Opposite Liberty Arc?


Size studio unit? Really. Got demand for studio at that location? That note that Liberty consists of 100% identical size studio. With Phase 2 launching soon.

Same wandering why Rumah Selangorku affordable homes scheme at good location all now shrink into studio size.
What is the reason? For investment purpose? For orang bujang owning first home (own stay)?

Is not practical. First home buyer better go for Residensi Wilayah (rumahwip), proper 3 rooms 2 bathroom.

If you want within 300k and big size then you can go for rumawip or prima.

Its very confusing why we have different kind of gov housing schemes but shit happens.

Not much info besides only knowing priced at 230k for 280sf. It has 57 floors in total. Agent said showroom is ready prolly one April. Sigh , but the psf so high tho.

Look at that toilet...

I bet the size of a camper van/ RV toilet lol. How can u stand such size toilet if u staying there?

The proper size toilet for that layout should be its whole kitchen + the current toilet.

Some more at the shower area theres a beam to cover the pipings. How the hell do you fit in the shower area that small??

For those young first home buyer, this project really can consider, either for investment or ownstay. If loan up to 35 years , monthly repayment only RM800 , in KL are RM 800 only can rent a middle room or master room. Where can get 800 for a studio walking distance to LRT ? haha

Hey all sifus, property newbie here...

I was thinking to get this AA for investment purpose la, but 5228 for 6.85 acres macam really high density, since it gonna be high supply, the bargaining power of supplier might be reduced then.

But thinking, if my budget for investment if below 300k loan, because I have buy my first own house for stay, so dont willing to spend more on investment property,..

So do I still go ahead for this project? Anyway, I have paid 500 bucks for booking fees T.T

My opinion is that we can aim for breakeven, but not positive rental income due to the competition. Can breakeven is considered good. biggrin.gif
Most of investors need to top up cause rental cannot cover shakehead.gif

Also, upon handover key, may need 3-6 months for defects, furnishing and finding tenant.

I have invested in high density project before, most important is how fast u renovate the unit and are you willing to give agent 2 months commission to rent it out asap.

During handover, don't put too much hope on defect team, if minor defect, ask your own contractor to fix it during renovation. Speed is important for playing high density game.

If you are not a public transport person, try to experience yourself, take the LRT to KLCC & KL Sentral. KLCC is 4 stations away and KL Sentral is 9 stations away only. From KL Sentral there you can take KLIA Express to airport, which I think is convenience for me.

Also the future MRT3 just 1 station away from Jelatek LRT, located at Setiawangsa, I know a lot of people will say that the MRT3 is not firm, but in Malaysia boleh land, see from the past, Malaysia is slowly but surely pattern. MRT1 & MRT2 are not gonna fully utilise if MRT3 circular line is not complete, so im pretty sure MRT3 will come, just matter or time.

After talking so much, honestly speaking im the agent, so anyone if interested can let me know, even if you bought already, you have any concern do let me know too.

Don’t choose the unit that close to LRT track, of course there is good unit and bad unit in a single building, personally I prefer higher floor and unit number 7 to 16. For jelatek station their operating hours is until 11:40PM only, still boleh tidur la

For this project the higher floor u choose the better, because all are the same price, don’t have floor premium, but your future purchaser might not know about this, so you can jack up a bit the price for subsales.

Ceiling height is 9.3ft.

You can imagine slightly more than 3 carparks size, because we really go and measure, and the carpark we measure is plaza lowyat carpark, hahahha!

I always like small unit, especially Thailand and Japan property, Taiwan also small but their ceiling height usually lower than others country.

I like the open concept, looks spacious, and everything reach easily, this show how lazy I am, hahahha!

this product really for those who are currently renting master bedroom and for newbie investor, the commitment is low and upcoming MRT3 just one station away from Jelatek LRT Station.

hi all sifu , im currently comparing some studio project for investment , Astrum , Lake City, Meta City, 121 Residence , and others , all got pros and con , in terms of location wise Astrum macam the beset among the rest , but its really very very very high dense ... it make me struggle either wan to invest here or not

i chose this because of my interest with the location and also the more premium Kelana Jaya line.

but i think 5 years is a little bit too long sweat.gif
maybe others already half-way constructed.

ya. many existing condos around. i feel like every part of klang valley also has high competition now cry.gif

but i think this SOHO TRANSIT, i will target short term rentals / those single working professional who prefers to have own privacy (as far as i know, surroundings are mostly 2-3 bedroom units) with the convenience of LRT.

i heard from my agent that the Rumah Mampu Milik is already fully booked (not 100% sure it's true).

RMM is more worth it of course (lower psf), but it has more strict requirements:
- first home
- household income <10000
- own stay

I hope you really go through the whole thread properly before making such statement.

I mentioned that there are >2000 SOHO.
I mentioned that we could aim for breakeven, not positive income due to competitions
I mentioned that we might need to wait 3-6 months for defects and finding tenants

All buyers in the group are aware that this is a high-density project. I don't need to keep telling and repeating the same thing. 280 sqft is not targeting family of course.

Dear abang, I went thru the whole thread.

