Got Chinese kopitiam ah near this Eco Majestic Starbucks and McDonalds. If got Chinese kopitiam, hawker centre, food court, nice restaurant, nice cafe......Chinese, Korean or Japanese style I will definitely surely go there and eat wan.

Ya, I think more Chinese buissnesses especially kopitiam, restaurant, nice decor restaurant, cafe, handphone shop (smartphone shop), electrical/electronics shop, home theatre/A&V shop, electronics chain superstore, high speed internet cafe should open up there.

Chinese food in Eco Majestic and Semenyih town (Semenyih Sentral) quite nice and yum-yum tasty. Better than the one in Ecohill.

Only got this info

18' x 70' approx from 600k
20' x 70' approx from 780k
30' x 60' approx from 930k

Why newly launch always higher price? For mellywood last time a lot of discount.

Mellowood discount was huge to clear off the stocks. Earlier buyers were pist off knowing the huge discounts.
Perhaps wait near vp then buy it.

Yeap rawang. I skipped this two years back. It was mellowood. Nice house, but due to some layout preferences opted out. I think it was 690k nett.

Not to say nicer than this. I would say it's more into personal preference. The houses in eco looks classy as it's stratafied. But some might not prefer it's due to maintenance fee, location, and lack of amenities. Rawang is developing rapidly now, especially emerald and anggun shoplots. Over period of 5 years there should be a good development in rawang. I would say it's catered to people whom hometown is at north.

If your budget is above 750k look for Mallow semi D or completed 2.5 storey chloe. If around 600k, there is Garland 2. There is also projects under brdb, nearer to straits int school or Templer Residence(but this is deeper abit).

Its well known majestic is selling way above market price for new launch. If u look at subsale, i am 99.99% all units sold are well below their spa or their purchase price.

i mean the bigger size, 30 x 60. smaller size i not sure. Stoneridge also finish.

the sales person ask me to book for phase 2. ask me to choose number. I didnt buy there because for me is too far. need to pass by 3 tolls to go there. sweat.gif

Hi friends, need honest review. I'm planning to get a unit here.

1. Is there anyone here who live at Eco majestic but travel daily to work at kL? How does the experience? Acceptable? If I buy here, I plan to drive to mrt sungai jernih as my workplace is at tun Razak mrt. I tried to drive from eco majestic to mrt sungai jernih last Thursday at speed of 60km per hour. Until parking its takes 24mins.



2. How do you find living here? Overall pleasant?


3. I actually plan to buy subsale at sungai long but need to fork out 30k to 40k for stamp duty etc which I feel wasted. And overall the house there is above 10 years already so it's already reach the wear and tear period already hence additional fund need to fix all these.

Yes. 35mins. Thats the same total time I take from where I'm living now.

2. Understood on the 2nd hand market. But need to fork out about 30k to 40k for stamp duty etc innit?

U mean excluding downpayment right? I dun think it is that high. A unit of around 600k will be <30k, maybe around 25-26k.

I not sure if i with anyone else or not but I do noticed that the landscape was a bit behind or lack of maintenance..only those around sales gallery was tiptop condition.other like mcd toll road patches was bad, road side landscape around east gate to ecoforest) was totally bad and not well maintain at all. I know that eco majestic was a shorcut for those industrial vehicle to bypass but it not an excuse to ignore it. It really look bad to those buyer of eco forest as they need to bypass this everyday

I definitely agree with you on this. Rubbish at roadside everywhere there. Alto they build world class environment, if the ppl stay there mentality low also sure gg. And those ppl visited there also simply throw rubbish.
The road in the township also pole here and there I noticed.

I think it impacted from covid. They lay off many landscape people (eg 50 to 15)and now they only maintain at sales gallery to look good for prospect buyer..A bit concern on this as resident still pay maintenence..15 people to maintain whole area totally impossible..taking care a swan roundboard also atleast 5 people. At the current stage, their commercial area is getting popular..please maintain the basic amenities (road and landscape) so that people are interested to stay there and indirectly will buy the property

I see lalang growing at the roadside, curbside and roundabout, some even among the decorative plant shrubs. Eco Majestic better scurry their maintanence staff to do work around this township or recruit more people, because Eco Majestic needs to create a good impression on this and it is a world class project.

On another note, good news, more Chinese restaurants are opening up near the McDonalds and Starbucks in Eco Majestic, can go there eat, eat.

