Say one has the budget for Hipster, do you think it's wiser to buy Hipster or Satumas (2CP unit). They seem to be a little different only in terms of facilities - Desamas no gym. Purpose is for own stay

Of course, for absolute value has to be Desa Satumas due to price. However, heard the Desa Satumas units are either very limited or fully taken up already according to my colleague a few days ago.

Another factor for consideration, >1.6k units of DS vs 900 units Hipster.

Thanks for the reply.
I called AK office and was told that there are only left of 10 units (2CPs) of Desa Satumas at Block B, so either facing internally or HTC. Still very undeciding.

The smell gonna be a terrible nightmare after some days if staying there. i believe sooner or later ppl may feel "im not going home that early, bcuz it is smelly"
yes the price is attractive, from 388k right? but, somehow, i feel like, there are more coming soon development about 400k++..
so, lets say for me, if im the buyer coming soon, i will not care for 388k or 438k. guess the loan capacity is just around the same.

as u said, car parking along streets and make the whole area down like rumah pangsa, there is another problem as well. yet, the AK workmanship.. hmm.gif

Yes, it has to be fixed before handing over to buyer. but, that piece of land is so big, guess will have at least 3-4 projects coming in future..
On-going construction will bring dust, potholes and security issue to the area.. lol, i knew some times this issue cannot be avoid.
nowadays, seriously dont know is it a good moment for purchasing a new unit. since all developer is building cheaper house, in future how is the subsale market?
anyway, do anyone know who is the Main Contractor for the project?

Likely to be one of those properties if you buy today, get ready to lose money tomorrow when your property prices falls aka corrects itself at completion.

So many people here all blowing wind over the shortcomings like no big deal. Sounds like agents chat room already trying to convince each other. LYN PT not like what it's used to in old days already with genuine discussion.

So they gonna close that pond right? I went there and didn't smells anything.. able to smell dust and also the burning smells from the haze.. not sure because of the haze that cover the real smells or not.

Buyers please exercise due diligence before buying any property from any developer at any location. Same applies to subsales. Not everyone in lowyat or other online forums can be trusted. Don't trust anyone.

Some will contribute to the discussion and be accused of having vested interests. Some will comment against the project because of other reasons which only you as the buyer can determine if it matters to you or otherwise.

But more importantly, at least there is a discussion about a project, instead of none.

Well said, it's such a dilemma to buy a property especially first time home buyers.. There's so many odds and concern stacked on top of each other.. There's logic and sense, contradicting each other.. Good lord I have sleepless nights thinking about first home.. Talking about our concerns helps in making informed decisions.. My 2 cent..

Back to the property..

location is great, there's shoplot not too far but walking distance? Is it safe to walk especially at night?

900sqft units for all units, expect families to live.. Although lower density units per block, factor in 3-4 pax per family. Should I care about this?

Once Jalan Desa is fully operational, it should be very accessible, which is very attractive to me.. Plus the future lrt not to far away.. Awesome.

Then the price.. Its very good price isn't? Very hard to ignore.. Should I wait for belanjawan 2020 plus the property expo coming October and see if there's anything better later? I'm not in a rush, it's the biggest investment and commitment I ever put.. Better be safe than sorry..

What do you guys think?

rumawip i tot 5% is enough to book a lost for balloting already? anyway its fully refundable no matter what reason u cancel... but dbkl may have hard time to approve your new application again if u reject after they approved u to proceed for ballot...

buying for own stay of course no problem. but u have to be ready for the special smell.
although it may not happen everyday.. but once or twice a week may let u down..
nowadays property, not suitable for investment already. all so called "cash back" is actually marked up by developer
they knew the price is not there, so they discount and let your loan amount fall a little bit.
on the moment buyers VP the unit, i guess most of them cant even subsale at SPA price.
this was happened to my fren's unit in jalan puchong and coming soon those units in desa petaling
