The Hipster vs Sentul point Block A, which one is the best deal.
Sentul point 743 sqft, 2 bed 2 bath at 380k
0% down payment, spa legal fees absorbed.

I’m quite confused, sifus please advice

Huh? Still have developer unit(s)?

2 years back, I went to ask about that project at the UOA Sentul gallery which was recently renovated to showcase the Sentul Point show units, the SA stationed there mentioned that the former project is fully sold out.

UOA usually release by batches... maybe they meant that particular "batch" sold out.

After 2 years, pricing remain the same I would say due to competitiveness VS M Centura and One Maxim at that area.
But late buyer certainly got slight advantage now coz project completing soon and you are paying lesser progressive interest. cc: Narayan.lowyat

Every time I passing by the area, I stop in front of project site and wind down window, take a deep breath (risking my life to help u guys to survey). About 3 times I did this (all different time spot), didn't feel any smell.

But, if I go further away from project site location, for about 300m, which I think it is nearer to the place where smell origin, I will feel the smell.
Main contractor for this project is called TME Builders, which is different main contractor from previous "trouble" main contractor that get very famous online. So far, TME Builders is yet to make any big trouble to their completed project. I still studying about their completed project.
*
Maincon will follow client requirement. lets say the "famous" project is built by Kenxxxxxon..
this maincon actually achieved qlassic score in other project.
as from my 2 cents, sometimes development too huge, and time too constraint. they will sacrifice the quality rather than paying compensation lad to owner. lets say u are the maincon and u get such direction from client, of coz will follow saja la

have to compare location apple to apple la..
be frank sentul is already a mature city.
while hipster is still a new developing area, wait it to be mature, mayb 5-10years later

somehow price hike for units in sentul might be better compared to hipster
as hipster has too many units, and i guess there will be some buyer "throwing" price after vp

KUCHAI LAMA AJINOMOTO TO BE MOVED TO BANDAR ENSTEK HALAL HUB

Depending on which spot you stands.

If you stands at Desa Water Park (Point A), I think the source of smell is from the waste treatment pool.

If you stands near Kuchai (Point B), it is from Ajinamoto.

And yet Point A and B is not where the project stands.
Should this put to rest about the smell issue? 😅

It seems like a convenient place. Did the resident say anything about the pond then, or opinions living around there? they got any feedback regarding this project?

and thank you for providing so much info.

A few Tmn Desa residents that I talked to live there and love there. So far I haven't meet any Tmn Desa people live there and dislike it.

Regards to Hipster location, the only concern they are mentioning is the smell. Some claim friend live nearby and feel the smell every night, and thought Hipster will feel the smell too, which so far I didn't feel any every time visit Hipster location.

I have shared in previous post mah... project location no smell, my experience only.

I was suggesting Point A and B might be nearer to the smell source compared to project location.

I guess you're referring to my post. Different ppl have different intensity for their sense of smell. If you don't smell it, then this will be one of the best place to buy in terms of location as its quite strategic, not to mention the future developments around this area is quite promising.

Another concern is the proximity to Desa Lake. Would the building foundation be in question being close to water source? Any engineer or land expert can clarify?

I stay in one of the strata semi-d at the lake, I can tell you for sure the smell is an issue, especially when it rains and the SMART flood gates open up.

Spot on. The name is awful and in poor taste, quite like YOLO or Ryan and Miho.

I went to the site for 4-5 times (as I am working in this area) during different time zone (12-1pm, 4-5pm, 6-7pm) but I didn't feel the smell (I'm not sure is it due the haze & I only feel the smell when I stand near to the longkang)
I also did some surveys with my colleague as she is staying in this area (Iris apartment) for about 3 years. She said this area is a very good location for own stay, convenient, easy access to a lot places, good foods all around, not congested with condo like other places (ie: Cheras, Sentul etc). She does feel the smell during raining days but not everyday and the smell is tolerable.
