorbike rounding the area, trying to collect 'fees' from contractor and ppl who are moving large amount of things
4. No IC system implemented in entrance of block and lift to floors
5. Random ppl are given access and they just park at visitors parking overnight (believe are those who only owned 1 parking but got many cars). Taking up other's unit parking, and it's getting into our nerves.
6. No clear signage of visitor's parking, ppl just simply park
7. Van and lorries are constantly blocking the front entrance
8. Cleaners not dress in uniform
9. When I last visited 3 weeks ago, the grass and plants were not properly taken care.
10. There's thieves at night, climbing into lorry to steal things
11. Defects of the condo, takes developer forever to get them fix
12. Lift is in bad condition
13. No standardisation of front entrance, everyone already do what they desire. All kinds of walls, all kind of grill
14. Report lodged to management on the unit earlier that changed the window (according to the chinese forum), management didn't bother to take action
15. There's still lots of waste and rubbish behind block A&B, those things are like there forever

Actually the current management company for block A&B is the previous company that manage BLOCK D . We face the same problems before.

Alright then. Guess I should be getting a notification from the FB group, hope that the AGM will be soon.
But that day they said we should write in?

At the mean time, will try to get more contacts from block A&B.
Enough of nuisance from the management. We want those people to be completely chase out from the condo ASAP. Every time I go there, they're seriously an eyesore. No offense.

Anyone got extra car park wanna rent? I willing to pay fairly. I didnt simply park in visitor parking la, park far far away at the taman there, unsafe if come back late at night. And anyone got internet access in block B? Wifi? Willing to pay to share unifi, maxis fiber etc
