There will be a new development of a Rumawip or Residensi Wilayah in Mont Kiara.

The project name is Dutamas
RM 300k
✨ 900 SQFT
✨ 359 units in total
✨ 7 Level Parking Podium
✨ Condominium Facilities

The location is opposite of ALIX residensi or behind of shell petrol station (Toll Duta).

May be the KWP portal will have this project listing soon.

If not mistaken, among all the affordable house (Prima, Selangorku, Rumawip).
Only Rumawip can be rented out... but strictly for Malaysian tenant only

Generally RIP Alix Residence buyers since their Mont Kiara & KL view will be blocked by this 300k house.. lol.. 😀
Sadly I already signed SNP other residensi wilayah project early this year. 😓
Yeah I agreed with some comments, Residensi Wilayah nowadays more attractive.. bigger size with the same price...

I just went to the site, since the way it was promoted sounded and looked scammish, asking for 5k booking etc.

Developer is Continum Land (Malaysia) Sdn Bhd. Couldn’t find much info online on the developer. Main con is Continum Builder Sdn Bhd. Let’s dig more!

wow. i was about to book fiddlewoodz and this just come in time! anyone can advise if this will be my 1st property loan under my name, but i have another property under my name (sharing with my family) , am I still eligible for rumahwip?

This is residensi wilayah, which mean it is unable to rent out?

Yeah seems that's the only info that can be found, developer and the main con actually are the same company, if no trackrecord is worrying, there has been cases of rumahwip done by developer with no trackrecord and has stop work or delay work by a lot, example such as RITZ COMMUNITIES @ SALAK SOUTH and Residensi Hijauan Pantai @ Pantai Dalam

Quite low density for a development. Man the competition is getting so fierce. A lot of choice in the low to mid tier space. Be very very smart about differentiation.

Just observe the KWP portal. They will release the information soon.
i think they are waiting for APDL..

Just reminder, in order to avoid scam.
The deposit should be paid by cheque or TT to the named lawyer by developer or developer office.
Not to the agent.
and never give it by cash also, nobody can guarantee whether the agent will be disappear or not.
Furthermore, TT and cheque can be traced from bank transaction.
If you have too much cash, you can give me...

If possible, also ask them where is the gallery and you visit there to meet them.

True, project looks interesting but the developer is unknown and no track record in property development. They were just incorporated in 2017. At the project board owner is Zealprime Sdn Bhd, also couldn’t find info on them. What if the workmanship is bad and building has a lot of issues?

People are blinded by the location, low density project and freehold status. Developer might take advantage and request high booking fee. Please be careful.

Wah find until here boss? From BJ to OUG to Seputeh to Fiddlewood. Haha. Your living area of acceptance so big one .

Anyway to answer your question above. You will not be prioritize , will be given to those without name first geh.
If low take up , then you might have the chance . Seen people with a Pr1ma , no issue getting another wip due to low demand .

Nice spacious 3r/2b layout, low density. But 1 car park will mean many husbands/boyfriends parking outside, and not sure what is the facing direction, could be east/west.

lol. why do you even rmb my name lol. im okay with any location with good neighbourhood, nicely designed layout, etc. there's no restriction in location as long as its not too far. Well, i have been staying in Rawang for years so anywhere new project seems justifiable for me.

Legacy because of price turn down because of the HTC.
Est8 because of theme turn down because of location & accessibility.
Bangsar hill park because of the location but turn down because of tandem and high density smile.gif
Fiddlewoodz because of township. Of cause there's alot of cons like its not MK, the questionmark MRT3 and KL metropolis, food groceries will be a prob, near to old unkeep condos, segambut etc, and lot more.

That is why im looking for advise.

One shouldnt be sarcastic for the one who is looking for home smile.gif

It’s funny right. People assume you need to live within a Square km from your family home. Sometimes people do want change and a different experience from the norm. Those who have no imagination to live beyond the suburb they grew up in are a bit sad. I get it if it’s for parent care purposes or if you need access to childcare. But if you’re young go live a little.

All projects has its own pro and cons, just see which ticks the most boxes .

Actually, people buy here is the "location". not MRT/LRT kind of TOD.
What no MRT/LRT facing by you but also will be facing by other.

you just compare with the Alix residence near by.
their price was RM 822K, nearly three times higher than you.

Yes, no fighting even the other didn't hv same opinion like you.

Just a common issue.
There are no 100 % perfect matched property for the home buyer.
You need to balance off the trade off.
Example:
A) If you want to stay near the town area, then don't complaint surrounding is noisy, hard to get parking...
Solution: you buy or rent additional parking la
If you want better built quality or better design, then don't look for Residensi Wilayah etc.
SOlution: instead of Dutamas, you buy other property such as ALIX residence if you don't mind the price.

Take note:
Due to supply chain interruption since COvid 19, shortage of labour, surge price of building raw material (cement, steel bar).
Rising OPR rate... the cost of ownership of a house will become higher.
So the property price will be keep rising in new launch or sub sales market.