You were propagating the conversation, talking to many agents who either announced themselves or did not.

You always raise the bad point first, then end with a good point to wipe the slate ncie and clean.

People on forum should be reminded to judge arguments wisely. Take it with a grain of salt when an agent tell you “high density also can rent one”. And on LYN, ppl who sings about one project, high possibility agent. I buy good project I won’t go on LYN to sing.

sweat.gif I didn't realize that I was doing that. I don't think I have any influence - but I was sharing based on my experience with my condo in Cyberjaya which is also considered high density.
You think I don't want to own unit in Datum Jelatek and get better view of the kl skyline? tongue.gif

Currently, I'm waiting for my SPA & LA to be stamped and also we have a small group of friendly buyers now in telegram discussing the infos provided by different sources.

how many buyers already in the TG group? my loan just approved and waiting to sign SPA etc. when i approached them in mid dec, they said only 60+ units left

i’m buying this for investment but if in the next 5 years my workplace is somewhere in KL, might as well stay on my own (if still single whistling.gif )

Yes I'm a SA for Astrum. In the past I've sold few units from Setia Awan's project (Last time "Unisuites" in Perak).
From last project, their progress quite fast la. Honest opinion la, I hate when some SA said Astrum good for first time home buyer... this unit good for investment (yes), transit home office (yes!), nak duduk lepak hujung minggu pun yes, BUT A BIG NO FOR ORANG BARU BERUMAHTANGGA NAK BUAT THIS AS FIRST HOME. I’m looking for airbnb renting or my own gathering house, still considering want confirm go for this unit or not. It is 430k for 735sqft, it is quite cheaper per sqft.
The location is quite good as got LRT just walking distance and MRT3 soon nearby.
Is there any shortcoming for this project? Because normally SA only tell the good😂 wanted to balance the good and bad only can do decision.

Hi I just received an email from Astrum Ampang for the LPHSA stating that I am eligible to buy a unit there. It is true? Because I check back my LPHSA website I had not submitted even an application for this unit. So when the email come to me I am quite surprised. So it is ok to buy for investment? As I am now working at Subang Jaya so I won't be staying there so might as well buy my first property investment at there. Any advice for me as the first time property buyer?

hmm.gif for my knowledge capital appreciation is came from 2 expect.
1. Below market value
2. Booster boost the property price
3. Inflation appreciation

brows.gif but bulk purchase group is different ya.
they are using mark up & joint venture method. So for what i know investor mostly have more than 2 property, so that the group leader will only keen for almost completed unit with more than 30% rebate, so that their members not need to pay downpayment.

normal people think developer like
SPA 400,000 > standard rebate 10% = RM 360,000

But instead haha
SPA RM400,000 property > nego for bulk purchase > became SPA RM520,000 - 30% rebate = RM364,000 > for those who capable to borrow 90% cash out RM104,000

this is not complete right, and this is just my assume and my prediction, and i dont know any bulk purchase group, and i just read few story like RxBxrtsxn , Vxvo sxputxh

Actually i hv experienced bulk purchase before.
Developer give 10% if walk in buy 1 unit. But if u can group 10 people to buy, developer give additional 5% rebate. So this gp of 10 buyers will enjoy 15% rebate instead of the single buyer who walks in and get standard retail 10% rebate.

Thiis is d bulk purchase i know.
No hanky panky mark up spa price to get more cash back or use compression loan to buy more units.

Becareful of unknown quality of the bulk purchase and also project.

Some may think that they can get lower entry and get better profit upon dispose, there are lot of them now backfire because these so called bulk purchase hits financial problem and bring down the value of the building with either throwing price to cut loss or even go to lelong.

Wow luckily I check on forum , Met a agent (not been looking new properties since pre covid ) didn’t tell me about the rumah wip , and the total units , told me duplex was 600, beside two studios are 2k in total ( which earlier post said is 5k?? ) , maybe my fault also I didn’t ask properly ?. Showroom he said was smaller and actual units would be bigger . Said the shops below are confirmed , Mcd, Jaya Grocer Maybanks , And Mr DiY coming soon but of course I take it with a grain of salt. Got over 60 facilities ( a turn off for me cause, I know I’m not gonna use all that )

I was looking for first house so I went to checkout the site after .

Location wise
Pros
-5mins back to jln ampang , mind u this is on Sunday evening with little to no traffic. Linked private bridge to lrt which is not that far , opposite new mall coming, new highway just beside
Con
Behind the building is abit kampung landed house , mosque is there as well, and with the new highway coming , the noise pollution is gonna be big
High Dense ( but don’t expect low dense in this area with this price tag la)

Price tag is very attractive, but don’t think it’s that good for own stay ?

wanna buy affordable new condo for own stay which is very close distance to KLCC... i dont think there's much choices in the market... another one is the pudu skyline project...

Hi. Just went to the show unit yesterday. The 5000+ units all together is crazy. They are selling Phase 3 now but just want to know if the entire Astrum are under RMM? Because the agent didnt mention about this during the visit.

