Budget definitely higher than that. BJ court is a bit aging so I'm looking for something that is newer.

Hi all,

Do you guys think N-Park is worth buying now? Is it already hit the maximum price(~RM270k)?

Plan to buy one to stay, while renting out another 2 rooms. Is it worth to get one unit at N-Park?

I heard from 1 of my partners saying that

-the developer gives out foreigners(bangla) name cards to purchaser
-ask them to hire bangla and queue up

seriously i think this is not a good buy

Any problem to hire people to queue for us?
Over the last 3 years, I hv paid more than 10K just to hire someone to queue for me (to buy property).
Queue project mostly are good. Local people knows it nod.gif

it's just their marketing strategy making people queue so it looks good

wanted to ask...if we ask property agent to help sell the house in mainland, they will charge 2% commission from the owner. Is that a common practice?

i know pg island charge 1% owner and 1 % buyer...

I dunno Penang, but in KV, all the people who queue are genuine buyers, I attended at least 7 projects which are 1st come 1st serve basis. Out of 7, I noticed that there are 2 which were not encouraging, bout 5 & 15 buyers queued respectively. I didn't see the developer put their own people to queue.
Dun think so complicated. smile.gif

nope, i never pay more than 1% for any agent before,i will only pay 0.5% during SPA and 0.5% after full release to them

normally, we hire these people to queue up to get the nice units. yes we = buyers not the developers/contractors. unless when we know the developer of the project (my family is in the construction line as well) then there are times where my dad would hire these banglas to queue up for us. its pretty insane, you have to queue overnight.

of course, what you are saying aint all bollocks too. there will always be 'fake' buyers during the launch where alot of the nice units are already booked for speculators/bigger clients who can afford 5-10 units or >.

I look for 2 agent edi, they mention will charge owner 2% commission...doh.gif

miku~ only pay up 1% owner and 1 % buyer.. mayb currently they buyer complaint that they shouldnt pay the commission so they charge all to owner..

sell and buy ur own house la save the 1% biggrin.gif

btw.. any new launch apartment a? seem all high end project.. no more middle cost house ?

Real estate agent shd be paid minimum 2%. There is wrong that agent collect commission fr Purchaser (unless that the agent is appointed by the agent to source for a house in specific area). I came across 2 Penangite owners in KL, really kiam siap! doh.gif

sweat.gif real estate agent can earn alot if all charge 2%
