I have invested in high density project before, most important is how fast u renovate the unit and are you willing to give agent 2 months commission to rent it out asap.

During handover, don't put too much hope on defect team, if minor defect, ask your own contractor to fix it during renovation. Speed is important for playing high density game.

If you are not a public transport person, try to experience yourself, take the LRT to KLCC & KL Sentral. KLCC is 4 stations away and KL Sentral is 9 stations away only. From KL Sentral there you can take KLIA Express to airport, which I think is convenience for me.

Also the future MRT3 just 1 station away from Jelatek LRT, located at Setiawangsa, I know a lot of people will say that the MRT3 is not firm, but in Malaysia boleh land, see from the past, Malaysia is slowly but surely pattern. MRT1 & MRT2 are not gonna fully utilise if MRT3 circular line is not complete, so im pretty sure MRT3 will come, just matter or time.

After talking so much, honestly speaking im the agent, so anyone if interested can let me know, even if you bought already, you have any concern do let me know too.

I wanted to buy, but im not eligible, so for those are first home buyer and income within the bracket, don't miss the opportunity to grab it.

Don’t choose the unit that close to LRT track, of course there is good unit and bad unit in a single building, personally I prefer higher floor and unit number 7 to 16. For jelatek station their operating hours is until 11:40PM only, still boleh tidur la

For this project the higher floor u choose the better, because all are the same price, don’t have floor premium, but your future purchaser might not know about this, so you can jack up a bit the price for subsales.

Ceiling height is 9.3ft.

You can imagine slightly more than 3 carparks size, because we really go and measure, and the carpark we measure is plaza lowyat carpark, hahahha!

I always like small unit, especially Thailand and Japan property, Taiwan also small but their ceiling height usually lower than others country.

I like the open concept, looks spacious, and everything reach easily, this show how lazy I am, hahahha!

this product really for those who are currently renting master bedroom and for newbie investor, the commitment is low and upcoming MRT3 just one station away from Jelatek LRT Station.