If you afford, just buy a property that match your profolio.

There’s diminishing returns for quality vs price paid you know. 3 times the price doesn’t mean 3 times the quality. So yea a rumahwip in a good location is certainly a good buy. Maybe very basic looking but you can soup it up with a bit of renovation budget. My only grouse is that it shouldn’t be used as an investment tool as it gives a very unfair advantage for the price paid on subsidised housing. But yea anything goes in this country. As more rumahwips come online you’re gonna see the savagery of trying to hook tenants.

Agreed.
You had pointed out some good finding.

Let me explain more background of subsidised...
- The key reason why rumawip so cheaper than those common resident title condo was they have the subsidiaries and support from DBKL.
Example: They may get the land/title cheaper etc. THis is why govn put so many restrictions like household income must not higher than RM 15K/monthly, 10 years can't sell....
So when these subsidiaries are removed, their price is similar to those other Condo.

Anyway, once the good area of RUMAWIP been taken, it would not come back....
unless there are many empty land in that area,

well, i bought alix. luckily my unit is facing garden so not much concern about the blocking view as i already knew there will be new projects coming up. My only concern is parking as every rumawip unit only given 1 car park. thats real headache!

I think we all know how easy it is to game this. A mid career couple both working could afford to get 2 of these units as investments. Make up some cockamamie excuse and get it rented out most likely with positive cashflow. Pay attention Gen Z.

Don’t know if the expat teachers wanna rent in rumahwip but why not ground staff.

Good that you chose the garden view unit. But trust that you have also done your research on potential projects that may come up on the opposite plot of land (behind 28 dutamas).
Re: car park, don't think it will affect you much as they may park along Jln Dutamas Dahlia 5. For them to park on the other road, it may be too far to walk...

Yes got people do like that. Very common in kl sentral and klcc area where parking in office building is a long waiting list. But subjected to jmb whether allow owners to rent out to outsider.

To solve that roadside parking problem, it would be wise for those atas condo nearby to rent out their parking to rumawip owners if they have a spare parking. Well, just a suggestion. I don't know if owner of million ringgit condo care about extra 100 from parking rental and if rumawip owner willing to pay extra 100 for parking when roadside is free.

Need high deposit for bumi 30k
non bumi 58k intermediate unit
60k for corner unit
if can't get 100% or 110% loan

Does it sound suspicious when a developer of Rumahwip actually asked for such payment? I heard the booking fee needs 3k - 5k.

Developer super confident their product can sell very well, to the extent they wanna sell 30k extra to make more profit.
This kind of scheme not new though, SP Setia also did + reno package for their apartment in Setia Alam, but they manage to get EF for the reno package too.

Booking fees 3k-5k ok la, not many units here, developer filter their clients.
If collect RM500 sure many bookings up car

I'm self employed, trying to apply but the SA said high chance to reject. Because for self employed, your gross profit more than 10k also cannot. And he mentioned is any month got 10K also cant.

The Bukit Segambut station should be physically nearer and if there is a new road going to Jalan Segambut, that would be the nearest station. But neither Bukit Segambut nor Dutamas is park n ride. Tmn Sri Sinar is the nearest one.

Management issues
All know management is important for apartment. May I know management company is how to select?
And as I know, the monthly management fees is lower than RM250. But this rumawip only have 359 units but there are 4 lifts and swimming pools facilities, anyhow also feel the management fees unable cover the expenses....

Yes, usually first 2 years developer will absorb any overspending. Once pass to jmb you will see a spike in maintenance fee

Mont Kiara, use Grab baru ada class

4 lifts already good lor, some RumaWIP is 2 lifts, some open market projects also 2 lifts only

300k, apa lagi lu mau? If on hand got ready RM60k-80k, go hunt lelong units, reduce your uncertainties

Dude. Do u actually know how to calculate price per sqft onot? No way there's no big different lol. This project is selling at atleast half price of the area's price per sqft.

What is the land area? Perhaps the greening and gross area can compensate for the perceived density.

Actually. I think Duta 2 is about the same psqft. cause dont forget to add the 30k 'package' developer want you to get.

I'm curious about , people who looking for rumahwip, financial status should be no very well, but Developer still ask for 30k for furnished package , and only provide kitchen cabinet ,hook and hoop only.
Cannot manage to pay which means cannot buy for this house , even you loan can pass

Was visiting the show room this morning... packed, heard today was first day open submissions for “real” booking, so many ppl bring cheque go(need 3k+ cheque)... I don’t think genuine low income group can meet their so call renovation package la... anyway the agent told me only the cabinet, not hood and hoob.

Haha , within just 2 days only .. all unit sold out ler ,last Monday I went to visit their showroom to booked 1 unit but unfortunately all unit sold out liao, even premium unit comes with package rm28k and 30k also sold out damn, now on waiting list hope can grab 1 unit there.

