cherroy,

Please correct me if I'm wrong. I thought QCAPITA announced 3.9 sen dividend this quarter?
BrendaChee,

Don't assume that you will surely gain. You and I don't have a crystal ball to predict that. Also, nobody can predict the IPO price.
*
Sorry, my mistake/bad. It is 3.9 cents. doh.gif
I just read full years earning of 8.x cents which I translate into 4.x cents per semi annual.

Most reit IPO gain nothing as a lot of time, there is little premium for reit IPO listing time. A handful come in negative premium as reit IPO generally at the price of NAV, while most reit is trading at discount to NAV.

It should be the initial dividend rate before subtracting the 10% withholding tax to get the net dividend rate.

So for AXREIT, how to get its Net Dividend?
No matter how I count, I couldn't get the right figure... sweat.gif

AXREIT
Dividen Per Unit (Sen) - 15.27
Price - 1.82
Gross Dividend Rate (%) - 8.39
Net Dividend Rate (%) - 7.55

By the way, if purchase 10000 units of shares at RM1.82, then how much is the dividend?

10000 units X RM0.01527 = RM152.70 (Dividen Per Unit)

How to get its gross dividend rate and net dividend rate?

debbieyss,

Your total purchase price (value) - RM1.82 x 10,000 = RM18,200
The total distribution - RM0.1527 x 10,000 = RM1,527.00
Your gross yield - RM1,527.00 / RM18,200 = 8.39%
Your net yield - RM1,374.30 / RM18,200 = 7.55%

Investing in REITs is just like investing in listed shares, you will need a trading account maintained with any investment house and CDS account.

List of REITs, go search in their respective websites.

This is YTL reit which listed in Singapore stock market.
Just announce dividend for the share. 0.97 cent for this quarter.
I invest on this because I realized that the dividend distribution keep increasing each quarter and recently it just pull Starhill and Lot 10 into portfolio for its REIT.
And it just buy a property in Aus. Looking good on next dividend distribution. rclxms.gif