Chinese food in Chinese restaurants at Eco Majestic shoplots near the Eco Majestic Starbucks and Eco Majestic McDonalds taste better than Ecohill restaurants.

Hi there, I revisited this area recently and saw some improvement in term of commercial area. More shops are opening and it’s getting more convenient there.

I am wondering if the Stonebridge semi D is still available and will it be a good buy? Not the cluster semi D tho. Also, how’s the safety in the surrounding area? Saw some quite disturbing video on YouTube that happen in eco majestic…

Anyway, I am working at KLCC area. What will be my commute options? By train or car and if by car, which route is my best option? I am really not familiar with kajang or Semenyih are, I am currently staying in Setia Alam.

Thanks for your advices/help.

semenyih doesnt have any train and you have to drive to kajang 1st and take by the mrt. the journey should take around 30minutes between them.
if by car, I think around 1hr can reach klcc area

I think 18ft quite narrow compare to traditional houses nowadays?
but if for couple staying only, I think still acceptable.

There are new Chinese and Indian restaurants and kopitiams and a Tealive cafe popping up near the McDonalds and Starbucks or Jaya Grocer Eco Majestic.

There are even some pubs/bars/lounge (not sure if they are that or just western restaurants) that have poped up near the McDonalds area in Eco Majestic.

18ft or 20ft cannot comfortable fit 2 cars. unless the car porch is very long...

of course i saw 16ft also can parked 2 cars, depends on the car size and also expose to risk of scratches if not careful.

For me no question its a good buy. I like the open space inside that allows alot of ID ideas, and facade, its Eco's SemiD after all. No question its a SemiD facade, not some terrace looking semiD posing as a SemiD. Nice and elegant.

Also EcoWorld is the only one giving motion sensor on its perimeters, apart from CCTV. Somemore home security system.

My only concern is the distance, I am also working in KL area and PJ area, so ultimately I chose Tropicana Aman even though I am big fan of Eco World's products.

Yup right now traffic is indeed a nightmare. But in the future there will be new expressway SKL, direct access to SKVE and direct access to WCE.
And since I also need to travel to PJ and my kampung is at Sri Petaling, so that tipped the scales to TA lo

But the jam horrendous as there only small road to enter Kemuning first

If you need to use Elite you need to go - again small road and jam packed Bandar Saujana Putra

It is surrounded with poor road infrastructure

If you really want USJ, Shah Alam, PJ it is better to find somewhere in Elmina/Puncak Alam or in Setia Alam/Klang side

If you need Cheras or KL city centre, better Eco Majestic than Tropicana Aman

Hi, I found out from friend that apparently folks at Eco Majestic Semenyih always experience burnt plastic/rubber smell late night till early morning.

I did some search & found this facebook page talking about the pollution in Eco Majestic Semenyih
Search "Semenyih Clean Air Initiative SCAI" on facebook


Based on the last comment on one of the picture (about few months ago), saw them commenting still the pollution ongoing.

Is that true?
I am thinking again before buying Cheerywood now sad.gif

Aiyah, you can all go buy house somewhere else if you don't like Semenyih or have something against Semenyih or are jealous of Semenyih.

Why complain about air, ground and water pollution in this forum, complain here so much also what can do? Complain here, complain there, complain everywhere in this forum also no use!

Want to complain, complain to the right and relevant authorities like MPKJ, Environment Ministry, Selangor Government, Semenyih Adun, DAP Semenyih and so on, ONLY THEY CAN TAKE ACTION.

We not only have Tealive, McDonalds, Starbucks, Jaya Grocer, Chinese restaurants, Indian restaurants, Mamak restaurants, Western restaurants, (fine dining type, perhaps?) Asian Fusion Western restaurants (fine dining type perhaps?) Sate serving restaurant, bar, lounge, nitespots, car detailing and accessories shop, hardware store, electronic gadget accessories store, tuition and language centres, girls/women clothes fashion boutique, beauty parlour, bridal shop, shoe shop, pharmacies, grocery stores, small supermarkets/convienience stores (Speedmart99), numerous small grocers etc. but also the latest:- Watsons pharmacy Eco Majestic, all around this McDonalds Eco Majestic area.

PS: Saw some construction going on around this area, ground works, Eco Majestic Megamall or Eco Majestic Lab maybe coming up soon?

