It's your choice. But for me I wouldn't do this to my house. You guys seem to think that when it is dried, it will be safe.

I would at least do some read up about how poisonous is the chemical. It's so easy to accidentally ingesting some of these chemical if it is sprayed everywhere in the house.

If there are children in the house, I would suggest calling for professional pest control. I wonder if our Management has consistent contract with pest controllers for the entire Bukit OUG. I will need to bring this up during the AGM.

Yup this morning bout 7.30ish one lift stuck in i think 9th floor and door cannot close plus the other one not working

Then they repaired the one that was not working after I called the guard house cos my wife cant take the stairs all the way down

I think the management better look into a plan to refurbish all the lifts

Coming AGM who going? I cant make it....so sad. Who is going please help to reject for increase maintenance fee. biggrin.gif

The Rainz going to launch on next feb 2014....anybody here interest to buy a unit there.....? biggrin.gif

I'm going. I also don't agree with raise of maintenance fee. As for the sinking fund, I will be asking questions.

i m just merely an investor. never stayed there before.. so my view on raising the management fee + sinking fund may be diff.

i actually agree on raising it. The management needs to hv adequate fund to maintain the property in proper order. and with proper maintenance then only the condo overall value will appreciate higher.... with comfort (cleanliness, security etc) we can justify by higher rental yield.

and with all tht, you will get better neighborhood in general.

just a small price to pay. i hope the motion can pass thru... too bad i m not local and i m far away from KL. else i will attend the meeting

Of course I understand that, but I don't believe in raising just for the sake of raising. They need to show the projection, and balance at hand. I don't believe in having too much funds at any one time to avoid history in repeating itself. They need to keep using it for the benefit of the condo. Old timers here will know what I mean.

tht i agree.

the projection of cash flow, existing and future projects to be carried out etc.... these are necessary to justify the increment.

and of course the participation of the residence is important so tht they ll be no hanky panky..... imagine if they are awarding the projects to "cronies" etc not at arms length price. (sound familiar eh?)

This is why owner attendance at the AGM is important to scrutinise the figures. Even if they award to cronies, make sure the job is done at a reasonable amount of money.

assume total 14 blocks and each block on average 15 floors?

each floor approx 9000 sq feet X current 13 sen psf

those are paper "fund" receivable, the management need cold hard cash... those actually paid up within 6mths is less than 50% I reckon... hope am wrong.
