2. electric every month clear, water bill every 3 month clear too management, indah water every 6 months only pay cuz indah water always want me pay 1 year worth of bill, I stay til June only pay RM72, then wait until December end only pay remaining RM72

I recommend you just leave. I hope this kind of landlord gets a bad tenant and knows what it feels like. There are things you can’t just view/measure from the money pov alone

If got signed then you already agreed.
If no sign lesson learnt next time make agreement.
First year got sign agreement, after that I good record pay rental for many years then no more sign agreement le. I dun think my landlord is good tho
