Your only target for rental would be the industrial area workers and students and you think alot of high income people will be at those places meh.. heck even kepong or kuchai can rent faster. Deswai those units are mainly to move in, not so much on flipping. Being a luxury condo status makes it even worse especially with shah alam also lelong luxury condo at 30% cheaper but location is not a big compromise.
Imagine when your target buyers are those family who will move in. Do you think they will buy your resale subang or a brand new one in shah alam, 10 minutes away for 30%-50% less.
