Today just register for interest and spin for downpayment discount voucher, ranging from 1k till 5k.

8%+2%, 0.26c maintanance , kitchen cabinet, hobs and hoods, water heater, digital lockset , full air conds , completion 2026 year end

Exsim wellness city also show room open , 300 can book , highest floor 799k before discount, 0.35c maintanance
Package 6+2% , bare unit, only 2 air cond included , each floor + 500 price, completion 2027

About 730k for mid floor 1055sqft.
Need 2% down payment
Heard they have more than 1xx cheque deposited.
For tower A only 3xx units, meaning 1/3 units have interested buyer...Hot sale⁇

No ask but hobs and hoods is at wet kitchen area, can confirm with SA, also flora yard/wet kitchen is enclosed with window

Should be not near htc, it is at 2nd plot of wellness city , you can google wellness city plot

But D series really jia lat , not much freebies

In short,flora for own stay, exsim for long long term investment. I think exsim marketing dept is too ambitious.
And looking in their gallery first day launching, unprepared and full with not knowledgable agent. Table x cukup,drink xda, browser xda, even agent saw got customer but still stand there playing phone

2nd day got food already , but still full with ppl , i heard SA mentioned already 100+ placed booking, the way they do sale is quite agreesive, find all young SA aggressively engage customers

Either dry or wet kitchen cabinet, not both. SA said most likely will be wet kitchen side, can get rebate if you don’t want the kitchen cabinet, berapa rebate amount tak pasti lagi.

Exsim D'Velada overall package may be a bit boring, but not forgetting it is adjacent to the KL Wellness City, if done well, it can attract lots of people to stay there. There are a central park and commercial components like retail mall as well. It will be there for sure, but how good it will be is a chance to take. However since this is the phase 1 of 4 from Exsim, it is definitely the cheapest block for sure.

It is good to see 2 prominent developers competing each other, which really helps to keep the price competitive for buyers. thumbup.gif

Anyone see the problem of Flora layout?
Most units are master bedroom next to other living room?
Also, the balcony from other unit just next to your master bedroom window. The window area is big. If your neighbor stand at balcony, likely can see what you doing in Master bed room, if didn't cover. 😅

Take corner unit , problem solved , i think the balcony will block by aircond ledge

Same price, close to bare unit, lease hold , 14 unit per floor , higher maintenance fee

Yea only good thing is bet on wellness city, as wellness city has own retail and central park

Look at the layout carefully.
Also, if you see the model, balcony just next to other master bedroom window
