Good location in Bdr Puteri. Near to the access to/from LDP. Lots of eateries nearby too as well as Giant hypermarket.

Just a standard box.

this one nearer to the bandar puteri shoplot area, 1.1km to Puchong industrial LRT, 700m to PICC, 500m to giant.

location and price far more better that those IOI development near by.

Amani quite deep in, opposite of puteri hills. Built on slope with terrace house down there and beside indian temple. Developer unknown and its been selling for quite long already.

If comparing this 2 no doubt brdb stands out.

I’ve spoken to their sales staff during their roadshow in 1U.They said if want to attend pre-launch need to prepare a RM5k cheque in order to put u in to the room. I don’t feel comfortable and it don’t make sense to me too. Unless developer can offer additional 10%-20% discount on top of their normal deal. Otherwise no point to “gan jeong”. Nowadays is buyer market, so just wait patiently for their official launch.

2 beds also they give 2 car parks, suitable for Bdr Puteri own stay buyers and location one of the best in Puteri itself, I feel the price very fair since by BRDB.

What do you think of this product as compared to the other IOI products nearby ie. Pavilion, The Cruise?

Pricing seems ok, nice location, reputable dev, free hold, not too high dense

the cons is probably right next to a hospital? some people may not be ok with this

Well, most probably this project more likely suit for own stay property but not investment property.

Pros:
PSF is approximately RM 600
Tier 1 developer
Low density - 8 to 9 units per floor
30+ lifestyle facilities
Integrated Mall

Cons:
Next to Hospital?
Very subjective cause properties surround Sunway Medical Center are very demanding.
Too many competitors?
Can't deny with a similar price, people may buy surrounding completed projects like Le Pavillion, which are unsold units from the developer (IOI)

Omg you actually remembered haha. So far I’m sticking with Aurora. I went and visited their showroom and saw the show unit. Heard what the SA had to say and I think it’s very idealistic to think you can build a mini Bangsar in Puchong. Would really like to hear what Puchong lang think?

just visited the show sales gallery last weekend. the project is only facing north and south.

1 floor is about 5 unit.

1,113sqft - SNP 713k
-( 10% discount not included)
- free SPA,LOAN,Disbursement fees
- free airconds
- kitchen kabinet (20k voucher for TYPE C)

the project haven't entitled for HOC yet, SA told me the developer has submit the form and waiting for it.

is it ok to buy for own stay ??

SA just told me HOC is approved for this project. Free maintenance fees for one year. 10% rebate, pay only 1k upfront. And early bird entitled for rm20k renovation gift.

Just signed my LO and waiting to sign SPA now. PM me if you are interested. I can liase you with my SA. Very good service from her.

Is this true? I've booked my 1682 sf unit back in May 2020 and still awaiting S&P signing, i definitely believe i'll qualify for the first 50 units for type D but when i booked , there were no such promotions with free kitchen cabinet gift certificate.

Can you share who has provided this offer? Is it by BRDB or via their agents Viva Homes?

lol those are studio units and the price psf not exactly super low ball compare to rumawip in KL.. dont think it will affect overall.. bear in mind that its also bought by middle income buyers like you and me... its not low cost housing

Hi all, keen in this project and just went to the sales gallery.

It checks all my boxes and is considered cheap if you compare properties in Subang/Sunway/PJ/Bukit Jalil. The inclusion of a store room is also a very nice touch. You get side by side parking and cheap .35 psqft maintenance fees.

My only and biggest concern is the possibility of flooding in front of IOI as well as the car traffic along the road there. Would like to know if any puchong people would recommend this place and what are the options to avoid jam on that road and another way to go home is flood?

Floods are an old thing for LDP infront of IOI, probability of it happening is much lower than many other places in PJ nowadays. Ever since the LRT is completed it doesn't get that bad - probably 2 or 3 minor reoccurence in the past 5 years since that 2015 big flood. The reoccurence nowadays typically is short term and water dissipates quite quickly.
If there is really a flood then you can choose to use LDP heading to USJ or from there. Bandar Puteri area accessibility is generally good, there's backroads you can use to bypass the main roads. However it's the same for any larger township, you've gotta expect some traffic during peak hours right - it's pretty much the same anywhere else but I would say it's still better than Taipan or SS2 .

You can refer to my previous reply and concerns about this project. Besides the usual Puchong jam and possibility of a flood. I think for the price, it is considered affordable and quite suitable as long as you have the budget for it. There are plenty of commercial activities nearby, a jungle trail near you, and access to LDP/Kesas/Federal and public transport within 5-10mins away.

Agents or even developers can list projects under construction on property listing websites, I believe as long as they put the completion date is as per their expected completion date. Not just Pulse, a lot of projects under construction can be found on listings websites.

Why don't we think of a reverse scenario shall we. At least when we do need emergency medical help we don't need to wait for ambulance or get stuck in traffic. I believe help is literally across the road, can technically crawl ur way into A&E (of course hopefully this not the case).

