Dear Banker, Mortgage, Properties adviser,

Would like to consult with you.
BLR -2.++ package usually for loan amount tht more than 500k?

I went to a new development (condo) yesterday.
The sales assistance told me tht for condo then least than (or around) 250k, the "-" BLR rate only can remain at 1.8/1.9 (1.9 is the best tht they can do)

and we (buyer) are not advise to get the loan from outsite
(wht is this... :S, the guy want to earn the $ with cheap package it's?)

Min loan amount is RM100k. This is a semi-flexi loan, where term & condition in letter offer will state extra payment will directly minus principal, if you wish to withdraw required 2days notice & RM50 charges. Loan linked to a saving account, no RM10 maintainance fee and no RM200 set up fee.

Usually the panel banks will offer better package because they got agreement with developer already. So its advisable to take panel banks offer, unless you get better counteroffer from other financer of coz smile.gif

@Bon Lee, thanks for the offer to meet up, but so happens that 22-23rd i'm not free also. Maybe next time when i go down to JB i will give you a call. smile.gif

thanks for replying my Post #1488.

Well, actually I'm in the "Planning Stage" of buying myself a house.
So far my target is sub-sales/2nd hand condo in cheras/bukit jalil/kinrara/sri petaling/etc (which it's near my parent house in cheras)
My afforded budget is RM250k (according to 4.98% fixed interest, where estimating the BLR will raise to 6%++ by next year)

Therefore, do u think tht i can still apply a loan which provides"-BLR 2%++" package?
my loan amount can be increase higher, where as long as monthly payment for 30 yrs are RM1.3-1.5k

blr - 1.8 and above,
Prefer 1st-3rd year with low interest, 3 years lock in.
loan tenure 30 years

It is good to buy MRTA for 10 year only ? Can I buy again MRTA after 10 year ?

You actually can get MRTA at any time you wish. But the premium will increase according to your age.
Why not just get MLTA instead of MRTA? Pm me your D.O.B i can give you some detail about MLTA/MRTA and quotation for MLTA or MRTA . smile.gif

Hi, I bought a house last year. And will be moving in either end of this year or early of next year as the house is currently under construction.

Property price: 313k
D/payment: 10%
loan amount: 287k
type: d/storey
BLR -2.3
loan tenure : 30 years

Can I seek your advice on MRTA or MLTA? Coz I didn't get any MRTA or MLTA when I applied the housing loan. How much will it cost normally based on the price of the property that I had bought? Thanks in advance

It's a bad day for me...submit my housing loan application today...but was informed that the PBB first 3years fixed rate 3.75% no longer available...how come?? sweat.gif


Anyone know the latest CIMB housing loan package? or any good package from other banks? Thanks notworthy.gif

Because OPR already increased by 0.25% and most likely going to increase further this year, so why would they fix 3.75% for 3 years.

Now I think only Maybank offer fixed rate for 3/5/10 years, but the rate is not that good. If you don't need the flexi payment term offered by bank, you can choose AIA/ING, they offer fixed rate for 30 years.

Now most banks are offering standard rate of BLR-1.9%, I just got this rate from both HSBC and UOB, haven't decided which one to accept.

This Monday I just met the PBB officer to ask about the housing loan...got first 3years at 3.75% and BLR-1.8% thereafter. I took 2 days to prepare all the docs needed for the application, who knows I'm too late...when I submitted it, she told me that the offer stopped today oh~ cry.gif

Last two weeks, I called HSBC, they said BLR-1.9%; yesterday I called them again, BLR-2.1% (1-5 years), thereafter BLR-1.9% ...other banks also changed their packages...confusing lah...

I think it's all depends on luck to get a good package. smile.gif

not sure appliable to shop loan or not...
