My tenant always late payment by at least one month, I never increase rent for over 5 years already. He is terminating tenancy this month end and I plan to just sell off instead of facing headache as “landlord”.

Better I hold cash and put them in investment or EPF than to get headache with tenant.

I support your decision.

Dump everything into stocks/epf. Definitely can outperform property investment with literally zero effort.

Just read TS comment that u didn’t think of buying own prop because single 4everalone. I think u should think about the difficulty to find rental unit once u are senior citizen, landlord may worry renting to a single old fella staying alone, worry may die and rot inside prop for weeks before anyone find out…

Also, imagine old liao but still need to move home every few years due to whatever reason. Just buy a cheap place at least nobody can kick u out no matter what.

My rent out unit was previously my first home, not much value appreciation prospect. So better sell off, even putting the money in EPF would give me better return than collecting rent.

Stock market can do that as well with zero effort.
By zero effort, you can just do it on your smartphone. Open brokerage app, buy stock then close app. Done!

I am not saying you can’t make money with property investment. Property investment needs more effort.

Of course this is my own personal opinion.

Dude, tackle one thing at a time. Don't overwhelmed yourself

Sort out the most urgent matter first, which is your accommodation. Once you get yourself settled, you will be more calm and clear headed to take the next step

We are all here for you

I got a large position in US saham.

My only fear is it come down 80% again like what happen during dot com bubble and take 15 years to recover back.

EPF would have got you similar or better returns. minus off yor cukai pintu and maintenance on your property, EPF even better.

only way the property would be better is if you rented it out.

do what you can once you're consistent for a month or two you will be amazed with yourself. start documenting not only what you learned but also work on concept and prototype.

Ur a practical person. The headache is not worth it..Alot of property agents will disagree with u …Agent will only paint the rosy picture …

Some agent even made money by helping the landlord to clean up after tenant has moved out.

See current rent market there lo. Surely there are the same on rent.

If it’s has been under for years, doesn’t mean owner cannot undo and follow the going rate.

Go survey to know. Not the going rate then opt out. If favour the place negotiate middle ground, math and decision is on tenant. Tenant woso can choose and reject owners