If it is Eco Majestic Megamall or Majestic Lab, hope Aeon Jusco, Parkson Grand and Metrojaya can move into this Megamalls as anchor tenant as well as numerous smaller ones like SenQ, Best Denki and so on.

Also heard rumours The Store supermarket which was formerly from Semenyih Sentral@Semenyih Town which has now moved out from that building (now CLC Supermarket) is eyeing another place in Semenyih to set up their huge Store supermarket. One place mentioned was Eco Majestic beside the McDonalds or Jaya Grocer.

Dont know wether they going to rent the land ( if there is such a thing) or build their own building but dont know wether they can afford it because rumour has it the Store moved out from Semenyih Sentral because the building owner increased the rent.

Anybody knows when Greenpark Village@Semenyih (mini Paradigm Mall like project) 4 x 48 storeys high rise skycrapers (one of the tallest in South Klang Valley) consisting of service apartments, condos, penthouses, hotel and office block and shopping mall in a park going to be completed?

Anybody know what other supermarket besides The Store looking for land around Semenyih to build their huge supermarket?

Anybody know wether the Chinese school in Eco Majestic already open for intake already, I see the building completed already.

With the long pensing list, do you mean it gonna take ages to develop this area fully? I can feel you, tried once driving to KL from here and it took me 45mins on weekend, if weekday, i bet maybe 1 - 1.5hrs... So you can add to to the list, Anybody knows when would the new highway to KL be introduced?

But environment here not too bad.

They should build a connecting highway to EKVE connecting Sg Lalang Industrial Zone and Broga/Nottingham University area directly to EKVE than only its worth it.

Better still extend the Kajang - Sg Buloh MRT line and bring it to Semenyih. Lots of people in Semenyih and surrounding areas would take it to go to work or to go for leisurely activities like shopping.

1) make sure it is furthest away from KFC broiler farm [need to search abit deep to find this hidden farm]

2) also further away from Star Feedmills Sdn Bhd [you will get it from google map]

From these names you will be able to guess why.

How far is far? Chicken farms are notorious for flies..... that sounds like a deal breaker

google kfc broiler farm & search 1 by 1 and u will get to see the hidden location.

As far as i know, merrydale folks are affected partly by the manure smell. Not sure about flies

take units further away should be safer

The smell from the Feedmill.... not so bad... once in a while only.... acceptable level....not an issue for me.

I see the construction on Petronas Station is in full swing next to McDonald. I was told it will house KFC as well. biggrin.gif

My god, in the plan there are so many schools in this area and not one megamall as large as Midvalley Megamall+The Gardens or Berjaya Times Square in sight in the plan, sommore the schools not even Chinese schools, private school or international school. Even places of worship don't indicate a Chinese temple, Buddhist temple, church or even an Indian temple. There is no indication of a commercial area or buisness district with metal, steel, concrete and glass high rise skyscrapers tower buildings.

Eco Majestic has only one Chinese school but dont know when going to start, they better start because Chinese parents are eager to send their children to this Chinese school. They should publicise their school in the media, mass media and social media as well as the education ministry.

Because there are some people who always think Semenyih is a hulu place, I think they are still stuck in the past.

Semenyih is growing but I admit not at fast pace, everything takes time. I believe in coming years Semenyih will boom as amount of empty lands around Klang Valley get less and less. Developers will start moving to city outskirts.

Very true, Semenyih needs MRT connection from Kajang Sungai Buluh line to spur growth and will definetely make Semenyih boom faster than now. Can put some MRT stations in Semenyih with major ones being in Kesuma Lakes, Semenyih Town, Bandar Teknologi etc.

What you mean I dont go to this Eco Majestic?

Today I went eat, eat Chinese food in this Eco Majestic and buy drink at Tealive Eco Majestic.

If u give 10 years to a place to develop, especially those nearwr to KL, Sure got changes, just the pace here is quite slow if compared to their counterpart in klang...

Eco Majestic even has Subway, its in the Jaya Grocer supermarket building, can go eat sandwiches there.

Lots of new shops, chinese restaurants, western restaurants and buissnesses popping up in this part of Eco Mejestic near this Tealive, Mcdonalds, Starbucks and Jaya Grocer. Good.

