So it seems SD still freshie for condos?

I could not find much info on the Ridge (completed) but it seems the Senada (completed 2022) thread has owners pointing out issues
*
senada is high high end right? maybe cannot use that as benchmark

need to see their serasi i guess

they might learn all their mistakes from the horror story from the samm and maybe it will be better next round

ironically

those who stay around here hardly use the lrt/mrt . die die must drive

try driving around here at 5PM onwards during weekdays.. jam like F now
*
I currently live around AEON Shah Alam area and due to my limitation in location choice, anywhere around here would have the same issue as well.
Also, not really affected by this because I only travel to Shah Alam around 8pm daily.
And my current condo is also facing Federal Highway, so kind of use to the traffic noise.

So agree this might not work for most of the people, but this is the best I think I have given my situation.

I lived in my friend's Casa Tiara a few weeks couple of years back...

You don't really hear the LRT and KTM sound except when there is KTM cargo passing by.... which is on certain days only I think....

I think if you buy double panned window... should be able to shut out the noise....
I think Saujana that row sure die... literally the tracks right in front of you.... I think even double panned windows can't save you...
If SDP plan to build any residential for the land in front of the LRT.... STAY THE HELLL away from those properties....no amount of commercially available soundproofing is going to save you from LRT + KTM noise... I can't imagine KTM Cargo transport time

from Isola ( facing the federal ) still can hear it

When is this eh? Look nice on paper- but commercially only Empire worth mentioning.
not sure what is Subang Parade future- still nice la, basic crowd for the food at lowest floor- other than that nothing much else to offer.
Did hear anything about Suave or Union place. > commercial?

To be frank- this area not really jam right? heavy traffic yes but for now still not yet bumper to bumper.
Perhaps the ramp to NKVE/Federal will back log till Aeon,
and the ramp to shah alam- near the Racquet center will back log to the toyota as well.

it was mentioned here before

http://wikimapia.org/28051811/Subang-Jaya-City-Centre-SJCC

and here

https://www.skyscrapercity.com/threads/suba...#post-106895113

The SJCC is Sime Darby’s latest transit oriented development (TOD). TODs and TADs (transitadjacent developments) are designed to maximise ridership on 400m to 800m of the transit points. Phase 1 is The Suave Residences which located between Casa Tiara & Mesiniaga Tower. Another Phase of the project, The Glitz SOHO, located next to Saujana Residency. A Plan shopping mall has given the name "UnionPlace"

also the merging road from the inner road, due to cars spilling in from the federal highway (heading to Klang side).
saw how the traffic grew over the years, and thus I am getting out of Subang as the whole SJCC gonne make things worse.

yup, due to the bottleneck at the old batu tiga toll towards shah alam/klang

now it took around 30 minutes to drive from putra heights to empire subang via usj

faster if i take highway then exit at seafield

-------

Am I the only one who thinks that the traffic around subang ( and KV ) is kinda unbearable these days?

It is definitely getting worse and worse.
I wish daily for the u-turn at Petron to be removed and a few other places so the whole traffic spill over isn't making it worse.
On a bad day, the entire 'daytona' curve is jammed; and then Sime is going to be adding more condos along the area making it worse.

u can see car spinning every time it rains.

Sime is slowly clearing out the undesired land 1 by 1.
Started with Aurora which is at a shitty location imho (reason why I didn't bother with it), then Teja which I thot is pretty bad if you see the traffic jam daily there.
The next would be the land opposite Empire (the one being used as carpark + place for new Sime cars), then opposite the golf range, then finally only the LRT side as the final piece.

The biggest issue is really the federal spill over to the entire loop being deadlocked.
I can't imagine going out of the inner road opposite Olive in the future.

Funny enough, I do think that lot15's location is actually better than many of these projects.

and dont forget about the Subang Ria park case

user posted image

https://cj.my/13889/a-promise-unfulfilled-subang-ria-park/

31 years ago, a promise was made to home purchasers in Subang Jaya that they will be co-owners of the Subang Ria Park.

The Consumer Association of Subang Jaya and Shah Alam claimed that what happened after that is a classic case of administrative oversight, negligence, incompetence, greed, corruption and abuse of law.

The residents discovered in 2002 that the title to the Park had been transferred to the developer years ago.

The residents had made appeals to various politicians including the Selangor Sultan, the Prime Minister, the Menteri Besar, Member of Parliament and State Assemblyman.

Recently the owners, Sime Darby Properties have gone online to promote their development plans for the Park.

The stage is set for some bitter confrontation unless the Pakatan State Government for Selangor steps in to gazzete the 30 ha Park as a green lung for the people of Subang Jaya.

Reading all of this, good luck to myself then 😂😂😂 . Good thing is I work from home. So even my current condo traffic is worse here, not really affected by it as I only go out after rush hour.

wah- so detailed even inclusive sketch on how the bounce lol.....
i always cant imagine this loop works.... sort of creative but not effecient use of space.

anyway.... traffic around Subang was terrible 15 years ago- then it short of improved with NPE and the access to FH....
now it is turning bad again
