better think twice before you buy this project, especially if you plan for own stay

owners now facing issues with Bliss residence at OKR


i) China branded lift with poor quality and maintanence
ii) subpar built quality for the price
iii) questionable design decisions (some design elements are different from the architecture drawings in SnP)

granted I am not sure if they will repeat the same mistakes for The Jalil, but considering Bliss is not their first project, I won't expect much

most importantly their communication and customer service is ZERO

When developer with contractor background … must very careful… they are very smart in shortcut and undercut… even developer with big name I also sceptical…

Apparently in the Zizz Damansara Damai, the lift was seized by authority due JMB not renew their liftc cert. Anyone has knowledge if this is common issue?

Careful with the MOT exemption as first time home buyer as told by the agent. When clarifying with the lawyer, they said the project not under i-Miliki Initiative and not entitled for MOT exemption.

And now I am making noise to the agent.

Actually I already signed SPA, during the signing only the lawyer mentioned the project not under i-Miliki initiative not entitled for MOT exemption of first time home buyer. This is DIFFERENT with what those agents promoted. The reply I got from the lawyer and agent both pending the developer to come back with the information.

SA claimed the government announced the extension, however things were not moving yet with government's paperwork stuff and other TnC. They will come back to me asap.

Well I should have stand firm, because the agent mentioned got rebate, until they prepared everything already with banker and lawyer the same day for signing, then I ask the lawyer, hence the outcomes. The "pressure" of want to get things done lo. However, to new buyer out there, hoping to know what's the SA told you about the MOT exemption etc.

why not entitle ? SPA not under HDA format? even 500k -1mil also can entitle for 75% discount

you mean the initiative doesn’t apply to all properties? then what’s the point of implementing it?

They have to apply under i-Miliki initiative/scheme, I try google around this for which projects entitle etc. Hard to dig any info regarding this.

Apparently so, have to depend on developer to apply etc, for now I am still waiting info from both lawyer and the SA.
