You need to follow up with your sales agent and send email to LPHS. Request for LPHS to check your request and expedite the process. I did the same. It works😉

this better bet than IOI LePavillion in term of investment ? Because Lepavillion under IOI Finance got huge discount..

noted someone mentioned bandar puteri is more suitable for own stay...

Any investors here or are most buying for ownstay?

Interested in the Pulse however the pricing is on high side.

Based on quick research the installment for 1119sqf unit is RM3000.
However quick survey of average monthly rental from surrounding areas is RM1800 per month.

Anyway just looking for feedback...

Edit sharing:-
My first apartment the repayment is RM1500 and renting for RM1450.
However in Bandar Puteri Puchong the gap between monthly repayment and rental rates are very far apart.
I haven't factored maintenance and sinking charges.

For me personally:
-renowned developer
-first high rise condo upon entering Bandar Puteri from LDP highway.
-There will be an accessible u-turn to rio city, and then out to LDP. Dont have to queue the u-turn traffic light in front, usually jam.
-Im all in for the pet friendly concept, but hopefully the condo wont be flooded by domesticated dogs, barking day n night :')
-floor plan is quite unique. 7 meters width balcony, im sold.

Im thinking for own-stay rather than for investment, imho.

Personally IMO i think most of the buyers here are for ownstay...the Pulse is low density and the price is on premium side, not sure if it will be worth for investment purpose.

Point no.4. "Residential strata scheme owners are allowed to keep pets or animals in their strata parcel as long as they: Do not cause annoyance or nuisance to other proprietors; Do not cause danger to the safety or health of other property owners." - So it should be fine😬

Yeah I agree the selling prices is too high.

Not much opportunity to get return from sub-sale or rental.

Still got many units available...
Tower B is preferable because the studio is not there means less neighbor per floor.

Tower A also got units available high floor. To my knowledge only studio fully sold.

Any information about the main contractor for this project? Tuju Setia? Does anyone know what are their reputations like in the property market and how was their previous work?