Yes ambulance sirens are required to be turn off within a certain perimeter of the hospital.

The more likely scenario of noise pollution we will get is those motorbikes & cars with modified exhausts. Probably you can also ask those staying at Sunway Geo if they have any problems with ambulance etc.

Just signed the SPA this morning. Still entitled for the 15k kitchen voucher.

HOC ending by the end of this month. Anyone know if I have to pay the MOT or other fees if the SPA is not stamped by 31st May?

welcome new neighbor. You may want to check with your lawyer, usually there is a 1 month grace period if i'm not mistaken but could this be affected by the possible whatever strict MCO that could be announced today i'm not sure.

this better bet than IOI LePavillion in term of investment ? Because Lepavillion under IOI Finance got huge discount..

noted someone mentioned bandar puteri is more suitable for own stay...

Interested in the Pulse however the pricing is on high side.

Based on quick research the installment for 1119sqf unit is RM3000.
However quick survey of average monthly rental from surrounding areas is RM1800 per month.

Anyway just looking for feedback...

Edit sharing:-
My first apartment the repayment is RM1500 and renting for RM1450.
However in Bandar Puteri Puchong the gap between monthly repayment and rental rates are very far apart.
I haven't factored maintenance and sinking charges.

-first high rise condo upon entering Bandar Puteri from LDP highway.
-There will be an accessible u-turn to rio city, and then out to LDP. Dont have to queue the u-turn traffic light in front, usually jam.
-Im all in for the pet friendly concept, but hopefully the condo wont be flooded by domesticated dogs, barking day n night :')

If not mistaken, the first time i visited the website and enquiry, there is pet park or area as selling point.
Now it gone and the name "pet friendly" no longer selling point or advertised

Really not sure it just a sales gimmick or does it clearly written in S&P or house rules conditions? Need to ask those purchasers to check it out.

I did visit the site with my fren and hanging around that area(Rio and ioi exchange)...to be honest at night time this area surprisingly not so nosiy and quite windy... very comfortable to chill at there 😂 but day time i m not sure lah.

Daytime that part of puteri is quite chill and traffic is fine. It’s only a little bit busy during balik rumah time at around 530-630pm.

I think reputable developer like BRDB, although not as huge as IOI, SPS, EcoWorld or Gamuda, they may not dare to play this double pricing game. It's a good practice for them since they don't always launch new project, so no need any internal sales staff and easier to mark up the price and let the sales agent to sell.

Tower A almost fully sold, I think left 6-7 units and if not mistaken, all Type C. Tower B, a lot of Type C still available, but all high floor mainly facing Wawasan. Type C1 still got 5-6 units and smaller, Type B got 4-5 units.

Maybe Type C, the price is too steep but thought 1,113 sq ft should be the demand size and 650-700k ishh in such Bdr Puteri area, mana tau 800-900k ish bigger sizes sold earlier.

i also hearsay about setiawalk situations from FB, many eateries there come and go very fast.
650psf is very steep compare to the old apartments nearby, of course different leagues.

Setiawalk probably hugely affected by Covid-19 and most of the shops totally closed. I dislike to go SW because too hot and all the buildings blocked the wind's flow.

RM 650 psf is slightly steep because almost bare unit but cannot be compare to old apartments. Probably can be compare against newly completed like Le Pavilion or average The Cruise. Most Le Pavilion asking price also similar but you may get some good deal since so many lelong now.

Skyz by IOI (PUchong Jaya) also similar price PSF and similar product in Tropika Bukit Jalil already selling RM 750-800 psf for 974 sq ft. Pulse RM 650 psf (seems price never increase) may be do-able.

Definitely Bukit Jalil price much more premium....but for me....in terms of amenities surrounding The Pulse anytime better than Tropika, much more convenient. The accessible road in frt of Tropika quite congested during weekday peak hour. Well cant denied that when ppl talking about Bukit Jalil is more atas compare to Puchong lah icon_idea.gif and the demand of course also higher and near to BJ Pavilion . Yes, I don't deny that Bukit Jalil price is more premium biggrin.gif because of accessibility which is much nearer to KL city compare to Bandar Puteri Puchong and still a "KL" address.

The demand for Bukit Jalil is increasing and whenever people like 30s or 40s buying into Bukit Jalil, they buying into the idea of living in a cluster of all new high-rise and it's lifestyle. Bdr Puteri attracted a lot of conventional lifestyle Chinese middle class and they still prefer landed, while there are no more new landed in Bdr Puteri, let's see the highrise performance in next few years and probably Bdr Puteri needs few more developers like BRDB like Bukit Jalil have Exsim or Malton to light up the city.

I do agree that, in terms of amenities in nearest scenario, The Pulse side or Bdr Puteri would be much more attracted with choices but I can see that Bukit Jalil is improving. I confident IOI can do well in commercial but I don't think their highrise are doing well. Having said that, the tenants would still choose Bukit Jalil over Bdr Puteri and pay more premium too.