This is due to developer SP Setia and UEM and residents decision to restrict the amount of traffic inside the housing area

Everyone can imagine traffic will be like hell once it open as this area sit in middle between Bangi and Semenyih

As this is private road nothing much that we can do until the developer handover the road to the MPKJ

And did you know that there will be a future road constructed that will connect Bandar Teknologi Kajang within the same area and bypass Semenyih town and lekas?

Good more accesibility, but I also feel the EKVE should be brought up with an exit at Broga/Nottingham University area and Sg. Lalang Industrial Zone. To go to KL, an exit at Cheras Sentral and an elevated highway that directly goes all the way to Federal Highway to go to Bangsar, PJ, Damansara Heights/Mont Kiara/Bandar Utama will do a lot of good to ease the ever-growing overly congested traffic at Cheras 9th mile. Another exit that would be good is an elevated highway from EKVE in Ampang Waterfront all the way to KL CBD (KLCC/Bukit Bintang/Pudu/Cochrane/TRX area).

Still way much better to have MRT stations in Semenyih extended from Kajang - Sg. Buluh line.

PS: Does the Bangi - Putrajaya highway go all the way to Cyberjaya/Puchong?

Because they are selling at future price 5 years ago. Even 580k is abit expensive now. U can get around 550-570k if u can haggle with the sales agent.

EW going to bankrupt soon like other developer in Australia. So had to cut cost. S&P didn't mention anything about perimeter fencing so there's nothing residence can do.

Yup, nothing much can be done unless it was clearly stated in S&P that the perimeter fencing will be wall.

Developer can easily win this case by arguing that they did not state the perimeter will be wall in the agreement.

The relocation gets stuck since 2020. According to the news, it is land issue. Government will not approve if the land issue is not sorted out.

Exactly. So far haven't seen drainage upgrade has been done to prevent future flood.

Owners should consider preparing inflatable boats as alternative transport since so all houses here are so big sure got store room one icon_rolleyes.gif

Yup, no issue to keep dogs. Residential properties generally come under municipal law (MPKJ).
If uncertain, speak to your salesperson, although I personally have not found any gated communities prohibiting dogs.

As long as your dog(s) are well taken care of and will not be a nuisance in the community.

Office said might need another 8-10 years to complete the whole master plan.

For the clubhouse and sport complex, just hope it can be done in another 5 years time, lol. Maybe need to wait after cherrywood and stoneridge are fully occupied. Heard las year got one operator came to do assessment but end up decided not to proceed, so now they are still looking for new operator who r interested.

But to my surprise, opposite of stoneridge got another developer will build rumah selangor soon. If fully occupied, will have more residents here to boost the business zone in majestic and ecohill 1&2

Maxis is totally useless. Luckily I manage to trf unifi to here before move in. If not, really feel like lost connection to the world.

Why the telco coverage in this area quite bad because they are certain of group of residents that are against installing telco towers.

So when telcos receive complaints, nothing much they can do expect for changing the directions of the antenna and increasing the transmission power on existing telco tower sites.

When sit inside the house, only maxis works for me. Digi cannot load at all. Unifi service is not stable and down sometimes. Headache doh.gif

Mine is different, at downstair my maxis langsung can't receive or make call or surf net, upstairs still ok but internet very slow, so now fully rely on unifi.

Ya, unifi also down on Thursday. Hope the new antenna outside Cradleton can help us, but don't know it belong to which telco.

I see, I thought they just want to cut cost so don't want to invest in infra, lol.

Anyway, there was one new antenna built on the empty land outside Cradleton, hope it can help to improve the connection. My house consider near to shoplot area but the coverage from maxis still very very poor

Why confused? The flash flood only last 20 minutes, not that kind of devastating flood happened in Klang. But abt the damage to the house owner I am not very sure.

Don't think it will need to cost few hundred thousand to repair, enough to buy another unit already, haha. Here is not expensive like you thought la, I own a unit here also

So far since that time until now no more flood happen

Hope they can reserve some land for parking. Even Jaya grocer there also getting harder to find parking on weekend.

Now EW still owe residents a clubhouse/sport centre

This year very happening,lol. The silver square shoplots has been revived and under construction, then they launched this new condo, and now revive this labs with lake view city park.

Actually the earthworks for city park with lake already done in long time ago, but they cancel the project last time due to poor result in EM, now only restart the project since EM got more people move in, not so dead like las time, haha. Anyway the park has been scaled down if compared to the visionary master plan presented in 2011/2012 during grand opening ceremony event.