And also Mrt3 circle line (dutamas station) gonna launching soon by end of this year . Completion date phase 1 (year 2028), 2030 complete phase 2 . Source from My friend who are working as project manager for mrt putrajaya now. If no mrt also fine for me . Haha 😅

Don't compare old condo psf with brand new condo and this is rumawip (government initiative housing program).even if surrounding old condo psf same as brand new wip project "still untung oh".. surrounding old condo build year 1995 - 2001 lorh try check their starting price and now. I already checked all nearby condo psf . Mostly all condo are higher psf than this new rumawip. Try check new undercon Alix Residence starting price just beside this rumawip only.

If want apple to apple comparison try check any other rumawip project with this wip . It's definitely one of the best rumawip in market now .

As what I heard from developer and sales agent .
Fullset kitchen cabinet with Hob and Hood.


Bumi Booking
- Booking RM3600 + 10% down payment + loan stamping fee (estimate around rm1400) = RM35,000 (estimated)

Non Bumi Booking
- Booking RM3600 + 10% down payment + premium package RM28,000 (type A unit) / RM30,000 (Type B unit) + stamping fee (estimate around rm1400) = RM 63,000 (estimated)

"FOR non-bumi"
Type A (Intermediate Unit) = RM28,000

I just share what I know because I already walk in to their showroom and not much info about this project, and you can check my previous post..
Before this I was asking about Miharja, kinrara and setapak rumawip too don't know which 1 to choose/purchase, before they announce about rumawip dutamas.

I think SA also won't promote about this project because all unit already sold out 🤦. Even on other platform like FB and insta also not much info regarding this project. Not like other rumawip project they keep bump new same post everyday on fb and insta.

u may go check with any agent or developer see how many person are on the waiting list now. Why would I waste my time promote the project already been sold out and they already have many buyer on the waiting list .

Kiara Kasih rumawip postcode = Mont Kiara

Dutamas rumawip postcode = Segambut

Now tell me which project are worthy and good to buy = u will get the answer for your Question above.

it’s one of the best Rumawip .. u can compare with any other current or upcoming Rumawip project.

Some other project have around 20-22 unit per floor.

2. Freehold (most of Rumawip project are leasehold)

Few months ago i passed by the project site, saw the project information board already been set up. It mean APDL had been granted right?

I guess because the developer knows Chinese are more kiasu and even with 30k extra it will still be snapped up faster than bumi lot.

I've checked out the place today, and its kinda turn off for me...surrounding area is full of high rise and no nearby for groceries. Solaris is the nearest at 3km which takes about 10 mins drive, without jam. I only can imagine a normal working day at that area, it will consume so much of time spent on traffic

Yes most of rumawip open booking to choose unit and can start apply loan before launched on kwp website . Less headache for dev , most of rumawip loc are near city centre so buyer need to act fast to secure the unit.

went to sign S&P last weekend. Developer is giving kitchen cabinet from Signature Kitchen (I shaped non ceiling height), muji/neutral brown color, with Quartz top. They are also targeting to VP in 2024 instead of 2025.

At the showroom there is also the second high rise development that is going to launch soon, called Parkwood residences if i remember correctly thumbsup.gif

I think this is their first project , and saw someone post they will launch another project soon.

Somemore nowdays developer hard to get new project approval (gov strictly filter a-z and check developer background) and it is a government initiative (affordable housing project). I think Gov will get involve and bail out rumawip project if any abandon.

Maybe u can visit their site and check work progress first. If can snap some pic and share here might be helpful for others. .

For me this is one of the best rumawip. Maybe for some people too good to be true.

Next Dutamas Dahlia still have a small piece of land, which is right behind Shell station. are there possible for future project?

If so, feel like will be very pack in that area with narrow road, include the abandon site opposite Alix.

It's already very packed there now. Just try driving to the site and have a look how many condos are already there, and with the narrow roads there, you'd be crying during rush hour.

Already know which level carpark? Developer assign based on floor and unit number or first come first serve? One unit one carpark or can buy extra?

Kitchen wise basin will integrate/built-in siap siap with the kitchen cabinet right? Gt any picture can share?

Honestly I don't like the area. It's too dense with too many condos and the only way to get to another place is by driving. Even after the MRT3 is done, it's not considered walking distance at all

I don’t have the developer’s contact because I was dealing with the agent last time. But when I signed the document last week, I spoke with the developer PIC. I think it’s better to go to their office directly if you are keen to know more about it.

Yes car park already assigned and included in S&P. One CP/unit, not sure about buying extra.

As for the sink and cabinet, no picture.

Just checking with those who signed SNP for this rumahwip. Regarding the RM30k kitchen reno package, as it is provided by a third party contractor, not the developer themselves, is there any clause to protect buyer in case they fail to deliver/late delivery/contractor run away/etc.

My worry is that when this really happen (touch wood), the developer is not responsible for the RM30k lost.
