 ASB loan, worth to get it???

Untung bersih (money in asb after 10yrs - total pay to bank): rm69,634

Case scenario 2 : no loan, install rm1059 to asb monthly for 10 years..
Total bayar ke bank: rm0
Jumlah pendapatan (1059*12*10, consider all dividen assuming 7%, never withdraw $) : rm182,237
Untung bersih : rm182,237

Using Excel, correct me if wrong. U see? nearly triple profit compare to loan.

assuming all the calculation are right..i dont think u are doing it right with the loan
the thing is..for loan u hv to leverage as far as u can
take the highest amount ie..200k and longest tenure 25 years or 30 for cimb.
u dont hv to serve the whole tenure..preferably 2-5 years..then terminate.. u will get ur principal portion of ur loan back

why u must terminate..to get the principal works harder rather than staying dormant in tht acc of yours.
not only that..normally u will fork out around 14300-15000 yearly for monthly payment..but u will get around 15600 from the 200k div..here u get extra 1k-1.5k.

all in all asb loan is wayyyyy better.

Pendapatan means the amount in ur asb account.
For case 1: amount in ur asb account is higher, but when deduct what u have paid to bank, the profit is lesser than asb without loan.
For case 2: amount in ur asb acc after 10 yrs is lesser, but u have nothing to deduct!! everything u pay is to ur own asb account and it's all yours. so..profit is higher.

If u use masami's idea of loan 3-5 years then terminate also a good idea. That works for short term. My calculation is based on long term until finish loan. 100k loan for 10yrs term is just example. You guys can calculate ur own which one is more profitable with ur needs. No 1 scheme fits all.

Actually you don't really need to terminate if you're able to pay throughout your tenure. Of course, not cancelling will definitely end up with you getting more and more cash. But are you willing to wait 25-30 years? You'll be 40-50 years old by then and what are you going to spend it on?

Some people terminate because they plan to generate money short term (eg 3~5 years). If you take 200k loan ASB and terminate after 3 years, you can easily get approximately 70k. Terminate after 5 years, you can get around 125k. Then, you can use the money for many things you desire. Only have to be patient for short while.

No matter which method you want to apply, it is still more profitable than saving using own money. This is provided you take max tenure (25 or 30 years). rclxms.gif

I think you miscalculated a bit here. As you say Pendapatan means the amount in the asb account, so the total amount already nett apart from monthly installment to bank. hence it not need to deduct again.

case 1 ----> Your installment 1059*12*10 =127,080 but end of 10 year you will get 196,714

case 2 ---> Your installment 1059*12*10 =127,080 but end of 10 year you will get 182,237

Unless you go for 20 year or more, scenario case 2 will gain more money compare with case 1.

For that case, actually the amount RM196,714 already include 100k asb certificate from the beginning. Pendapatan is my own term (i m not expert in financing terms) to mean whatever owned or will be owned by account holder. Which is why the total installment to the bank must be deducted at the end to get net profit. Hope that clear. :icon_rolleyes.gif:

It is correct that you paid rm127,080 to the bank. But you cant use the below calculation to compare between loan and self saving.

Because, if you want to be fair then you have to use the same calculation for case 2:

You deposit 1059 per month, then you are "paying" to ASB RM127,080

Thus, "pendapatan" according to calculation is:

Jumlah pendapatan (yearly div stays in asb, assume div 7%, every month depo 1059): RM182,237
Untung bersih (money in asb after 10yrs - total pay to ASB): rm55157

Hence, the difference between case 1 and case 2:

rm69,634 - rm55,157 = rm14,477

rm1,447.7 per year profit if you use ASB loan.

P/S: Why does this happen? It happens because of compounding power. You are compounding an amount so big that you can gain profit. But from my calculation, it is not effective with small numbers.

i agree with yugimudo.. if you really need to calculate your loss then u only should deduct total bank interest for 10 yrs = RM27080.. in the end the 100k cert is yours! all in all asb loan still win, bcoz of the compounding dividend..

bro masabi if took 100k asb loan for 25 yrs and did not withdraw, at 10th yr asb total should be reach 210k.. is it a wise decision to take out portion of this dividend to clear the loan?

i also wanted to know why u recommend to terminate loan early.. thanks in advance!

To full utilize principal amount. Terminate within 3-5 year, you get dividend + principal amount.

are you sure you can still gain if you terminate within 3-5 years?

why not after the accumulated dividend equals to cert amount? say you take 100k.., for 25 years.., i don't which year you will compounded it to more than 100k.., but is it wiser if we terminate the loan after dividend amount are more then the cert amount?

For me I will continue pay the loan amount as long as I can so that the money can grow and grow. By terminating the loan and taking another loan, must also calculate the insurance amount involved.

By the way, i'm not looking into ROI. I'm doing this to get greater compounding dividen and bonus.

This is what I'm doing at the moment..

Results from our calculation:
Scenario 1 (Using own cash to service your personal loan for investment in ASB)
1. You service your personal loan using own cash on a monthly basis.
2. ASB Dividend Payout is reinvested for the next 20 years

Calculation:
1. Loan amount + interest paid : RM658 x 20 years x 12 months = RM157,920
2. Investment value in ASB after 20 years : RM492,380.28
3. Net Profit in 20 years (Item 2 - Item 1) : RM492,380.28 - RM157,920 = RM334,460.25*

This is so off. The dividend is calculated on monthly basis.
