the traffic along GCE towards Federal Highway is noticeably heavier starting early this year. I believe this is caused by more housing area opened along the GCE. Maybe some people moved in during the school holiday, and contributes to the traffic now. Traffic will only get worse from now on, at least until DASH is completed.

Setia alam precinct 17 - 18x65 size and near to cemetery which my family worry about fengshui haha
Elmina - middle of road tolls so no way to escape, flight depart and landed noise might present since near to subang airport

remember, a concept only works if the right demographic and the right mixed of income levels. Open a DPC waterfront at puncak alam WILL never work.

I would say all ECO world products are not for investment, rather than own stay cause of the leasehold tenure, ECO Granduer is deep into Puncak Alam area and far from most urban cities. You should compare Elmina to Eco Ardence in Setia Alam instead.
