Tower A n B (East direction) face HTC.

Other direction shd be ok.

As you can see from the screenshot in my earlier post, if you want to go to KL, you have 2 choices:

1. go through jalan sentul, just make a u-turn50 meters from access road leading out from Vista Sentul. Usually on weekdays, jalan sentul towards
outside KL no traffic or very minimal traffic, so you can easily u-turn into jalan sentul. Jam is only up until Convent School Sentul. (200 METERS FROM U-TURN)

2. Leaving out from Vista Sentul, you can just go straight into DUKE (80 meters).

If your unit is facing Jalan Sentul, you can obviously see and decide which way to go to work!

None of the other high rise projects further down jalan sentul can have this kind of access. rclxms.gif rclxm9.gif

well last time i always passby there during peak hours morning towards KL... so I can verify what he mentioned is true... the jam at sentul is also true... but its more applicable for those at sentul point, m centura and etc that side.... the only thing they can do is try to skip traffic lights along the way through those housing estate roads but still stuck with jam with thousand units coming up...

No. You are not 100% right.

The morning and after office hour, the bottle neck started from D6/D7 till Sentul Pasar Mosque. After Mosque, although there is traffic but at least moving faster.

BTW, I stayed there for past 8 years and just moved out early this year.

I've been researching this project for a while since this thread is opened.
and finally i booked a unit at for this project.

current status:

685 sqf, not really selling good but layout wise very good 292K++
800+sqf , best seller and sold out because it's cheap 350K++
985 sqf, which is the one i bought is very decent for a family stay 428K++
1200 sqf, 3 rooms only and very spacious.. RM480K++

consider the fact it's cheaper than lots of project with merely 2 min exit Duke, i think this project is a good choice.

one note, 985sqf and 1200sqf are corner units each floors only 6 units aka 3 units each side.
a lot of details been taking into consideration for this project, and i love it.

let me know if you are going to buy one, let's share the referral fees together.

I booked the D (M) unit... But haven't decided whether to stay or to rent the unit. Maybe after the project completed, then I will decide.. The project is not officially launched yet, so expect a long 3++ years to wait for it to be completed.

I went to the showroom today to sign the S&P Agreement. Surprised to see soooo many people inside. Luckily the S&P signing was done at the 2nd floor of the showroom.

It was also a nice surprise to see that Block A has nearly sold out! Less than 10 units are available out of the 262 units.

Block B is nearly 70% sold. I think about 150 units (more or less ) are still available from the total of 443 units. The project was officially launched only last week (8th August 2020).

That's fast for Block A. I went there last Saturday to sign S&P too 😏😏 and Block A still have about 10 units available. But I won't be surprised for the take-up rate seeing so many ppl went to show unit over the weekends.

'Distance is quite substantial' is very subjective
Your main concern should be the sound, not the smell
Of course this is not the best unit placement, but I would say at least its better than Unit 01, not physically facing the refuse chamber
Just hope that the wall that you're sharing with the refuse chamber is thickness enough to soften the sound

May i know your take on the smell of why it shouldn't be the problem? just for my thought process.
sound i don't mind to be honest, just the discomfort on possibility of the smell might seep through my unit.

volume wise, shouldn't be a problem since only 11 unit per floor.

U probably only need to buy 2 or 3 property in ur lifetime. No need to use it on a property that u have doubt on.

Btw, this project is just beside power station and high tension cable and ktm track (sound)

Type A 685sqf is selling at RM316170 after all the rebates.

How come the price increase so much after few months? or different agent offer different price based on their commission?

For me, this place/project will cut off at least 15 minutes of time travelling to KL compared to the other projects down jalan sentul (morning). If want to use DUKE, just 80 meters from the exit road (in no time). Sentul pasar also very near ...can walk from vista sentul ...just 200 meters walk.

Yes, because they passed this project to property agent which accelerated the sales progress.
internal sales have diverted to other project as i heard from my sales agent (internal sales).
signed my SNP too, now wait for next 3 years to complete.

I also booked a unit there. Middle floor. Waiting for loan approval. After doing research and comparing other condos, I think this is the best option. Still within budget, ample amenities and the most important thing, so near to duke so I can reach my workplace in less than 20mins. Hopefully everything goes smoothly!

Ya man, many competition of projects surround this area as u can see inside the maxim cityligts (congested & jam), meanwhile projects in jln ipoh not cheap as they have MRT 2 incoming... but the HTC really holding peoples from buy it honestly hehehe thumbsup.gif
I think Minest Residences and Vista Sentul is suitable for Sentul local who stay here, live here & work in city center.

Hi, for me it’s near to duke so direct access to where my workplace is. Also it’s affordable for me. Amenities and public transportation are a plus in case i want to rent out in the future. Neighbourhood wise i just pray it’s better than where im staying now.

neighbors scratch our car. then not enough, when he reach home he come across and FUCK us kao kao, say why we part at his area.

