I suggest just take the full 200k if you can afford the initial repayment.

and if you have more money in the future, just pay the loan using own money and let the dicidend compound itself...

for investment, u always and always look for higher return with minimum monthly commitment.
take longer contract period so that u can minimize your monthly payment
take higher amount so that u can gain higher profit at the end of financial year
dont rush to settle the ASB loan.

understood sir..

i saw the compounding interest table, at 9th year.. dividend amount is ~200k (provided nvr touch the dividend).. should i withdraw this amount and settle the loan? or continue with loan?

settle loan = monthly no need to pay = vested amount ~200k
do not settle loan = monthly have to pay = vested amount ~400k

Need some advise on this ASB loan/saving strategy...I just use rough calculation

Let say I apply 30k loan for 10years right now
Loan commitment : ~RM3xx/month
Finished paying back 30k loan after *3years

By then, I have the 30k+interest as I finished serving the loan using my own money, after that I took all the money from ASB and apply for 200k loan for 25 years
Loan commitment : ~RM1xxx/month
Paid the first year monthly loan commitment using my 30k and let it on autopilot, pay using own money whenever possible

What do you think of this strategy? Any flaws? Anything that I should be aware of? Should I opt for longer or shorter term for my first loan?
I'll be unable to commit for long term right away as I'm planning to get housing loan in ~3-4years time. Currently I don't have any loan commitment, already have transport and house. No CC.

I did the same calculation and can settle loan within 8-10 years if no change on the current situation.

Settle or keep the loan is depending on 2 situations:

1. Keep the loan IF dividend + bonus - interest > 0. So, you still getting positive cash flow.
2. Settle the loan IF dividend + bonus - interest < 0 because you have to folk out your own pocket to pay for the month commitment. Thus, negative cash flow is always not a preferred choice.

For me, I will go to option 2 if negative cash flow for 3 years in a row. That's my current plan. smile.gif.

I just dont get on this part:

at the first place, why do need to loan ASB RM30k where you know that you will have RM30k in next 3 years (I am under my assumption you will have money to make settlement after 3 years out of 10 years loan period)? Please correct me if I misunderstood.

You understand that right. So monthly saving is better at this point(the initial 30k)? I've calculated it and indeed a loan will set me back a few grand...

It just that I don't have any CCRIS record before(all stuff paid in cash; no CC). I'm just afraid that I can't secure the 200k ASB loan later on if I don't have any proven track record and already serving my housing loan at that time. Based on my ASB agent, ASB loan is the most safest investment the bank have. It is because if you don't pay back for 2 months, they will sell your certifcate and get back the money .. as easy as that .. smile.gif .. So, dont afraid not to get asb loan approved if you dont have any credit record. ASB loan is one of the lubuk duit for banks .. they surely approve even your commitment is 100% .. biggrin.gif.

i took 200k loan already.. monthly is around 1.2k, so with house loan 1.5k sum up 2.7k.. it just around ~70% your income.. so bank will approve..

the question is, disposable income only left 1.3k, can you live with it? hmm.gif

Hi, can anybody clarify on this?
My brother is currently interested to get the loan. He's also saving asb on his own now. Based on the above calculation, say on the 25th year, if he signed for rm200k for 25yrs loan, the bank approves and holds the cert of 200k right?

If he continues paying using own money to service the loans, for 25 yrs untouched dividends, the bank gives rm200k cert, or the rm1mil?
He wants to share the loan with me.
I'm still considering this.

Based on my reading on this whole thread, you'll only get the 200k cert in the end, as all divident will be credited directly into your account yearly. Don't touch any of the divident and in the end of the 25years, you'll have the XXXk worth of dividen in ASB account and bank will give you the 200k cert.
