i didn't see the offer letter myself... its still unbelievable to me
the lending bank was UOB.

Looking for an offer for the following:

1. Property Value : 200k
2. MOF: 90%
3. Period: 30 yr
4. Flexi : Flexi (for the ability to pay down sooner, no OD or redrawing req'd)
5. Lock-in period : max 5 yr

dunno whether i am eligible for the loan since only 9 month in workforce.. sweat.gif just graduated last year...

could anyone enlighten me on these house loans?

Yes, you may choose your prefer bank, but your prefer bank might offer you as good as others. So you may be consider others if the offer is better.

For you loan size, you can get about BLR-1.8 to BLR-2 for full flexi loan and BLR-2 to -2.1% for semi flexi / term loan.

You may pm me your prefer bank and i can check the package for you. smile.gif

How about your credit record? if there is some record and it's nice, i don't think there is any reason you can get a loan approve smile.gif
But make sure your income is not more then 1/3 of the monthly installment. (add in others commitment if have. e.g car loan)
For RM170k loan, BLR-1.8 for 30years, your monthly installment will be around RM788.
So to be safe your income should have 3 times of RM788.

hi, does all the banks hav same criterias to lenghten loan tenure exceeding 30 yrs?

i was surprise to hear dat they require borrower to hav diploma to do dat...

need to know which bank dun hav this criteria.

n is it all the banks dislike borrowers whos free of any sort of loans?

OCBC does.

not bank dislike people who is free from any loan. it is because the bank can't track your ccris score. if you can provide at least diploma and say that you are fresh graduate, the bank will consider with lower mof of 80%. if you have at least has a credit card for more than 6 months, the bank will give 90% loan.

so say if im not a diploma holder, im free of any sort of loans. i want mof 90%, i want loan tenure of 35 yrs.

any suitable bank?

Any bank can beat that? Is it possible for me to get 95% loan?

It's sub sales unit or new launch project? If it's sub sales, maybe you can try check value from others bank and see any of them can get higher value for you or not. Higher value = higher loan amount you may get.

Don't get confuse from some bank broucher as writen 95% margin loan. As it's normally 95% as in 90% + 5% (the 5% is for MRTA).

I got offer from PBB, MBB, UOB and SCB all -2.1 and above. This is last week. I would think -1.85 is not good enough because CIMB offered me this too

yea among all banks i hav tried, cimb offered lowest -1.95... unless u r under their corporate scheme such as petronas then onli can go up -2.05

oh.. thanx 4 the info guys.. i still trying to contact other bank as well... quite busy at the moment... someone pm me stating that the loan rate will be different next week as BNM is going to control the rates..

izzit true? will the home loan rate be higher than current one?

It is a rumour for the standardasation of interest rate package but it could be true that bank will revise their interest rate.

yes indeed. i can say all bank will revise their rate. maybank will start today, heard from my fren, is there any MBB banker here? PBB will revise on 2nd nov....
