QUOTE(audy @ Feb 1 2010, 01:47 PM) I took a fixed housing loan under the islamic scheme at 7.5% abt 5 yrs ago. At the moment I'm paying abt RM800 per month. A year ago maybe the staff is correct as you might still under lock in period. But now after 5 years, if your lock in period is end, refinance good as you can get BLR-1.8%= 3.75% only. Compare to 7.5%, you can save up alot. But also, you need to include the refinance cost also. Maybe you can pm me the detail of the bank, loan amount, tenure, lock in and the balance. I try calculate the amount for you. Is it possible to change to the conventional housing loan and will there be much difference in terms of savings? I visited my bank officer a year ago and she told me it is not worth changing as there is not much savings (like a few ringgit only). Somehow I'm not convinced with her answers. Pls advise... |

If the rate high, refinance will be good. If save $$ more then RM50,000 why not? |

Can you remember how many days did it take for your first draw down after OCBC receive the letter of advice from the lawyer to release to loan? At least you got the help of your OCBC loan agent, I did it with a mortgage broker, he can't get the figure for me.... |

The advice to release loan reached OCBC on 5/1 and the bank sent the cheque to lawyer on 12/1. About 5 working days.

QUOTE(onnying88 @ Aug 4 2009, 06:42 PM) If you sure that you will be settle the loan in 1-2years, it's better for you to get zero lock in period package. Some do bank zero lock in package. But the legal fee have to pay by you, no zero cost package for it. Hi... Please help me for MRTA/MLTA proposal. Below my detail info.Or else, i think minimum of 2.5% from the loan amount will be the lowest penalty in the market. 2.5% x 350k = RM8750 Or some bank calculate the penalty base on outstanding amount. So maybe you can just pay whatever you have then the second year only settle the loan. It will reduce the penalty alot. But i'm not sure the T&C allow to do also or not. Have to check first. But some bank also have state as minimum of 2.5% or RM10k whichever higher like that. So do take note about that also before you choose this way. Total Loan: RM 192,000 Age: 27 Thanks |
