Well, if you use compounding interest in epf with 6% yearly for 12 years, 400k will be at about 800k. Your property you said more than doubled. Put in epf will get you doubled so i guess about the same , no? You have not deduct maintenance expenditure over the years, assessment etc. So i will say it's about the same with cash.

RM1000, I think max rent only RM1700 but there is big difference, if rent close to RM1700, I will move too. Other RM1700 are fully furnished, all paint cantik one, not like my current no furnished, even the paint kupas one

This wrks if u hv up front tht amount of cash i.e 400k now n keep 12 yrs , property have some huge jump here over in Jb since 1-2 yrs ago we r seeing 15%+ at least increments yrly.
So by next yr can sell over 1mils

Sorry to hear TS, but as stated by fellow forumers, its just business.

My store owner also increase their price 20%. Reason being is the place is already developed, got chagee and family mart in the area. I never pay late, never bother the owner also. So i just continue diam2, and at the same time I'm looking for somewhere else for next year.

I also a house owner, I rented to small kopitiam seller. So far no problem with rent, so I didnt increase the price. For me, its fine, as long as they pay rent on time, then that settle it for me.

As for u, I proposed u rent a room first for a while, maybe 4-6 months. at the same time, u can look for house to rent.

ayam thinking of looking for room tenant & just rent out this room of my late parent house i currently living in. Unable to rent to Type M due to got altar in living room.

Lower price/mnth if early move-in because i still clearing off the room (80% kosong dy.) before fixing those kupas paint. if one don't mind i masuk fixing them from time to time. One person can only do so much.

distance to Sri Raya MRT about (1km ; 12min walk) i can tolong drop-off also kalau kena bertolak dalam 7.00~8.45am range for work.

Wifi sudah ada, kitchen EQ/aapliance ada, share share pakai je pun i tak kisah sangat. anggap the Room rent is to offset the future expenses to fix/buy appliance and stuff.

My area dunno why, the room only want to rent to female or couple only, that why long time ago unker no choice but to rent whole unit. If really cannot find place, just resign and back hometown lo, need 2 months notice also

I hear many of my peers cannot find work from my hometown, mostly just jaga kedai handphone job. I dun care about job also, not like unker doing graphic design earn alot, everyday back home mental exhaust 99

just a b40 flat only. no lift, 3rd floor. Whole unit rent for this place is around rm700~900/mnth but since i cannot rent whole unit, only can rent 1 room that i no use for now, average usually rm350~500 for an empty room with no kitchen appliances and all. But because the room is in kemas-kemas progress, i thinking of don't want many headache and just slap rm250 for semi-empty for any early move-in & stay at that rate la kot even after done the kemas-kemas & re-cantik balik the room and lasts until the person decide to ciao, then only the average market rate kicks in for next willing tenant.

tldr is if tenant don't mind the following in room of current if early move-in :-

- AC takda. Room with jalousie window type not suitable for A/C. very waste.
- Existing Wardrobe still stays but dalam will kosong. tenant can recycle pakai after i lap kasi bersih-bersih inside. kalau tak mau, then i have to dispose which need time.
- Got a Tiered-Open storage rack. this stays. tenant can use it if want.
- Got stacks of floor tiles in the corner of the room for far future renovation use for 1 of the room sweat.gif no budget to do at the moment. Still got room to put in single/super single size katil/tilam.
- Living room still in a mess at the moment still in clearing mode.
- Kitchen & Bath, just typical average bachelor level of tidiness.
- Just share-share pay electricity & internet only (owner 70%, tenant 30% respectively. total of both charges combined pun below rm180 je.)
- Kitchen appliance as mentioned earlier post. Mau tumpang pakai pun boleh je asalkan jangan kasar sangat pakai.

now rental market heavily favor B40.

Sign 2 years TA. then nego lower rent first. owner refuse just go hunt new unit.

You just need to keep yourself light. dont buy many unnecessary stuff so u can shift to new place easily. Damn a lot of surplus unit waiting to be rented out.
