With that price, it is better to find for a smaller land size double storey but with bigger buildup... Around that area, there is Bandar dato Onn, Adda Heights, Setia Tropika, Kempas Utama

There are no 1 size fits all, something that is priority to me may not be your priority
It also depend where you will be travelling to work or to leisure.

Setia Tropika, Bandar Data Onn then follow by Kempas Utama and Kempas Indahis the closes to the EDL highway towards city. This highway uses to be very convenient but now it is always jam, causing +30mins delay.

Taman Impian Emas is closer to the skudai highway, so it is nearer if going towards iskandar puteri area.

Another note is that this area is pass by power cables. If you are very particular with it best to check how close you are to those tower. My understanding is Setia Tropika is of some distance, Kempas Utama is besdies it... Impian Emas and Kempas Indah for some of its taman is very close

Yup, I guess that is the one. Part of the road is upgraded due to the development of business/industry park by ecoworld.
The traffie becomes worst towards Econsave, as it is a smaller road waiting for traffic light cutting to the bigger road at Jalan Seelong towards Senai airport road.

I discovered that the Taman Anggerik Emas has Pizza Hut, Sports Toto, and Magnum 4D.

If you like fast food, Setia tropika is the best... Have everything. Starbuck, coffee bean, KFC, McD, Pizza hut, Vivo, Subway, Burger King....
If you like chinese food, chinese cafe, then impian emas.
Anggerik emas is old development, back then they get those toto and magnum shop... now not easy to get license for these shop.

Should the Impian Emas developer consider introducing a condominium in 2024?

I recently discovered that Taman Setia Indah and Taman Setia Tropika are only 13 kilometers apart, which is about a 30-minute drive, making them quite close to each other.

Bandar Dato Onn is situated between these two neighborhoods.
This suggests that these 3 housing projects are in a strategically advantageous location, as developers would not invest in acquiring land and developing a township unless the location was promising.

Johor is not like KL or Singapore. A word of advise, stay away from condo.

Yes, I think that condo price in JB is high, maintenance fee is also high. Rent may be ok when the condo is still new but will dwindle will times go by as renters will go for newer condo.
The problem is that JB has abundance of land and there is no high influx of people into the state. Generally people are still drawn to the island besides.
Next issue is that generally maintenance in JB condo property generally are not good. Try visit condo in JB that is more than 5 years old, generally most are unsightly with many facility not functioning.

When come to selling, after deducting your interest, maintenance fee. Generally will not make money.
