hmm..........cuz last time when i still live with my uncle in a condo, is the management to settle the leaking problem......maybe he at highest floor gua.......or he asked the management ppl to help him find contractor on it.........

i m just a tiny fish here blush.gif

there 2 types of reno permit, 1 is for small reno, no need to pay rm500 deposit......another is for big reno, need 2 give rm500 deposit......n management will offer to rent 1 big garbage disposal for rm150......

i have always applied for small reno, cuz wat v have done is considered small reno, u tell the management ppl wat u going to do, den they will tell u which form to fill.........for small reno permit, u have to apply it 3 days before ur reno start....they will ask u to fill in a form, after fill in n management ppl will sign on it. so u will keep 1 copy, the white one, another copy the blue one will be given to the security guard........it is advisable to give the white copy to ur contractor for him to show to the guard in case they forgot or wat.......it happened to me once, tat the guard refuse to let my husband n the contractor go inside the condo, so i have to called the management to check with them......so troublesome rclxub.gif

not necessary u have to go to apply, even ur tenant oso can.....cuz at the form there u will need 2 indicate u r owner or tenant.........

Thanks for the clear explanation. My banker is asking for the fire insurance certificate, and would like to check with you guys whether or not you all have requested from the management office before.

anybody got flooring contractor to recommend? the contractor v previously plan to use said he will charge rm1k for flooring on master bedroom....cuz he said the work is too small............anybody got good contractor to share?

I have seen from Hong Kong movies that people at the lower floor sends lawyer letter to the one at higher floor. Goes to show the one at higher floor has to bear the costs.

But it's a small amount of claims, not quite worth it to go through lawyer. Maybe can go through small claim court. But procedure not sure. Glad that never have to go through that.

if small amount, den might as well pay it myself...........not worth to go through all the troubles..........but my husband said 50:50 chance, cuz only during rainy days the leakage appear......he said can feel the wall is cold n wet........n if is upstair leaking, the stain should be much more bigger gua.......i wonder if proven is not upstair prob, den will be the management to help us fix it? hmm.gif but the warranty over d, s should still be sendiri bear the cost ?

Rm1k, inclusive of labour n material ? My potential contractor charge me a lot more than that and the skirting is rm3.5/ft.... Bery expensive.

Expected strata title will out around Mar ~ May 2013, and then u need to apply within 12 months.

if i not mistaken the cost as below :-

Apply within 3 months - RM 900
Apply within 4 ~6 month - RM 1200
Apply Within 7 ~ 12 month - RM1500
After that, follow the market fee.

Nah, i every month purposely go back to settle the maintenance n others , our record very green...

But i still hvnt settle my leaking issue....husband is busy, timing always tak ngam with management office....sad.gif

Bout the strata title, the fee not following snp price ah? Small unit oso rm 900?

Yes, cuz just do one room, super expensive loh...if u calculate, 200 sq ft @ 3.5=700 nia, lagi sakit ah...but v hvnt decide, still looking for cheaper alternative
