likely taking into account potential MCO and compete with Trion 😅

I was a bit shocked when they told me VP is 54 months when sign SPA, longer than what I was sold at first

If extension due to mco they will issue another letter saying so, attach together with the approval letter from KPKT.

So the 54 months is already planned.

Have anyone calculated the total amount of 48 or 54 months of progressive interest? would that be 3 or 5% of SPA price?

hmm its a very good question! Btw will you all think that trion 1/2 is overrated? Hope it will not be like one residence.

look at developer DNA, its embedded in every developer... look at one residence, then you will realize this is Akisama's DNA, no matter what pricing they selling their project, their mentality and design will always around there.. Binastra emphasize alot on design and nice facilities which so far i never see them disappoint us yet

Binastra (Trion 1/2) and Akisama (One Residences @ Chan Sow Lin) have very different reputation.

Binastra so far has been punctual on delivery and priced relatively fair, based on their past projects like CitiZen 1 & 2, Sinaran etc. They're new developer but so far so good.

Trion 1/2 a bit "premium" relative to surroundings and current market, but depends if you see it as a worthwhile investment based on facilities and build quality.

Akisama has been continuously disappointing and poor build quality for the price 😅 can check past threads on Akisama projects on this forum.

Agreed, and to add, they've been known to change parts of the project upon completion. One such example is Parklane OUG where one member complained that the gym was gutted out and the swimming pool was 'transformed' into a kids pool.

Between Akisama and Binastra, I'd rather choose a project from the latter anytime.

I will quote what one member of an RPG game forum once said years ago, "You vote with your wallet. If more people do not buy a certain game, it sends a clear message that it is rejected due to its direction and it will make them think twice about going there again."

If a lot of people do this, I'm sure that Akisama will think twice to build projects with bad quality and reneging on the promised facilities of their projects. But alas, as long as there are investors who couldn't care less (since they're not living there) when buying their units, I don't think this will happen anytime soon.

Akisama's One residence is actually selling at similar psf with Trion 2, despite one is leasehold and one is freehold. However, One residence is already completed and ready to move in. Buyer can view and check until they syok before proceeding.

Went there before I checked out Trion. Facilities is very so-so. Nice view (KLCC). The overall build and look of units feels cheap despite the price. It was build and sell concept so price is "locked in", and they offer fully furnished.

I lost interest when I saw it's 14 units per floor and serviced by only 4 lifts + 1 service lift 😅😅 I've lived in a project with similar lift to unit ratio, it's already hell waiting for lifts at 20+ floors, and this has 35 floors 🤣

Also I've been keeping tabs, and apparently it's still less than 70% sales even though it's been completed for more than a year. Not a great sign.

if cant sell out, then no one will snatch lift with you tongue.gif tongue.gif and i have a feeling its like that until they able to reduce pricing accordingly that match a leasehold project with average design + facilities at this location..

Hi guys. For those of you who have signed the SPA, may I know if it has any clause that states the freebies that comes with the unit? (E.g. Air cond, kitchen cabinet and stuffs)

Congrats! Please be aware that there is one tandem parking on each car park floor. If your allocated parking number is with with an alphabet behind the numbering (eg. 49A & 49B), they are tandem parking.
