greedy landlord, that is 70% increase. Time to move out, it is hard to find tenant that pay on time.

my tenant those I gave discount due to covid I still maintain the same price nia.. close one eye.
same with other unit, hardly raise rent unless new tenant even > 5,7, or 10 years...

You such a good landlord, I didnt know many facing tenants that dun pay on time. I always pay on 7th of the month.

Then if cannot afford a full unit, only try for room

But honestly 1.2k should have some full units, just take tomorrow to search

Yea, tomorrow will be checking the notice board around my area. For now, learning figma until I exhausted and fall asleep, stress and cant sleep now

Unker, I agree with others point that good renter is rare, and you can use that to nego with the landlord.

However she's still the landlord and have the right to increase the rental. What you can do is ask her to consider you never missed payment and you always use your own money to fix up the house. From rm1k, i think up 20% to rm1.2k is reasonable

Yes easy to find ppl, but how many of them are good tenants ?

Its hard to find tenant that pay regularly, most of them pay late...and also most of them dirty the place till yucksss....

Nothing much you can do abt it. Maybe just nego

That is why in certain countries in Europe, landlord cannot raise rental like that one, has to be approved by council and etc...That makes ppl comfy renting...

Same this is what i would say. Since TS mentioned that he have not explored go ahead and do so. This is exactly what i would do. Not just showing to me la, there are whole bunch of companies out there hiring individuals with Figma skills + knowing how to use most/some of the AI plugin + knowing how figma used as a user story/workflow journey storyboard. I can only tell you what we are looking for when the company is hiring a new group of UX consultants. Hope it helps.

Really never too late to pick it up.

okay start investing in yourself brah. The tools which you mentioned it's only good for static content/component creation beyond that it's pretty helpless. Like some mentioned alot of these it has been replaced with AI though most of the time they can't really follow corporate concept/colors. haha

Youtube is a really good place to start but it may not have a complete concept on how things are done, you can start with some high level knowledge and concept here.

Now picking up figma, last night learn it till late night, now just wake up and breakfast. Can advice any other skill I should pick up?

She keeps saying they are very nice, all renting out for RM1.7k plus, I did say i pay on time, anything broken I settle myself but she seems to take it for granted and wont buy my reasoning

My bathroom is dirty also (guilty) Yesterday her sudden uninformed visit already try to nego, she seems firm to her decision and will let me know much she want to increase, even add up her area easy rent up (meaning if i dun rent, many ppl will rebut to rent)

I try to learn from @figma at youtube first, thanks for the cousera link too but few days ago my debit card had unauthorized transaction, although amount lost is small (ady report police, file dispute and replace card), I still feel unsecure to register the course for free and enter my debit card info sad.gif It needs my debit card info to register

my unit is old, paint also dry and kupas2, I cannot clean the wall in my room, if i wipe with wet cloth, it becomes powdery on the cloth and can see the red mark behind the powdery dunno is paint or wat thing

This is agree. Finding need people to rent, is just one of those things. Other factors to consider, like of the tenant is a good tenant, no problem, no hassle, pays on time, pays utilities, and also can take care of house.

My tenant always late payment by at least one month, I never increase rent for over 5 years already. He is terminating tenancy this month end and I plan to just sell off instead of facing headache as “landlord”.

Better I hold cash and put them in investment or EPF than to get headache with tenant.
