I experience funny behaviour on their 5g tho. Even all are inder dnb, i suspect telco can still implement certain measurements to regulate the speed and bandwidth

Is this a problem if you use this as Unifi replacement and just keep the modem within 5g network range?

I test yes 5g sim card in my phone, 6-700mbps which is amazing for RM 58, much more worth it than unifi.
Can the zyxel modem get this speed? or better to get the one from yes for 99 a month

Zxyel would be way better than that.
Please consider the chipset that is use in the router instead of brand name
Mediatek t750 or sd x55/62/65 should have no problem matching phone speed, and would definitely beat phone during stress test and heavy load

those theoretical max speed just take it as a pinch of salt because it's lab result of multiple carrier aggregation for sub 6GHz and mmWave.

for malaysia, mcmc has reserved 700 MHz, 3.5 GHz and 26/28 GHz for 5G usage.

2300 MHz and 2600 MHz bands currently used for 4G might be refarmed for 5G usage in future.

for my personal point of view, i don't think the 26/28 GHz (mmWave) is important for home 5G usage for the moment, because it will be too costly for telco to setup such high density infrastructure for mass coverage.