While Bukit Jalil would be welcoming another few new projects, they would argue that Bandar Puteri drivers would also jam all the way via LDP / IOI towards KL or PJ. rclxms.gif

The brdb pulse land & location is the top de la creme of the whole Puchong area. Not only in Puteri area here. It is far better than ioi mall boulevard, sky condo and Setiawalk side.

Just nice located at the middle of uphill. It's just too good....

The Pulse's 1119 sq ft 720k should be mid floor unit before discounts. While HH's 1367 sq ft got 720k so low, or this is net price? I tot need min 760k net.

We cannot use gross price vs net price wor as comparison wor. HH was launched in 2018 vs The Pulse launched Tower A in 2020 during Covid.

if we use both units' same size 1,367 sq ft as comparison, if not mistaken top up only a bit can get The Pulse, at prime location. Tower B launched last year, price increased to average RM 820k mid floor.

So, you have more client buy HH or The Pulse?

Maybe sticker game? They sold quite well this year and surprisingly, all taken low floor towards up.

Bandar Puteri is Chinese community area, I doubt if got even 10 bumi buyers. Some developers keep the bumi units at low zone (low price resulted lower penalty) and resell later stage at increased price or they just leveraging the 5% bumi discounts from allocation and spread to all remaining Tower B units and sell whenever got buyers.

But, except that BRDB taken away the Signature Kitchen voucher, they never increase the price for unsold units.

Iirc the model scale, the ramp build at center of the car park(up &down) so u just need to turn half round of the car park to up or down. No speed ramp but from guard house entrance to car park directly second floor ady.

I did asked BRDB back in Oct 2022 if the bumi buyers noting that this is pets-friendly environment properties and he said less than 10 bumi buyers but as expected there are more Indian buyers than bumi at The Pulse.

RM 600+ actually is quite standard for most of the area in KV that similar amenities like Puchong.

RM 730k for 1119 sq ft, bare unit with only air-cons might little bit pricey for Bdr Puteri Puchong but with reputable developer or non IOI, I think it is at acceptable level given the location is good and near to amenities / eateries.

Puchong is too big persay. Bdr Kinrara and Bdr Puteri, both big township within Puchong are consider the most vibrant, demanded address or best infra location among the whole Puchong.

BK will not have much new landed, few phases to go and I&P (or Setia) may consider to convert the golf boundary area to few more rows of landed. Example for Legasi 1-4, technically the same project with few phases of only total 200+ units combined, all rush to buy due to scarcity of new landed.
Even 900k+ leasehold landed by small developer in BK can sold off easily during MCO.

Bdr Puteri side, IOI biggest landbank is Rio City, already earmarked for future commercial retail + serviced apartments. Unsure if they got small parcel lands for more landed, otherwise surely very expensive. They can sell if it is RM 1.6mil, say just 22x75 but lesser profit. They just cannot do high-rise very well like BRDB who re-knowned for.

If Puchong Utama or Putra Prima or further up until Meranti Jaya, then otherwise. But more lower grade and the new landed at 950k up actually too expensive. Surely the demand is there if die die wanna landed in Puchong, and it is better choice than get a high-rise in Puchong Prima or Saujana Putra area.

If I remember correctly, 1119 sq ft average price after rebates was RM 670k for Tower A mid floor in 2020. And some (first 100 early bird) gets another RM10-15k Signature kitchen voucher and HOC.

Tower B was opened one year later, thus price a lot higher as there were no affordable homes (the Type A studio) in Tower B.

The rebates reduced from 10% to 9% earlier this year, now not sure. If they still did not increased their SPA price now, then still worth to buy bcz saved some progressive interest. Good luck!

As many ppl mentioned Condo in Puchong is no value... not worth to buy...y not buy landed. No doubt this project is little bit pricey compare to other, yet still selling fast consider the location is top notch in middle part of Puchong and better than Skyz condo. Of course i believe some of the buyer buy because of the developer 🤭.

I believe majority of owners are getting for own stays so got value or not could be quite subjective. Location wise and developer background have proven in the sales figure.

If buy for own stay.. should go for bigger unit… if for investment.. a bit tricky… now the subsales not much different with new launch and may lower than purchase price … but in term of rental… smaller unit easier to manage and rent out due to lower asking rental

The gym is badly designed. The locker smacked at the middle make it look small and crowded.

The facility floor on level 9 is well done with karaoke room, play room, reading room, kids room, badminton and basketball court and long swimming pool.

The badminton air cond is cold but the court floor is cement, like cut cost from putting in the rubber floor.

Quick question if the unit fire sprinkler being accidently activated, how to off it? Will your steamboat or mokata smoke make it activated?

Can i check with the existing owners now on what is the maintenance fees psf?

It was advertised at 0.35psf during launch if not mistaken. Is it still at 0.35? I heard someone telling me it is 0.7psf now lol

Seeking clarification as i have a project under BRDB too

From iherng latest video for The Pulse, an owner commented that his 1100sqf unit's maintenance fee is RM720.
