i would say that it is one of the worst possible location as it is surrounded by 3 different roads, 2 of which has terrible jam during peak hours.

personally, i would wait for them to develop the other land parcel in the area over this.

also the merging road from the inner road, due to cars spilling in from the federal highway (heading to Klang side).
saw how the traffic grew over the years, and thus I am getting out of Subang as the whole SJCC gonne make things worse.

It is definitely getting worse and worse.
I wish daily for the u-turn at Petron to be removed and a few other places so the whole traffic spill over isn't making it worse.
On a bad day, the entire 'daytona' curve is jammed; and then Sime is going to be adding more condos along the area making it worse.

u can see car spinning every time it rains.

Sime is slowly clearing out the undesired land 1 by 1.
Started with Aurora which is at a shitty location imho (reason why I didn't bother with it), then Teja which I thot is pretty bad if you see the traffic jam daily there.
The next would be the land opposite Empire (the one being used as carpark + place for new Sime cars), then opposite the golf range, then finally only the LRT side as the final piece.

The biggest issue is really the federal spill over to the entire loop being deadlocked.
I can't imagine going out of the inner road opposite Olive in the future.

Funny enough, I do think that lot15's location is actually better than many of these projects.

It is still a nice place -- Subang is a lovely place imho.
This is still much better than Metropark (it is Shah Alam, not Subang despite what they kept advertising).

If you WFH mainly like me, you can somewhat avoid the jam if you are flexible enough with your timing unless there are meetings.
Sime said that they won't open an exit facing Persiaran Kewajiban, thus you have no choice but to go through the loop exit.
As long Empire (or Nu Empire now) sustain then it should be OK though the escalator still keep breaking down (been years), and I didn't like what they did with some of the food vendors chasing out Marutama, Go Noodle and a few non-halal options.

TOD concept lol... almost every dweller there got own car. summore if rent out to others meaning 1 household must have at least 2 cars.

Ironically all these devs/agents selling point is all the same - near to lrt/komuter and yet ...?

Empire is definitely not affected due to the layout and location.
Parade was affected due to the construction work (see the /k/ thread with the police statement).

As for Teja, it depends on their design but Aurora shouldn't be affected.
