mostly caused by pre cny shopping crowd... every year also like this one especially days before big festivals.... haha.... but no doubt... more and more users using GCE mainly due to the main road out of puncak alam/shah alam jam like nobody business due to DASH construction and alot of ppl have divert to other routes to exit....

always choose a location that at least have basic amenities ready.... in which elmina doesnt seems to be ready with all these... i mean there are shoplots at denai alam there... but there are no proper supermarket, no varieties of eateries, no more choices of other type of businesses like maybe clinic, car repair shop and etc.... and one more thing... sime darby is very slow in growing commercial activities....

well for those ulu places... it works wonder at least... comparision of with or without... there is a nearby taman... no security at all... first few months after VP kena broke in 13 houses... after they setup guard house with guards at rm80 per mth... no more break-in cases anymore til now after 3 years from the incident... so its assuring to have one than have none... lol

thats why i say bersyukur still have retails ada occupancy... but later phases further inside til EG have no retail for now... so they have to either come to denai alam for basic things or those at EG can go saujana utama for grocery shopping...

Not comparable... Leasehold and freehold just top of iceberg... Ppl EA units starting price from 1.2m onwards... How many elmina products start from this price... Even EA labs are more vibrant despite the town haven't fully completed yet... What elmina have done for commercials? Denai alam shop lot or the future huge biz park that need another 10 years to develop? From elmina any other phases to subang pj etc indeed nearer but also by that 10 mins only... Dont make it like its significant to your life when its also equally ulu... With DASH... The 10 mins meant nth...
