It's funny that a lot of people says real estate agent earns a lot, and the job is so easy, but in reality, many dare not to take up the challenge, the success rate is as low as 5% who are able to make big bulks. 50% will eventually leave the industry. Agent being raped, robbed and threaten, all happened in my firm b4, no joke.
Agents are paid 6% in US and 4% in Taiwan. Except Penang, Malaysian owners are indeed very generous.

there are approximately 1k agents in Penang, the standard rate is 1% (told by agents) not our bargain

The 1% commission is like ah Pek n
Ah Yee agent. Both buyer n seller should
pay 1% each, but sometimes end up paying 0.5%
from both sides... My dad kena selling a
landed in Georgetown. Imagine 600k
for landed 6-7 yrs back...ai yaaa

hey guys, i wanna know more about GSD land, i never heard of this developer before and suddenly they have a few projects going on, and sierra residences in sungai ara is very suspicious, the whole area SP Setia is developing but in the middle is GSD land, try to search online for GSD Land main office, but i only get their sales gallery, check their website, they never completed any project before, so this year alone they have like 4-5 projects going on at the same time, anyone got any info on GSD Land?

Ya.. I agree with you..
Alot of people always say property agents earn big bucks.
But it's very difficult to sell off those properties in their hands.
Whatsmore they have to advertise here and there...
Spend more money than they earn... So not worthwhile...

u got one unit there?
they have a few under diff company
so most of the projects there are actuallly under the same boss
but their progress is quite slow...
had booked a unit there
till nw few docs frm gov they dun have yet,
but oredi asked us to pay d/p and sign s&p,
but bankers told us canot sign yet,
so i jz delay la until they have everything rdy
anyone here have a unit there mind to share?

nice place, nice area, acceptable price. maintenance fees a lil bit on the high side. me personally? i don't invest on reclaimed properties.

Hi everyone. anybody familiar with YTL properties? They have a new project in Penang called Shorefront. I registered at the website quite long ago and almost forgot about the project. They sent me an ecard yesterday for a preview at E&O hotel this Saturday.
I have always wanted to invest in a YTL property but not sure because it is quite expensive. And this Shorefront is freehold and the last sea facing property in Penang according to them. Does anyone know about this project? Worth it?

That is true but this is a very prime location wor.. Can get city and sea view. Not worth it? I called the sales staff today. They said starting from RM1200 psf... Anybody here going for the preview? Apparently can bring friends along...

The pictures on the website looks very nice lah. hmm.gif

Yes very good location n view.
Much better than gurney view. For 1250 per
sq, it's high but for location n view, I think it's
justified. Just imagine beside e&o and
with ytl as developer....

anyone has any idea when will the bayan mutiara project starts selling?

and is there anything i can do as a first time buyer to speed up bank loan approval? is there anything as pre-approval or should i get a bank to evaluate? am a nood in this thing so hope you all sifus can guide me
