buying for own stay of course no problem. but u have to be ready for the special smell.
although it may not happen everyday.. but once or twice a week may let u down..
nowadays property, not suitable for investment already. all so called "cash back" is actually marked up by developer
they knew the price is not there, so they discount and let your loan amount fall a little bit.
on the moment buyers VP the unit, i guess most of them cant even subsale at SPA price.
this was happened to my fren's unit in jalan puchong and coming soon those units in desa petaling

Oh my god, thank you again for the early warning. Seems like i need to reconsider about this

I don't get why some here deemed it as 'okay' for own stay next to a crap pond and htc. I myself even cannot imagine having to tolerate the bad smell and staying next to a htc in the next few years in this project.

There are many other rumahw1ps and affordable housing around the Klang valley situated in better locations than this.

as u said, car parking along streets and make the whole area down like rumah pangsa, there is another problem as well. yet, the AK workmanship..  hmm.gif

AK workmanship is my biggest concern right now. I like the location, but I'm biased because I already stay nearby.

My friend stayed in Iris Apartment, which is much further from the pond than any of the new AK Taman Desa developments, and he also cannot tahan. Moved out in a few months. So unless the pond is covered up completely with future development, I think existing owners might have to suffer for a few years. Not to mention the HTC nearby, but the health hazards of that would be a debate for another day.

Every time I passing by the area, I stop in front of project site and wind down window, take a deep breath (risking my life to help u guys to survey). About 3 times I did this (all different time spot), didn't feel any smell.

But, if I go further away from project site location, for about 300m, which I think it is nearer to the place where smell origin, I will feel the smell.

Main contractor for this project is called TME Builders, which is different main contractor from previous "trouble" main contractor that get very famous online. So far, TME Builders is yet to make any big trouble to their completed project. I still studying about their completed project.

Depending on which spot you stands.

If you stands at Desa Water Park (Point A), I think the source of smell is from the waste treatment pool.

If you stands near Kuchai (Point B), it is from Ajinamoto.

Good to know this.

About the smell, Iris (and also Abadi compared to new developments) is a lowrise - so possibly easier for the smell to reach without dispersing. My theory is that if I'm facing away from the pool and on a semi-high floor, there shouldn't be any smell issue. Also for some reason, I normally can smell only when I drive on the highway between Kuchai and Taman Desa (next to Ajinomoto) but almost never smell when I use the water park road - and I've been living in Taman Desa for nearly 30 years.

(Yes very uncle and old already)

It seems like a convenient place. Did the resident say anything about the pond then, or opinions living around there? they got any feedback regarding this project?

and thank you for providing so much info.

KUCHAI LAMA AJINOMOTO TO BE MOVED TO BANDAR ENSTEK HALAL HUB

https://www.ajinomoto.com.my/press-centre/r...nstek-halal-hub

"KUALA LUMPUR, 13th August 2019 – Ajinomoto (Malaysia) Berhad (AMB) is investing RM355 million to build a new plant including AMB’s Corporate Office in Techpark@Enstek, Bandar Enstek, Negeri Sembilan, the construction of which is planned to commence in October 2019 and barring any unforeseen circumstances, is expected to be completed by March 2022. This is following the Company’s land acquisition announcement made in February 2018.
