TNB more lenient after PKP
They will not cut off tge electricity, eventhough house owner requested it
And they not even come to check. Just warning in the bills

If the account is under the previous owner's name and the electric bill has been disconnected. One can have a new account open and a new meter replaced. TNB will go after the original account holder. I know because I was a previous owner who sold 1 office lot but did not terminate the account. The new owner rented it to the mamak store and at 5K I had it disconnected but still did not terminate thinking that the Mamak store would pay before I closed the account. Guess what it was secretly reconnected, years later I received a court writ, I had to pay RM15K to TNB. The account was already terminated and the current tenant is using a different account.

Something wrong here. Renter cannot easily apply TNB account/meter

Any property to avoid is former show unit or sales gallery.

My mech bought a formal show unit complete with furnishings and furniture for slightly below the market price. Everything went well including the title transfer.

However, about a year later, he kena slapped with a TNB letter stating the meter was illegally modified and had to pay 11k. The seller denied any mods and since everything already transferred to him, it was no longer their responsibility.

Ended up he had to pay TNB for no mistake of his. Fair or not?

Should get MACC check, normally if electric theft TNB should report police since breaking the law. How can let the problem continue.

i ask some auction specialist liao,... utility bills should be bear by the bidder,.. if u wan TNB waive it,.. u must engage lawyer to do that,... so for those who bidding in auction,.. it's your own homework to check on utility bills b4 bidding,..

damn... rent free and utilities free! No wonder the tenant willing to move without much fuss.

But for condo/apartment, remember to check the management fee too. I see some owe manamgent fee up to 50k and got lelong'ed.

Owner or tenant still the same. The billing is tied to the premise address and lot number.

That's why don't simply buy lelong properties as it may came with bill shock surprises.

I know someone who bought a condo unit in the lelong market received a bill shock of over 50k in MC maintenance bills.

But the account is for the previous owner not for the new owner. So whoever owns the house just has to pay?

then current new law that tenant can registered under their name,.. if tenant lari,.. owner also cannot sambung balik ??..

yes, only thing is that TNB is not up your ass to claw back the amount due but the address is blacklisted until the bill is settled. Even if you could ask TNB to waive the amount due because its a lelong unit but its not a guaranteed that TNB will waive it.

that’s why when before u do title transfer, get tnb engineer to check the meter. if it is modified then get the lawyer to settle with previous owner.
