Any new buyer of elmina green from january 2019 onwards here? Did anyone get the MOT exemption (1st time home buyers) for the Elmina green units?

Yes, u can get the exemption for THE EG unit.. I able to get MOT exemption for EG1C unit.

Anyone got the update for the latest sales?

hi, i am planning to get elmina green. just ironing out some details and as wondering about the stamp duty waiver. was it full or capped at 5k? since the selling price is around 700k. diff lawyers tell me diff things.

I am contemplating on Elmina Green vs Setia Alam Precinct 17. Visited the show gallery of Elmina, surprisingly quite many units still. I am impressed with the new township setup like the road works, lamp post used and even landscaping.

However, the price difference is slightly a stretch and giving the area is slightly further to my usual hang out places [damansara uptown, Bangsar, midvalley], ara Damansara.

1. Not sure is worth to buy here? - basically is my first house and own stay.
2. Read this topic found there is many Selangorku apartments and future HTC tower nearby? (wonder where is it?)
3. The lake garden concept on right north is nice, the worry is long term whether it will be maintained or left unattended?
4. Comparing with Setia Alam, the Elmina is 100k more. Since this is my long terms stay not sure really worth it?


I also went to look at the houses in Bkt Raja Klang but not really like the surrounding as I feel the township in terms of feel and maintenance like the road a bit poorer than Shah Alam.

Anybody has bought one unit here, appreciate if you guys can share why choose Elmina over others?

Any buyers stay at elimina and work in ampang? How long do you spend in traffic with a car ? Want to know from.experience

May I know if you mean the MOT exemption from government or it's borne by developer?

My colleague stay in ampang and work at elmina area, according to him it's around 1.5 hours with jam, not sure which way he's using

I want to know why. You may pm me why. As this is my first house and not really well known the area so much. If talk about area im from klang btw. So looking for both of these places and undecided. Perhaps you have any better recommendation? Looking for 600-650k landed double storey.

interested in the rsku (rumah selangorku) for elmina... so far no news from sime darby on the launch yet. anyone heard any news? the rsku units apparently at the west side of elmina, hopefully location is fine. no public transport nearby right? eg. lrt/ mrt. don see the public trans mapped out in the rsku site.

Yeah sure.
Setia alam precinct 17 - 18x65 size and near to cemetery which my family worry about fengshui haha
Elmina - middle of road tolls so no way to escape, flight depart and landed noise might present since near to subang airport

always choose a location that at least have basic amenities ready.... in which elmina doesnt seems to be ready with all these... i mean there are shoplots at denai alam there... but there are no proper supermarket, no varieties of eateries, no more choices of other type of businesses like maybe clinic, car repair shop and etc.... and one more thing... sime darby is very slow in growing commercial activities....

Yeah that's true.
Anyway still depends on what's buyer like and main concern, can't control them to choose what to buy.

its located beside Elmina Green and near Saujana Utama there..u may go to their showhouse opposite Elmina Valley there to fill up the form