Head the last residential presint will be Noblegate. They are opening early next year.. currently show house already in progress of construction at actual location.
Heard it will be mixed of BUngalow, semi-d and high end terrace..

True, can't compare with the grand master plan presented during their grand opening ceremony.

When I bought the house in 2020, many have been cancelled from master plan, including the silver square and lake park, that time they did say they will revive them one by one once got chance, so now glad to see they manage to build them this year even though it has been scaled down, at least got something la, haha.

They still hope one day they can really materialize the plan, by building a lake side mall and move both Jaya grocer and Starbucks into it. The land was actually for another high rise condo in future.

I think all refer back to the same announcement that was made in many years ago, no execution until now.

Anyway, one good news is the long delay EKVE finally resumed it's construction work at the site near Twin palm since two weeks ago. Finally can see "ONE" excavator doing earth work at there, haha. Not easy for this company

Hope it can be completed by year end.

Not RIANG, this is built by another developer, heard from my neighbour, only cost 250 or 280k, with some furniture, because subsidised by state government. If you go to South creek park, can see the land behind this site already fenced up, heard that area is the business centre for Ecohill 2.

The RIANG condo is at the land next to Jaya grocer, saw from msg, start from 360k. Downstairs got shoplot. Yesterday saw they start moving machinery into the site, the road go back to residential area all damaged by their heavy vehicles,lol.

Not RIANG, this is built by another developer, heard from my neighbour, only cost 250 or 280k, with some furniture, because subsidised by state government. If you go to South creek park, can see the land behind this site already fenced up, heard that area is the business centre for Ecohill 2.

The RIANG condo is at the land next to Jaya grocer, saw from msg, start from 360k. Downstairs got shoplot. Yesterday saw they start moving machinery into the site, the road go back to residential area all damaged by their heavy vehicles,lol.

I see, if I am not mistaken, this land is near to Broga hill area. Now already got multiple huge housing projects under construction, one is the eco forest. Others include Mutiara hill by boustead, country garden, and one new project called sempurna heights, and Setia Mayuri. Very happening there, lol

Think SP Setia will focus more in Ecohill 2 connected with Eco Majestic.

Ya, I do miss the time before 2019, can always floor the pedal on Lekas. Now before 7am already start jam like bumper to bumper.

If this mashing project is at Broga area also, then might be a nightmare for them to go to work in morning. Resident there either need to use Jalan Semenyih which is congested like parking lot, or drive to ecohill or eco majestic to enter Lekas.

Seen like they are very aggressive, the land deal only completed few weeks ago now already plan for launching.

Talking about SP Setia, yesterday when I came out from Majestic Toll, can see their new shop lot, which is opposite of the Eco World new shoplot. They really abang adik, lol. Hope they can work together, not more fighting like last time

The traffic in Semenyih will never improve, since our local council only good in increasing assessment bill and approve housing projects, lol. Go look at Jalan Broga there, developers are like having party at there now.

Now can see more cars, more shops, and more ppl around. Slowly improve.

Many years ago did hear they say here will have a hospital but later on was cancelled. Anyway both of my kids were born in svmc. Now recall back, really scary when fetching my wife to hospital, luckily two times also in the mid night no jam, lol

Last time I used to commute daily from Semenyih to Bukit Bintang, usually took 55 minutes to worst 1.5 hour, but need to use all toll road (Lekas, Silk, Cheras kajang highway, suke and Akleh), abt RM9 or Rm10 per way, and need to drive very fast 140/150, depends on weather and road conditions.

Ya, very fair statement. I think now can only use the jalan Cheras to turn into the road to PJ, it will be jam like mad.

EKVE seen like stop again since end of June, lol. But I heard it can connect to suke so might be able to travel to pj if that is real.

Many of my neighbours are business owner agents or freelancer and move to here from balakong or cheras.

What to do, the EKVE still no news, all cars have to use persiaran mahkota Cheras to rush out during peak hour. My friend kid already finish her primary school and further her study in secondary school, hope it can be completed before she got her spm, haha

Although the traffic jam is crazy, but the capital gain of the house there is also crazy. My relative just received almost 400k after sold their landed house and settled loan. Price almost double after 11 years.

