Looks like the revamp of Axis REIT 'icon' news is bringing the price down to below 1.4. Or maybe it's the PKNS effect... anyhow, anyone getting more? My hands feeling itchy now

If PKNS goes into Axreit, I need to restructure and re-consider on my existing holding.

Never like gov involved too much in a company, as pure stake holders may be ok, but for management not so good, as history tell us, very little company of GLCs or related one got good performance over the long term.

My guess on PKNS would be Hektar.

Axreit may be also as it wants to find some investors for its 100 million private placement to reduce the borrowing and enable for future acquisition.

remind me of TM sometime in November.. price was RM3.2, when suddenly annoucement that TM might not pay dividend, TM went down to RM 2.6 but now it's @ RM3.85

Moral of the story :-

Bad news can/may signal time to accumulate

would it affect its dividend for the coming Q3 & Q4 '09, since nestle house is no longer renting the place.

nestle house & nestle warehouse, same same?

I work in shah alam, nestle warehouse is here only. therefore, not the same..

From the table, it seem nestle house dividend 9.54 is lower against average of 11.45.

Should look at it at a good sign able to bump up dividend once found new tenant right?

simple calculation:-

40000/723100 (nestle house divide by total in axis portfolio)x 11.54 = 0.5% nia

meaning, gross will reduce to max 11% lor

Nestle House has been vacated since December last year, so it is not affecting its earnings because we can see a stronger income in Q1. Q1's earnings was without Nestle House I believe, so Q2, Q3 and Q4 should be the same

btw, we gonna have a new REIT soon - TA Global by TA Enterprise. They said its gonna be listed around end-Sep this yr. So far they havent announce about the portfolio of the REIT yet i think.

This PKNS will really disappoint us if they buys AXREIT. NONE of their properties is yield-accretive. These 4 properties will simply jeopardize our investments. I just hope that the 3 partners will consider the minorities and not sell their stakes

Sigh... if inject into Axreit, then hopefully is injected at a very low price.

For sure they will inject at premium because PKNS won't play the losing game

Been to SACC (no. 3)...it is like a dead nice shopping mall...nothing...nothing at all...no ppl...

Others no need to say...it is just depending on the those gov servant ppl business...

Looking at No. 1 & 2 ady dun feel good.
