which was very nice

I dunno are you a local johorean or not, but kangkar Pulai quite far off
to be very frank, I have only been to tat area not more than 20 times for my whole life

very undeveloped I think, now im not very sure, its like an ulu place those days

I've passed by Kangkar Pulai more than 200 times in my life. My maternal grandfather's house was in Pekan Nanas, but he passed away in 2015.


During my primary and secondary school years, I always followed my parents visit them on Sundays at 2 pm.

It is a nice kampung area.


Now Kangkar Pulai is a bit more developed, with a Domino's Pizza and an Econsave in Taman Teratai. Before, it used to be quite undeveloped.

I spend some time ard Skudai too but not too tat far off, most frequent visits are to tmn U where my maternal grandparents used to stay
ahh pekan nanas, then ok la got pass by there

haven't been there for some time, nor kukup, at most Pontian, and that's using the 2nd link highway that road

u looking for own stay or just purely investment?

jaybee property kena goreng all on this RTS, every where price up

I think most condominiums in the JB area are goreng kao kao right?

Others should be ok.



I'm planning to buy one for my own stay. Actually, I am single, and I'm not sure if I need to buy a house.



My current house is shared with my three siblings. Only my brother is married, but he and his wife won't stay in this house.



Most of the landed properties have increased in value at past few years, like Taman Mutiara Rini, which used to sell for 650K but is now being resold for 750K.

sorry, but not sure I missed anything, are your parents ard? or are you looking to stay alone? do you still prefer the Skudai area?

my take for that area, not till kangkar Pulai( Mutiara Rini, tmn u and above im not familiar), the only ones I would really consider is Setia tropika, the seed by Tanah Sutera , for new development la, not subsale ones(assuming you are looking at brand new property by developer)

Impian emas also ok for their new launch DSL

IWC shud be doing a new one next to paradigm mall, not sure when it will be launch, tat one shud be name Danga Sutera

anggerik Emas launched something before, but all sold out, currently no houses from them yet

My parents are still okay. I currently live at my parents house, but I also rent a room in Singapore because I work rotating shifts, including both day and night shifts.


It's not my intention to rent a room in Singapore, but it's necessary for my job because 12-hour shifts are very tiring, and there's often traffic jam at both johor and singapore custom.

In fact, I could continue living in my parents house in johor until I retire without any problems.


However, if I wanted to pay a monthly installment of RM 3000 to buy a new house, that would be fine also.

yea, there are some days that its better u rest in sg instead of travelling back, my frens do that too

I would assume u currently have no house to your name and u have no issues having a place

paying 3k a month also equals to about a 600k loan

I dont think u need a roof over ur head right now, but just for the sake of discussion, if you haven't own any yet, and u declare your tax in sg, y dont u try to get one of the prima houses/ low cost houses ( sub sale) and rent it out as income
those are quite ok passive incomes, but im not too sure about the prices now la, those days if u get one, sure untung, but its still illegal in some way tongue.gif

Yes, I think that condo price in JB is high, maintenance fee is also high. Rent may be ok when the condo is still new but will dwindle will times go by as renters will go for newer condo.
The problem is that JB has abundance of land and there is no high influx of people into the state. Generally people are still drawn to the island besides.
Next issue is that generally maintenance in JB condo property generally are not good. Try visit condo in JB that is more than 5 years old, generally most are unsightly with many facility not functioning.

When come to selling, after deducting your interest, maintenance fee. Generally will not make money.

If time is on your side (no hurry), apply type RMD-D landed. This can get you DST.

One of my staff got it not long ago. I was there for the house warming.

Sorry sir/mdm, personally i know near 0 of this RMMJ. I just asked my staff earlier on this upon few times reading TS thread.

Seems to me, TS is serious and sincere in his quest here.

I suggest you check in eRumah Johor portal for the requirement. My staff said the setiausaha state gov of johor office handles RMMJ applications in a very well manner.

Built quality wise is above my expectation (price wise), i have seen one unit personally in bandar dato onn.
