Can I know the price and land size of your staff house?
My friend applied five times but was unsuccessful. He works in Johor Bahru, not in Singapore. I've heard many people say that some use 'kopi money' to jump the queue. In the past, UMNO, MCA, and MIC had quotas for these houses, but I don't think there are any quotas anymore.
Almost all the big developers, the houses look similar.
I just want to caution anyone getting for own stay.
1. Look for a house with a proper roof overhang. (It needs to overhang your exterior wall by 2 ft minimum, of during strong rainfall water is constantly on your wall/windows for like 1-2 hours during monsoon season...the fecking leaks will make you wish for something better.
2. Observe how the roof is slanted and the rain water drainage from your own roof. Alot of developer is doing rain water collection, and they skim on the drainage outlets at the top of the roof.
The water need to drain proper at the roof or it will pool and leak. A lot of outside contractor will sell you water proofing for rm30k to redo everything...when it is just one crack... Damn waste of money. When you get the house, require them to bring you up the roof and check carefully the drainage.
And the roof need to have gutters, they skimp on that too. They just allow water fromroof to fall on the concrete slab for the Aircon , water tanks. Damn bullshit design.
According to a source, in December 2023, the Impian Emas developer is set to introduce a new cluster of double-storey houses and semi-D double-storey houses.
Nowadays launching day is not saturday or sunday already?

Agreed, the new so called Morden design is not practical at all especially in Malaysia. Below is illustration purpose photo, rain water might easily splash into the external wall due to lack of overhang roof and potential leaking inside.
RC roof slab also not very durable against leaking.

Normally official launch in JB fri or sat. Many reputable landed prop, they have soft launch for existing buyers program before the official. That soft launch normally 1-2 days before the official launch, so its on weekdays.
One of the latest, was dato onn DST 20x70 precinct 13 phase 1. Precinct 13 is on high ground, neighbouring Adda Height if you know the topografic of this area. Very high demand. You may want to contact their sale office

Yes, you are right about the toilet above main door. It is one of my criteria too. Many developers with such layout then till now. In a way i was able to uncheck such layout in my selection, leaving me only a handful.
That setia eco garden location is deep west of JB. I think its Lima Kedai/ Tg Kupang somewhere. Ulu to me, i don't quite like its locality (feels like a neighbourhood on itself), that area kind of not well developed as a whole. Maybe it has now changed since i last step foot there.
2nd link is the only factor ppl chose there, i think.
If you are a west JB side (skudai/ tmn U, mutiara rini) guy, you may appreciate it more than me. Lima Kedai/ Tg Kupang/ Kangkar Pulai are just an extension to skudai folks there.
P/s - i know a few friends who bought kangkar pulai, pulai indah 10+ yrs ago. You know what, units were left vacant since. I think pulai indah is about near this setia eco garden

Actually, Setia Eco Garden is closer to Gelang Patah. I bought it for personal use, so I don't expect the rental market to be very good.
The distance from Setia Eco Garden to Tanjung Kupang Customs is 20km.
Eco Botanic, on the other hand, is 12.5km away, but there's a significant price difference.
Tropicana Uplands new township is near to setia eco garden. just beside Jalan tanjung kupang

For own stay anywhere is good if you like the location and served your intend well. New township can go bothways. That's your acumen as a buyer. Sounds positive with other neighbouring developments coming up as a whole.

kp really jauh for me even Setia eco garden, the last I step over there maybe years back
the gelang patah Nusa area still occasionally drop by to meet client or pass by, I think there is a place call 68 now, quite active, nearby employees all flock there to makan
