KUALA LUMPUR (Nov 7): Eco World Development Group Bhd announced today that following its participation in a request for proposal process initiated by Boustead Properties Bhd, it had inked several agreements to develop 10 parcels of freehold land measuring 847.249 acres in aggregate (New Land).

These include the entry by its 81%-owned subsidiary, Mutiara Balau Sdn Bhd, into two conditional sale and purchase agreements to acquire the New Land, for a total cash consideration of RM742.4 million. The remaining 19% in Mutiara Balau is owned by Boustead Properties.


According to a media release by Eco World Malaysia, the New Land, located in Mukim Beranang and Mukim Semenyih in Ulu Langat, Selangor, is next to Eco Forest and near Eco Majestic.


Well positioned within a designated development area, the site’s over 35-year-old palm trees are no longer suitable for productive use.



This acquisition allows EcoWorld Malaysia to replenish its residential landbank in the Semenyih corridor, extending the development life of its existing townships.


The New Land is planned to be developed into a mixed residential and commercial development with a preliminary estimated gross development value of RM4.60 billion. To be known as Eco Forest 2, the proposed development will primarily comprise landed homes targeting the mass market segment.

Given the high demand for well-designed townships in the Klang Valley and EcoWorld’s established track record in the locality, the board is confident that


Eco Forest 2 will be well received, stated the company.

this has been a prime area in jb since early 2000s.
very few gated community in jb back then.

I've noticed one issue with this neighborhood. Many houses have a 4+3 layout, which means two rooms on the second floor share the same bathroom.


In Taman Mutiara Rini, there are mostly 4+4 layouts where there are no shared bathrooms on second floor.


However, I've also noticed that the availability of this taman houses on the resale market is quite limited.

The proposed Iskandar Rapid Transit station has been discussed for the past 15 years, but as of now, there hasn't been any construction progress.


Do you think it's possible for it to be built by 2023?

There's a KTM station very close to this neighborhood, and in just 2 years, we'll be able to take the ETS to KL.


However, the commercial activity in this Taman is limited, with only a CIMB bank, 7-11, Guardian, 99 Speedmart, Family Mart ,( FamilyMart Caltex Taman Impian Emas ) and one Mamak restaurant.

For 20/30 years landed subsale, give priority looking into the soil plate that your choices sit on rather than layout first.

Impian Emas sits on a favorable one but if you are not in a hurry, just wait for the next cycle, they still have a lot of undevelop land there. Still the same developer but they introduce different development branding there. You can go check it out.

ummm... the pasar kinda shitty, i heard the stinky tofu is legendary.

neighbourhood full of dogs and myriad of cats singing at night. dunno they got choir busking or what.

from gathering, most citizen (few years back until recently) is kinda >50yo, most of their offspring move out dy or work sg. during holiday times the kids will come back bring whole fleet of cars and mpv and park on roadside like mafia.

the setting is quite nice, impian emas has lots of trees, greens everywhere. got nature feels,

some private and SKJ(?) nearby

Access is generous:
-senai airport is like 10mins away with the new shortcut introduced.
-exit to plus highway like 4mins away with the new shortcut
-exit to EDL like 6min, going to custom checkpoint another 15min (no jam)
-exit to SDE like 12min

basically its somewhat surrounded by major highways

Senai Airport City is a business park ie eco world business park there.

Could you please provide the exact location?

I also noticed that the road in front of the terrace houses is quite wide, so parking on the roadside shouldn't block traffic, right?

Having lived in Skudai over 20 years, one of my biggest issue with MBJBT (now MBIP)'s planning is the lack of entrance/exit roads into housing estates.

If you look at Taman Impian Emas above, you can see three main roads. Only three!

For some reason, this is the common practice in JB. And this is one of the main cause for peak hour jams. Everybody has to use the same roads to go to work.

I have many colleagues staying in Impian Emas, and they take the left exit (near Damian) to go to UTM. One small accident along that road or Skudai-Pontian Hway, you're done. You'll be stuck there for and hour or two because there are no other exits, and not a lot of breakaway roads that you can use to bypass the accidents or disruptions.
