Do you guys think it will bring good or harm to SW residents ? Will it impact the price ? |

QUOTE(ProPStaR @ Mar 26 2012, 09:34 AM) Good sign for the whole puchongites, but is this really a good sign for the residents ? The commercial setup (shops, office, retails & entertainment mall cinema etc) is served like a booster cum poison to SW Apartments. My assumption & prediction are :-I dont mind the pretty chicks at the commercial area but the noise can be a nightmare to the residents if there are so many pubs there. Do you guys think it will bring good or harm to SW residents ? Will it impact the price ? If SW is without commercial activities at the beginning, ave price stay at RM450/sf. If SW commercial is totally fail (entertainment die off), ave price stay at RM380/sf. (coz shops/mall without tenants will looks like a ghost town). If SW commercial activities is a great success, ave price stay at RM580/sf at least. Those low floor unit might be slightly affected by the noice, the price will be slightly affected to RM500/sf, below than a normal mkt price. Try to imagine a T-junction house in DPC, if other hse are traded at 1.3 mil, T-junction is still be able to sell at 1.2 mil. The bottom line is SW must make a success, it's crucial. boss UFO
3 good point made but give the price difference at +- RM 10 but overtime , i think SW will prosper. i remember MidValley during the late 1990s , most people write it off and looking back , how wrong they were. but SW may not be as successful as MV as first of all , there are too many shoplots in surrounding areas such as Pusat Bandar Puchong , along LDP and Bandar Puteri . plus dont know yet Puzhong folks will embrace the open shopping concept . but the advantage is , it is the first to engaged such as concept with water liu liu everywhere. the feeling's nice when i visit there This post has been edited by sunnyK: Mar 26 2012, 11:33 AM |

I took a walk last weekend, not bad I like the whole concept. Could maybe serve to cool the whole place down during a hot day too? Also I think I think good for feng shui, I think they purposely design the the money to liu from outer to the middle shoplot area, after this income will be streaming in dy

QUOTE(sunnyK @ Mar 26 2012, 11:33 AM) boss UFO Ya totally agree. M not too much worry on the success of SW, there will be another 1000+- service apts on the way, next & opposite SW, to certain extend, SW becomes a major threat to IOI Boulevard.3 good point made but give the price difference at +- RM 10 but overtime , i think SW will prosper. i remember MidValley during the late 1990s , most people write it off and looking back , how wrong they were. but SW may not be as successful as MV as first of all , there are too many shoplots in surrounding areas such as Pusat Bandar Puchong , along LDP and Bandar Puteri . plus dont know yet Puzhong folks will embrace the open shopping concept . but the advantage is , it is the first to engaged such as concept with water liu liu everywhere. the feeling's nice when i visit there |

So now, the concern lies on how can the commercial be considered as great success .. Over time, i have less doubt on SW to continue appreciating but don't you guys think the current price is too optimistic ? However, if i benchmark against Zest, i think SW should command higher price but how much more premium is hard to scale. I agree that the commercial will set the price for SW, but at this moment, it's still too early to say .. retail shops are suffering rental depressed. SW is lucky to secure some real good tenants but it needs to bring in more to be considered great success. |