I think you are referring the great master plan presented 10 years ago when they first launched EM. That time every few mths got big events to grab ppl attraction.

Anyway, if you ask me, that plan was overrated. Here almost turn into dead town in 2018 &19, now only become not so dead, lol, but still a small town only. Need to wait and see how is the result of their silver square, the new cond, and this majestic labs

To me it makes no sense to buy a house so far from work place, having to face the daily jam or commuting time. Nowadays traffic jam is no joke and the stress alone is not worth the short weekends spent at home. Calculate the hours on the road plus the numbers of work years left. If I still got 20 plus years, I would choose to stay nearer the work place. More so if kids are still studying in schools or colleges. Save the money to buy your retirement homes for the later part of your life

Not everyone stay here must be working in KL.

I always tell the same thing to my friend or relatives who is attracted by here, need to weight the balance between the time cost that going to spend against the spacious and environment that can get. Win some, loss some, nothing is perfect. As long don't buy a house then regret.

Lol, if you don't use toll road, at least 2 hours jam to crawl to KL. Even use all the tolls road, also need 1.5 hour. Take MRT train is the best option when go to work in peak hour, subject to whether your destination is connected with MRT or not

My time EW advertisement said 38 minutes to klcc, lol. But the staff did honestly tell us not possible, although already stay in Semenyih 4 years that time in my old house.

But I wondering if there is really got people so stupid until believe in that advertisement time, haha

Your statement abit over la, I park my car at open car park everyday ard 740-750 , including walking time, abt 35 minutes to reach office. Unless you use station like the one outside BMC or Bukit dukung as reference la.

One hour ride can reach Bandar Utama station lo from SG jernih, abt 55 minutes, so depends where you go also.

If U meant from majestic to one Utama need two hours also wrong, because from trx to one U only need another 20 minutes

time = money, dont stay too outskirt. Trust me if you still in a young age, only retire people suitable to stay outskirt because at that age you should be somebody boss, you can go to office in what time also can.

I definitely no objection with that, but not that kind of 4 or 500k so call high end condo which feels like slump, like my relative house in Sentul, wait lift 10 minutes, drive out from parking, just queue also 10 minutes, then drive to office also 35 minutes due to multiple junction and traffic lights.

If those nice and high end condo, like in my relative' condo in mont Kiara which well maintain and with decent residents or tenants, that is wise choice indeed if can afford

Sorry for your colleague story, I almost bought EF because really like their design, luckily end up choose majestic because the SA told us EF more suit to those freelancer or those who can wfh

The SA didn't advise him on the travel time?

I would say EF needs at least another 20 to 25 minutes for travel time in the morning. Must go through the worst jam area in Semenyih , near to the school and Chinese village if they don't wan use toll road. Even use the link road to majestic and pay toll to enter highway, also need to wait for traffic light, and the distance is abt 10km if not mistaken, need at least 15 minutes extra

Sorry, not such thing in majestic.

I have to be honest, I would say Public transport "doesn't exist" in majestic. So no matter how u still need to drive and jam for abt 30-35 minutes to nearest station. That is why each unit can park 4-6 cars depend on size of house.

I don't know majestic is more expensive than EF, last time I wan to buy Hazelton, it's landsize is larger than my current unit, but my unit built up is slightly larger. My wife and I really love the extra land, but the location kill us off. We knew the cherrywood will have garden home , but my wife prefer large master room, for her walk in wardrobe

Eco Forest place is more deeper inside near Broga Hill there, in my opinion Eco Forest looks dead and less lively than Eco Majestic.

For Eco Majestic, got population and foot traffic from Setia Ecohill, Ecohill 2, Bandar Riching, and Semenyih to support commercial activities.

I don't know HSL was supposed to pass through Semenyih.

Only heard during Najib time there was a plan to further extend MRT to Semenyih and Bangi. And a new way also approved to go Cheras from Semenyih , pass through the nirvana there. But I think all these are cancelled. Looking at how MRT 3 being planned, don't think they will further extend it.

The new putrajaya - bangi highway which supposed connect to Lekas, although already approved and published, but also no news anymore, lol

Something which I also not dare to believe, my friend last year went to see Boustead property roadshow when went to new Affin building at TRX. They was launching the phase 1 of Mutiara hill, and was told by them there is a land reserved for IKEA..... And MOU already signed....

