 ASB loan, worth to get it???

If u ask me as consultant i will more advice u to apply takaful with the 3rd party because u will get more benefit. Because the takaful in asbf only cover for death and total disability. Nothing more. Keep in mind asbf is more like investment tool. If u do investment + protection it will reduce your ROI.

Long term asbf (5 years and above) can apply with takaful

Short term asbf (less than 3 years) should apply without takaful

Hope this will help u to decide to apply asbf with or without takaful

Just want to share how to calculate your dsr if apply at sotong bank

First look at your gross salary

Dsr global at bank sotong
------------------------------------------
3000 and above = 85% dsr
2999 and below = 60% dsr

Dsr = debt service ratio.

Ahmad have gross salary of 2500. He decide to apply 200k asb. Let see if he eligible or not.

Basic = 2200
Fix allowance = 300
Total = 2500

Socso = 30
EPF = 300
Angkasa = 150
------------------------
Deduction in the payslip except kwsp and socso = 150

Commitment outside payslip
Car loan = 250

Now after list all the details above, lets calculate the additional income from the Asb dividend future value.

200,000 x 7% x 80 x 1/12 = 933.33

Nett income
2500 - (300 epf + 30 socso) = 2170

Total nett income = 2170 + 933.33 = 3103.33

Total commitment (inside and outside payslip) = 150 + 250 = 400

Now add loan installment from asb 200k into total commitment

200k asb 4.8% = 1050

New total commitment
400 + 1050 = 1450

Dsr = new total commitment / total nett income x 100

1450 / 3103.33 x 100 = 46.72%

Dsr global gross income 2999 and below = 60%

Ahmad dsr = 46.72%

Ahmad DSR is below 60%. Thats mean he is eligible to apply asb loan 200k.

Guys,
Would it be possible if we withdraw our share from asb into any agent bank account online?
What if im living overseas, and i wish to sell some of the share when im there? In no way i could come to the branch.

No, at the moment the only way is to withdraw at the counter.

I still don't understand how to apply 3rd party takaful for asbf... Does it mean, when I applying the takaful, I have to tell the provider that the takaful is for asbf?

Regarding Ambank ASB/ASB2 loan, 4.75% promo rate is only applicable to 100k and above, up to 30 years with no lock-in period and takaful is not compulsory.

If interested then feel free to drop me a PM as I am currently offering additional rebate in addition to stamp duty waiver.

If the difference is more than 50 yes the installment will be effect. If less than 50 than no increment with the installment


However there is a catch

If the BR increase the principal also will be flunctuate. Thats mean the principal value we get will become lesser.

So far bank sotong doesnt annouce any changes with their BR.

No just go to any takaful provider and ask them if they have policy that cover on certain amount. For example your loan is 200k than go to the takaful agent and ask him if he can provide takaful for 200k.

As far as i know Msig and etiqa takaful do provide this.
