Pro
-Accessibility is great at Taman Desa
-Lowest per square (RM 430-450) among Tmn Desa, Kuchai, Sri Petaling, Old Klang Road, and Pantai Dalam.
-Not too high dense: 3.8 acres of land with total 1200+ units
-2 parking lots
-MRT station (Bandar Malaysia South) is just few mins driving
Con
-Waste treatment pool is nearby (stay tune for my site visit survey, to check got smell or not)
-Generally, only 1 unit layout available (920 sf)
-Some people don't like the high tension cable nearby
-No zero down payment scheme
Conclusion
With around RM 1700 monthly installment, for live at Taman Desa, the price is definitely justified.

Many reported the smell is from the ajinomoto factory, near lily apartment. But The Star reported that they are already planning to move the factory to another new site.
Plus, but I'm not too sure, but I remember reading somewhere in lowyat forum that the oxidation pool was bought by Pavilion Group or something.

KUCHAI LAMA AJINOMOTO TO BE MOVED TO BANDAR ENSTEK HALAL HUB

https://www.ajinomoto.com.my/press-centre/r...nstek-halal-hub

"KUALA LUMPUR, 13th August 2019 – Ajinomoto (Malaysia) Berhad (AMB) is investing RM355 million to build a new plant including AMB’s Corporate Office in Techpark@Enstek, Bandar Enstek, Negeri Sembilan, the construction of which is planned to commence in October 2019 and barring any unforeseen circumstances, is expected to be completed by March 2022. This is following the Company’s land acquisition announcement made in February 2018.

The AMB plant is currently based in Kuchai Lama, Kuala Lumpur, which is experiencing rapid commercial, residential and infrastructure development. The decision to relocate the plant is in line with the Company’s business expansion plans."

But still quite curious about the remaining land around this project, I read a old news about the abandon school within this vicinity was bought by AK and wanted to convert into an international school.

But still no progress on that site.

I don't know how accurate your analysis is. Maybe exaggerated but thank you; you trigger my thinking.

Just thinking of The Hipster - 900 units.  Size 921 sf or 1,842 sf.  How many car bays per condo unit?  Two?  Separate entrance - cool.

Soon there be indiscriminate parking in and around Hipster in no time.  And later, when WIP gets completed, we have to compete with our WIP neighbours to park along the roadside.  So even if Hipster has its own entrance and exit, the moment we leave the gates, the other roads automatically become narrower with indiscriminate parking.

It will help if we leave home before 6.00 am in the morning.
Early to bed, early to rise,
wake up later and get a surprise.

best case scenario could be that sewage pond will "hopefully" be the future mrt3 stop with season parking for willing-paying residents
since the top of that sewage pond is HTC, they can't build high structure anyway

You agent ah?

Sewerage pond as MRT stop?

International school at abandoned site?

That school was abandoned because the structure tofu. More likely demolish and build another condo than become an international school.

Lol bro calm down why so agitated, we locals who give suggestions doesn't mean we are agents.

But ya, sewage pond to be decomission soon plus it was rumoured that it was brought by a private developer as well, not sure they are flipping land only or memang wanna do something

Just found out that there is a new project called Sky Vogue being built right in front of Block B of The Hipster. So most probably those who buy Block B with Taman Desa view will have most if not all of their view blocked. mad.gif

you'll be more surprise how skyworld hides the hipster in their advert whistling.gif

Any reasonable person should take the concept of feng shui's as a grain of salt only. Most of it are just common sense but exaggerated with factors of luck and wealth, which is just dumb af