He told me this when I brought him to eat breakfast at orchid hill with my wife...we all laught in car after we saw the road to broga.

A new road is really needed there, now only rely on Jalan Semenyih, either use Broga road to go Jalan Semenyih to pass through Chinese village, or use EF small link road to cross traffic light and go into majestic then lekas

Each got their own pros and cons and reflect in their price, so depends on what do you want. Since you mentioned EF and EM in strata title, so we can rule out those middle range double storey sell by SP Setia, focus on those individual title with deed of mutual agreement. The only difference with strata title is that it allow corner lot to do extension with approval from management office, need to follow color code and guidelines.

Location EH>EM>EH2>EF, but starting this year then EH toll to Lekas is superb jam in morning peak hour.

Facilities, all prescient got landscape playground and central garden. Only Sp Setia provide clubhouse with swimming pool, at their 360 centre with membership. EW don't have clubhouse.

My advice to my friend and relatives who keen to move here:
1) if your budget less than 800k
2) if you can take MRT or can't drive
3) if you don't like pay toll
4) if you don't like strict rule apply to residents, like house rules

Then can forget eco world houses and SP Setia houses with DMA

For EH, forget about those houses that you can see from ecohill walk until the sales gallery, those houses don't have DMA to manage owner, so you can see there turn into rojak and very run down. The jewel of EH is hiding in the land opposite of 360 centre, you can search the YouTube from IHerng on the Eco Hill Horizon Residence, there got their bungalow, super link and semi d, but already sold out few years ago. Think recently they jus launched the single storey bungalow call kingsville.

For shop lot I am not so sure, you need to study their master plan with own effort. I believe undeveloped land banks belonging Eco Majestic development is not much anymore.

Most of them already have developed and are under construction.

Last I heard the location of Eco Majestic sales gallery is also a temporary one and will be converted to a full club house once all the development phases are completed.

They have a development timeline till 2034 or something like that. Unless they get additional land banks.

If recall correctly, after noblegate, no more landed development.

They now say EM is entering into stage 2 of their development, focus in commercial and high rise. RIANG is the phase 1 of their high rise, then in future if they manage to build a mall on lakeside, they will move Jaya and starbuck into the new mall, then will build the phase two condo on the land where the Jaya grocer is now located as now the building belong to EW, and the contract with Jaya is 10 years. After these are completed, plus depend on the result of silver square, ultimately will have last few blocks of condo btw silver square and majestic park. I think the current sales gallery building might be converted into a clubhouse building.

It would be great if the plan for a hospital gets restarted, maybe they can consider collaborating with a private hospital provider.

Very close to mahsing's 500 acres land. So there will have EW, Mahsing, and Boustead "playing together"

But too bad, the land is more than 10 km away from EM, it is good news to EF instead of EM, haha

Isnit viable for 1 highway to KLCC? Esp in the next 5 years for a car hungry nation.

The upcoming Ekve will be an option but will take 55km to reach klcc with 5 to 6 tolls.

Need to work around kajang and cheras to live in ecoM.

Dont seem to have any more new highway access

a few weeks ago i drove to semenyih on a saturday evening from PJ. Goodness me, it took about 1 hour 15 minutes in what was supposed to be off peak time. Crazy to drive during peak hours. I like the concept but the location is just too far from Damansara

Me too.

The main issue is that existingly there are quite a number of tolls- lekas, silk, cke.

When the ekve is open, 3 tolls plus suke (1) and akleh(1)?

Existing road to KL is via lekas to silk or lekas to silk to cke... both are terribly clogged now. In 3 years? With Mahsing M legasi...

Ekve is long distance and toll heavy.

Conclusion like many said, cant if work in KL. Dont in work in PJ.

Everyday travel like this... Cheras itself jam begins 6am. Can't imagine Semenyih that is so far inside.

Paying so much toll and traveling time every day, is it worth it.

I guess they really made the place so nice that the urban folk are constantly being tempted to buy and stay there.and keep giving justifications why we should.

Urban folk are just tired and bored of old terracesthat cost an arm and a leg and no lakes no nice lndscape....

just sold my unit in Stoneridge. stayed there for 2 years 10 mths. my daily commute to work starts from 7am, and reach home at 9pm everyday. spent about 20 bucks in toll every day. monthly expenses for toll and petrol exceed 1k per mth.