Im very satisfied with this project tbh tho

Bought 1216 sqft, its very nice space, facing road or setapak

1 Suites room (studio room, size equal to master bedroom with bathroom include)
1 Master bedroom which is big enough
1 normal bedroom, which is slightly bigger than 958 sqft Master bedroom

2X PARKING LOT

3x 1.0hp aircond and 1x 1.5hp for living hall
3x water heater

it has private area outside the house (no other house facing each other)

somore its freehold

Been survey in sentul area for around 3 years, so far this is the best choice i can make.

I visit the project, the HTC is not close to the building, it is very similar distance with pv18.

Main reason is "Pouring a big slab in the middle of the night allows the concrete supplier to avoid rush hour traffic"

Hi everyone, Plz ignore my name cos previously plan to buy bloomsvale.. 😀..

Just want to know anyone get loan from CIMB Bank?

I get 80% loan and 10% rebate from PV and 10% Downpayment (45K).

Is that first 5 years need pay less then after 5 year onwards pay abit extra and is CIMB procedural.. CIMB has confirmed give me the 80% loan.

Example (included insurances)
RM1570 Per month - For 5 years
RM1690 Per Month - After 5 years

But by default payment is RM1690. And i ask thr banker said CIMB try to help reduce the monthly installment for first 5 years..

So far the best property i found is this.. Finally get 958sq but pending from PV since have down-payment need settle..

After browsing the documents few times, I still cannot find any statement stating ceiling height.
it is not mention in S&P.

I ask lawyer but she also cannot answer.
Call agent, agent call developer.
no solid asnwer.

Ask architect drawing, they say cannot provide.
They say they don't put ceiling height in S&P because its already standardize to all other.

Later they say can verify via email (coz cannot give official letter head since PKP, no one at office (yeah right).
only can give after MCO, but then pass S&P date.
If extend date signing S&P, then 1 aircond gone.. they will only offer 2 aircond instead of 3 aircond.

i went to visit this property showroom and end up choose another property because i feel the ceiling height a bit low and near to HTC.

my advice is dont sign anything u are not sure of,
1 aircond only, you dont even know what brand or what quality aircond they gonna give you, maybe cheap2 less than 1k worth one.

It doesnt state in SNP.

I think Block A will all have same height cause Block A all A-Type. Donno if Block B have difference height because difference type and have more floors.

seems like they are capable of 6 storeys combined/ month. Total storey for 2 blocks 35+42=77. Currently 17+12=29. Assuming they complete 4 storeys per month on average. it will take them 1 year to complete the whole structure. + another 6 months buffer for other works. should be able to handover around March 2023

Hi, I visited the sales gallery and interested to buy the 3B unit. Everything seems okay to me, affordable price, good location, 2 car parks but my concern is the HTC, which is very near to the entrance.

If HTC is the only concern, perhaps you can consider units facing south west direction. i.e. facing towards sentul park. As HTC is on the North East direction.

I visit the showroom last Saturday and my last visit when i inquire the in-house agent, there was about 24 unit (958 Sqft) and 1 unit (1200 Sqft) left.
All 25 houses was booked, and it is under loan processing.

There's was a unit at Level 33 (958 Sqft), whereby the owner has 2 bank rejected the loan, thus the agent swap the unit to me.
I had paid the booking fees, and in the midst of loan processing by the bankers.

If the developer could build a pedestrian bridge over the train tracks to connect Vista Sentul with Chong Hwa Independent High School, then it is only another 700m along Jalan St Thomas to Jalan Ipoh MRT2 station ... will this be possible?

There is one pedestrian bridge near the north side of the Chong Hwa school.
It’s been there for quite some time, but i guess a bit run down by now.
Last time a lot of students use that bridge to go back to Sentul, these days not sure.

Quite a bit of distance oh. A few traffic lights from the main road. Google map states around 2km. But the road shown looks a bit shady when you turn in (the "shortcut" right beside DUKE highway). Better use the road from the shoplot to access.

So far so good for my unit.
All in all.. Money worth.
Happy with my purchase.

No major defect on my end. Only finishing defect.
When first got key (October), when there is a thunderstorm the hallways always get water.. now they install some windshield or something to reduce those effect

Also, entrance to carpark can be a challenge to large car.. since a bit sempit.
But the facility all good on my end. Just the people here all gatal tangan... petik pandan la, throw cigg butt.. but all in all im okay one

Reserve price at RM480,000 is not too bad.

1 unit out of 700 plus units is totally irrelevant to the question 'Is it a good property?'

Yes they may be more but will it reach up to 70 units for lelong?

So is it even worth tracking in the first place?

To the owners occupiers and investors, please don't waste your time tracking this. If you are a true investor, it would be for the long haul. In the short term, I believe you would have counted the cost and have prepared yourself to contend with lower rental but eventually, over the long term it will gradually move up.

If you are a flipper and bought VS to flip, I can only conclude that you must have been a space traveler who took a long journey into the frontiers of other galaxies far far away and returned to Earth before buying VS in order to flip. Now you suffer non-existent capital gain with no or low rental income and hence, have to resort to auction before u bleed to death ... tsk tsk tsk