In terms of density, I would say not crowded because most are 280sft. So they might be single people, or investors doing airbnb

I bought duplex unit in 2022 (2 rooms at the upper level, 1 small room at lower level). these are what i can say after observing online and offline for a few months:

1. The showroom ID sucks. I dont understand why the developer/Interior designer thought that it would be great to design it with a robot and big ass moon in the unit? Very unrealistic! but I cant say much because the showroom completed after I signed the SPA. Redha saja lah... They showroom unit didnt show where the real entrance door is, they make the living ha not;.

2. The overall progress seems a bit slow. Heard the other project, Brezza Hill progress is slow too. Lagi kesian, Brezza buyers thought it will be just a few buildings but actually there are more phase at Brezza. kene tipu by agents saying it is low dense (ye la if that phase alone is low dense lah), once dah siap other phase sure cramp that bukit. I dont think new phases issue will happen in Astrum. No more new vacant land nearby.

3. Location wise, good. Walking distance to LRT Jelatek and Datum Jelatek - new shops in Datum are opening. Looks like this area will be super busy, which is good.

4. Not much of discussions online in the internet for this property. Hope we can have more discussion of this here instead of in the telegram group.

5. Not much details of Setia Awan online. The developer seems quite famous outside of KL (Perak). Any comments on the workmanship of the previous projects??

6. Inconsistent information. I might be wrong, please correct me. There will be 2 buildings for SOHO (200+ sqft) unit, 1 building for duplex unit, 1 building for studio office, 1 hotel, and 1 apartment (not sure if this is true). Too many speculations and each is different so im not sure which one is correct.

Location is the biggest factor. Near to LRT and easy to get foods nearby. Suitable for young professionals to rent.

parking fee is kinda crazy esp in Prime hotspot areas.... don't forget the usual jams cool2.gif

but like I said.... station must be just front of house... if not, drive all the way... 100m walk also cry baby... hot weather.

Hey guys, I got offered a unit from PR1MA, 450 sq ft + 1 carpark. I did my homework and visited the area last month and felt pretty good about it as I initially plan on buying it for own stay. But while waiting for bank loans, I managed to calm down and relook at this project and listed down some of the cons of the project, wanted some second opinion about those.

First up is the LRT, I see people complaining about Jelatek station being difficult to board as it is already full by the time it reaches Setiawangsa, can anyone confirm this? Would be awkward if I have to wait an hour to board the bloody LRT.

Another thing is there’s some history about riots as Datum Jelatek was built on land that previously housed PKNS low-cost flats. The developer bought the land under market value on top of locals being worried about influx of Chinese buyers. But this happened like 2 decades ago, do you think there’s still resentment in the area?

Lastly, the density of this project, 5000+ units. Thoughts on how this will affect the rental market and property value? M Vertica and RC doesn’t seem to be doing too bad right now, maybe there’s hope for this project too?

I’m just worried that I’ll be out of KL by the time the project completes, and got no choice but to rent out (PR1MA holding period is 5 years, but grey market maybe?) So I looked into an alternative, a Rumah Idaman in Kwasa Damansara, 1000 sq ft for the same price but downside is that the completion is like 2 years ++ after Astrum. MRT is within walkable distance, unlikely to have covered walkway, but the commute is around 1 hour to city centre.

When u buy a property, always think of the exit strategy.

Can u sell this property eventually while competing with other 5,000 units?

Idaman Kwasa Damansara is a better option for family stay as the size is bigger and it’s freehold. Astrum only for long term rental (12 months) or airbnb.

I doubt u want to raise a family in Astrum.

Always buy something u will foresee yourself in the next few years … ie getting married or having kids etc.

kwasa damansara is good if you live around there. as they are the last station, try see how far it travels.

if you live in the city, best stay in the city, but true too, that space, how do you have a family.

it's a mater of distance and size, where most property concerns are.

This is some pretty good insight here, knowing your exit. Based on what I researched after that, I think this is likely a hold until you die property. Cuz from what I've researched, appreciation is pretty much non-existent for units designated as “affordable” housing.

Because to even sell, you seem to require approval from LPHS, where they will probably try to cap the selling price to keep the unit “affordable”. However, I do know people who bought and sold affordable housing previously to the open market and got away with it. But that’s under an older affordable housing scheme, so it’s hard to tell what law applies.

If anyone sold their affordable housing unit (RSKU, Idaman, PR1MA, Rumah WIP, etc.) recently, would appreciate some insight on how the selling process is and whether LPHS impose any price restrictions.

For me, I don’t really foresee myself building a family anytime soon, still forever single, so no issues there. Just treat this as building equity and turning it into a source of passive income.

I went over to check out Kwasa showroom and the surrounding area last year, and the MRT station wasn’t as close as I imagined it to be. I estimate it’s at least a 10-minute walk plus no guaranteed covered walkway, hence I went with Astrum instead.

Then there’s also rumours saying the linked bridge won’t be built since there’s no signs of construction for that, instead it’ll be just a covered walkway.

If you haven't bought, I want to recommend you SAMM (550sq ft for RM250k) at the Lines, Mutiara Damansara. But since you have bought it, congrats on your purchase!