Thinking of buying for retirement but at the same time wary that if i need to sell it, it will rake a long time....

The cheapness also extends to rhe houses in cherrywood. Designs are mediocre and the materials like window/sliding door frames are lesser quality. Prolly due to increased mateeial price but these aee easily noticeable

Originally SP Setia requested that this is connected directly to Ecohill2 new business area straight after the toll but rejected by EW which I believe for commercial reason.. they even make the road 90% turn to avoid connecting it 😂and also one of the reason why EW still not passing the road to MPKJ

I think EW sure will drag for another 10 years since they still have 10 -15 years timeline to complete their stage 2 planning for condo and commercial. Anyway, the delay is good for EM resident, once the road is connected to EH2 sure will become very jam, end up EM resident will take longer time to get to lekas.

Already settled, that was long time ago, EW kalah in law case with SP Setia and was ordered to open the swan roundabout.

So I feel like two of them will not work together. The Nadi and silver square like competing to each other

This is their last landed project, so can take time to sell with higher price. Next 10 years will be focusing in highrise and commercial.

This year finally they are willing to put in resources for more activities and celebration This was captured during countdown event.

any idea when majestic will be done? from Instagram they are bringing in believe fitness + pickleball court, i guess in this case, clubhouse/sport complex is gone case? all i hope is just a public swimming pool that resident here can access...

Sadly, mgmt office already confirmed that the clubhouse with swimming pool was cancelled long time ago.

The Sport complex now refer to the fitness center (in the new Majestic lab), football court & basketball court (which already open for public), and the latest announcement for pickle ball court so far. They have changed the master plan for their remaining huge plot of land at Majestic park there last year. If you want to have clubhouse with swimming pool, then have to buy the house from sp setia instead of EW😅

Majestic lab target to be completed by q3 this year.

Received this in EW app, think this is the new phase of shop lot behind silver square, right opposite to the Jaya Grocer, and nearer to the new Majestic lab, if not mistaken, btw this shop lot and majestic lab should have one more condo to be built in future.

Not sure... developer seems to be unloading their unsold units, just 3 months ago, they were selling tenderfields (new)semidee cluster 45x70 at 855k (stamp duty legal fees borne by developer). So actual price aboyr 810k. Developers wont just slash 25% discount unless they foresee downtrend in nearterm..

Spa price or launch price (in 2017 was 1.1M).

This is occupied- wear n tear and potentially legal suit to get them out....

Commercial areas need businesses..... landed alone wont create the mass... neighblbouring townships wont come to EM to feed.....

Not necessarily all bad, no doubt will have jam for sure, but hoping more resources will be put into this place when population grow, including public transport, just that don't know when will it happen, lol

Like the majestic lab, last time it was planned as single storey, now change to 3 storey neighborhood mall. And for Ecohill2, there is one big plot of land planned for business zone, abt 1000 acres, everyone was thinking they are mad, until now we know there are two RSKU projects in this area.

Occasionally will still have some weird smell, usually early morning 6-630am or 8pm, last for 1 or two minutes. Sometimes a bit smelly if after rain, some time smell like fried chicken nuggets.

Thanks for the insights sir. Do you think em is a good and safe neighborhood to stay? With the recent break in happened in gated and guarded neighborhood just wonder how good is their management cuz I might be staying alone... Noticed their public roads and ponds are quite unmanaged as well... 😅

I used to stay in sg long many years ago, then move to an double storey house in semenyih, with neighborhood guard house, then now move to Eco Majestic, never regret.

In terms of security, they are one of the best, maybe you can go to show gallery look for their staff for more understanding on how their security system works. Here definitely different compare to those neighborhood guard house. Only registered vehicle with RFID can pass the guard post, visitor must have authorized QR code issued by owner to get into the compound. And all perimeter got motion cctv plus sensor bury under the ground and install on fencing, so once got ppl approach, security room can zoom in and detect, if confirm case, then they will call polis bantuan and polis station immediately. Heard last time got happened one time, theif try to steal cable, polis bantuan and policeman manage to arrive on time and catch them.

For the recent case, I saw the owner's relative posted on FB, surprisingly there only got two security personnel on duty during that time, which is unacceptable, and they should inform polis station once the robbers manage to pass the guard post after showing the gun. Here show different between eco world and other stratified house, we got big front gate locked after 12 am
