Careful with the MOT exemption as first time home buyer as told by the agent. When clarifying with the lawyer, they said the project not under i-Miliki Initiative and not entitled for MOT exemption.

And now I am making noise to the agent.

Actually I already signed SPA, during the signing only the lawyer mentioned the project not under i-Miliki initiative not entitled for MOT exemption of first time home buyer. This is DIFFERENT with what those agents promoted. The reply I got from the lawyer and agent both pending the developer to come back with the information.

SA claimed the government announced the extension, however things were not moving yet with government's paperwork stuff and other TnC. They will come back to me asap.

Well I should have stand firm, because the agent mentioned got rebate, until they prepared everything already with banker and lawyer the same day for signing, then I ask the lawyer, hence the outcomes. The "pressure" of want to get things done lo. However, to new buyer out there, hoping to know what's the SA told you about the MOT exemption etc.

They have to apply under i-Miliki initiative/scheme, I try google around this for which projects entitle etc. Hard to dig any info regarding this.

 Developer: Must provide a minimum 10% discount from the
declared original selling price to buyers.
 Sale and purchase agreements (SPA) must be completed
between 1 June 2022 and 31 December 2023.

eligible sale and purchase
agreements?
Not later than 31 December 2023.

SPA stamping?
Not later than 31 January 2024.

process for i-Miliki?
After meeting the criteria, buyers and developers must fill/sign the

Developers obtained licence under the Akta Pemajuan Perumahan
(Kawalan dan Pelesenan) 1966 [Akta 118] or Enakmen Pemajuan
Perumahan (Kawalan dan Pelesenan) 1978, Sabah [No. 24 of
1978] or Ordinan Pemajuan Perumahan (Kawalan dan
Pelesenan) 2013, Sarawak [Cap. 69] are eligible to participate in
i-Miliki.

How can developers
confirm the 10% discount?
 Developers in Peninsular Malaysia must declare it using the
provided Statutory Declaration (SD) form.
 Developers in Sabah and Sarawak must declare it during
project registration with SHAREDA/SHEDA.

Are secondary market
properties eligible for iMiliki?
No, i-Miliki only applies to residential properties in the primary
market which are purchased from licensed developers.
However, the FIRST time homeowner who purchased properties
priced RM500,000 and below in the secondary market, can apply
for stamp duty exemption under Perintah Duti Setem
(Pengecualian) P.U(A) 53/2021 & P.U(A) 54/2021.

What types of properties
are eligible for the
exemption?
Properties such as houses, condominiums, apartments, SOHO,
etc., which are solely for residential accommodation purpose.

Do developers need to
register with relevant
property developers'
associations such as
REHDA, SHEDA and
SHAREDA?
No, developers do not need to register their projects with any
property developers’ associations.

How do developers prove
on giving the 10%
discount?
Developers must declare the discount in the Housing Integrated
Management System (HIMS) and the SD form.

below?
No, for such properties, no discount is required as they are pricecontrolled.

Which mean we have to wait the developer to come back to us? since currently this project the developer is renewing the land title, could it be they wanna complete that first before applying this? or can I copy paste this to ask the lawyer?

Update from the lawyer: after they clear with the government with all the warta etc released end of July, I am entitled with this i-Miliki initiative, will then proceed with signing the surat akuan. For potential future buyer, please do check before signing SPA.

Hi bro, my update as above. And I already signed the Surat Akuan with the lawyer, I am entitled for this exemption. I think the project already passed 10%. Piling done, now doing carpark. According to my agent, 95% sold, 20% of it still applying loan. The showroom at Aurora will be closed tentatively in Dec 2023.
