A sizeable crowd turned up for the free asam laksa, chicken curry rice, char kway teow, ABC..... The live band was performing "on" the water rclxms.gif rclxms.gif rclxms.gif

I own a unit of 1096sf in Solace and If 1007sf (not 1001sf) can sell at 580k min, I will be a very happy man now. The reality is that 1096sf can hardly fetch 580k unless its located highfloor (say above level 20) let alone the 1007sf one....

I think this is pretty reasonable although bank valued it at a lower price. But the trend today is - "willing buyer willing seller" where selling has to pay more downpayment.

still trying so hard to sell Trigon ar.....? give free this and that doesnt really attractive.....give la discount on the selling price sure will immediately clear stock.

For Trigon units, it is not mainly on the price matter that slow sales. It is the floor plan design that do not provide the best space usage and big column in the units that is the big problem.

As Trigon was initially for office use, so the entire floor plan is not ur normal condo type althought sps tried hard to modify but the structure remained.

Precisely! It is not easy to sell Trigon judging fr it's location and building layout, and I dun think the price is cheap either, if SPS can sell 60%-70%, I would say the sales are marvelous!!

I think SPS is not urgent to sell trigon also.

This is their last phase.. so.. slow and steady will do. Buyers will come in..

To be fair, I think they have actually made very good use of space in Trigon. For e.g. their 990sf unit actually comes with 2 bedrooms, 1 study room and 1 storeroom.

In my opinion, their key challenge is still the selling price. Only about 60% of their units are selling at 600K-700K which are already pricey compared to other condos/apartments in Puchong. The remaining are priced from 1M and above, and these are the left over units which I believe will take months to sell unless there is a further boom in this part of Puchong.

It is not easy to find these kind of size of apartment in good location in Klang Valley now. One of the PFCC is classified MSC. Then some multi national company may shift their operation office to here probably from the lousy designed TPM. Then it will boost up further the value of the surrounding. Yet, construction labour and materials are keep going up too. It is still worth to keep these asset in hand with the sustaining power of course.
