Hi all. Just checking what are thoughts about The Jalil? New project in Taman Puncak Jalil. I have been reading some bad things about the developer but from older threads. Developer is JAYA MEGAH. Wondering if this developer is still unreliable or have they made some improvements.

Can check (go around) this developer previous recently vped project. The zizz, and the bliss old klang road. Than you can judge by yourself is it acceptable for you. Before this two, there are a project forgotten at Batu cave or selayang under this developer have a bit problem, but now time passed through and each project need to judge individually. So you can make your home work go to see the project.

i think the development is nice but it’s right beside Petronas. not saying anything bad (explosion) will happen but you never know. plus it’s near to htc as well (although it’s not directly facing)

if you’re coming from the opposite direction (from bukit jalil), you’ll have to make a u-turn to enter the premises. the main road outside can be very congested so it would be troublesome to make a u-turn if it’s peak hour

but the affordable price is definitely the advantage

I'm a current buyer and owner for Bliss. Project just VPed recently but haven't receive keys yet, so I cannot judge the quality

but what I can say for now is this developer's customer service and communication is totally sucks. don't expect any kind of customer service if you want to buy their project.

if you noticed they dont have any website as well, so any updates or progress of the project will be in the dark until it finally completed, or you go visit the site yourself to check from time to time

they are not a big / established or well known developer, so whenever people ask you about the house you just bought and the developer, you also paiseh to answer cause you know most people probably never heard about it or they will respond back with something like "har? can trust anot one? project can complete?" biggrin.gif


good thing I can say for their project is

i) price... for some reason they able to sell cheap for their project per sqft compared to competitors in the same area even for low density ones like Bliss and The Jalil (hope it doesnt imply the quality)
ii) design. their project overall design and facilities included are quite decent for the price. And they tend to follow the concept renders 80 - 90% if looking at The Zizz and Bliss
iii) at least they completed the project instead of furthers delays or abandoning it. For Bliss especially which was under construction during covid period.... owners are quite concerned actually but they managed to complete it on time

according to some its a Taiwanese company. really cannot find any solid info even from Google. Coincidently there's another Shayher Group from Australia, not sure if they're related

their office is at Medan Klang Lama, same row as Exsim and Platinum show room. There's a Jalil showroom there too, the office is just above at 2nd floor

They are the sort of developer that focus on just build and sell instead of extras like marketing, PR and so on

But at least a website would've been nice for people to refer, especially when making a big purchase like this

It looks like pros more than cons. The most basic thing for a project is to complete the project without delay or worst to abandon like Kuchai east.

I was impressed by their facilities. Got children play park and beach side swimming pool.

I think many of the other project also selling without APDL.... APDL is just a timing matters ..

if it’s from reputable developer, then i’m confident that i can proceed with booking process even without APDL

when i was viewing this, they told me no APDL + a developer that i’ve never heard of.. that held me back to consider further

generally their project the pros outweight the cons

but the biggest con really is their customer service. A lot of Bliss owners now are a bit worried how they will handle the DLP when they can't even provide basic customer service and communication

I'm a buyer for Pixel City Sentral project (same developer as the Jalil), though i can't comment much on the quality from the developer as it's still undercon but all i can tell is that the project progression is up to the timeline with minimal delay despite pandemic. Expecting to VP in 2024 Q2.
