Hi guys, pls leave a comment regrading Extension and ID. Here are some photos of on-going project :thumbsup: . From bare unit to fully extend with ID works  . This project involves Demolition, Extension, Plaster ceiling, Tiling, Piping, Painting and ID. Saw got 2 columns in the house, if 1 column cannot ? For extension side, how much space must leave at the garden ya ? |

I m here to write a feedback regarding on his work. I contacted him here and he was trying his very best to contact and follow up with me. At that time, i was surveying the cost of renovation for my house, extending the front part with balcony.
The construction was delayed due to some unexpected incidents however he was trying his best to make the renovation work in progress. I m not the one familiar with all the concrete and construction stuffs but he is trying to communicate with me from time to time. Of course we started with his drawing by referring to some photos/ design i have taken from other similar houses. All in all, i m happy with his working attitude (not a calculative person but most of the time trying his best to accommodating the client's budget, being flexible for some minor works). No one is perfect but he did his job well. Some minor touch up needed but he kept his promises and completed his work. One thing i am very particular and he is good is- he used quality materials. this is indeed impressive as most of the times the material quality are not something client able to see. He was thoughtful to build thick pillars for my balcony expecting i may need to extend the master room later. i think this is something to compliment. His quotation is reasonable. His job quality is above average. The material he used is standard (or could be better than standard). Most importantly, his personality to work together with client to ensure the job is done happily. I would recommend him to those who look for contractor committed to his work, and quality first. |

I have a indoor cooking station with Hood installed properly(non ducted) .however,I don't like the poor ventilation.how to get rid of this?Or can I transform my dry kitchen into wet kitchen by doing some renovation? |

My land area is 1540 and built up is only around 1650, double storey.
The house is old and need to do everything from scratch including wiring and piping. And also do extension around 200 sqf for both floor. Balcony need to do as well as currently the balcony is small,unable to cover whole car porch area. Any guys got experience roughly how much needed? I just met a contractor and he told me near a million, seriously? |

Because I am looking for lighting specialist to design the ambience of the house only and include the lighting installation as well. Need some advise for the particular place with the light design. Like using the tracklight, pendant light, down light or spotlight) need how many of them so make sure the light is enuf in particular area ?

Hi, I'm not a so-called pro in lighting but i can share with you some ideas of lighting. To make a room that is not too bright or too dark the first thing you need to know is the area size. Each light between distance needs 5ft and distance from the wall is at least 3ft (check the attachment below). Secondly the track light purpose is to highlight some features. Eg. for wall features, drawing or painting, and display rack. For what I've seen now in KLCC condo they mainly use eyeball instead of downlight. The eyeball can create warmth and cozy environment. The uses of the eyeball are recommended in the condo and for Landed property should use both eyeball and the downlight(4" or 6") in order to create good lighting. Here is my 2 cents on lighting.  |

Since its fall under extension and wet works, can you share some knowledge on how to differentiate BS and CQ for steel bar? Let's talk about the steel market in Malaysia. First and foremost, in Malaysia, there are few company/manufacturer that controls the steel market. It's the big four (四大天王) which is Amsteel, Masteel, Alliance Steel and Southern Steel. These four company have sirim cert which means it is BS or can conclude they are following JKR specs. For contractor, we called it (big factory) for BS and CQ is (small factory). As for physically the difference between BS and CQ is the diameter size. Let's said using Y12 BS and Y12 CQ to compare, the size for BS is confirmed will be 12.++mm and for CQ maybe u could get 10.++mm which means u only get Y10 BS size.The other point is the marking that u can find on the steel. Each company has a different marking. Eg. Alliance steel it will be written, "AS 12 500N". "AS" is company/manufacturer, "12" is the diameter size and "500N" is the grade and strength. Secondly is the BRC. For physically it is the same with the high tensile deformed steel bar which is (Y bar) that I've mentioned just now. The size is slightly different. It has BRC A4-A13 (square mesh), BRC B5-B13(rectangular mesh), BRC C5-C13(long rectangular mesh), BRC DA4-DA13(small square mesh). The alphabet after the letter of BRC represents the shape and the number represents the diameter size. Last but not least, is ® round steel bar. The (Y) and ® bar many of people are confusing. The (Y) bar is with groove line and the ® is without groove line and it's a smooth rounded shape. So what is the uses of (Y) and ® is (Y) usually is the long straight steel in column or beam and ® is the ring of the (Y). This will be confused but i will attach some drawing to explain it shortly. If u guys experienced in submission to majlis it will have archi and engineer plan, From the plan it will written 6Y12/150cc which means your column or beam should consist of 6 units of Y12 and the ring gap between is 150mm. Hi guys, wanted to know based on your experience, how long is the lead time required to complete a semi-major renovation?
I am planning to hack & re-tile my bathroom (3x bathroom), tiling the porch & backyard, and some minor works (change doors/window grille/adding plug point/repair leakage), but no extension for the house or whatsoever I’ve asked 3 contractors & all of them said it’s gonna be between 45-90 days, is it standard? Redoing the wiring and plumbing. 4. Fixing few leaking areas. 5.Need some advice for on how to have more natural lighting 6. Why and when roof needs to be changed. 7. Hi all. I wasn’t aware that extensions need to apply for permit until I started to do more research as this is my first home. As I was seeing a lot reno company fb, so they actually take permits or do without it. So many house going through reno now. So majlis perbandaran would have gotten so many applications ryt. What is the fee if wana submit for hall extension in the porch? Tqvm.

1. Cabinet installation at (a) Shoe Cabinet @ Car pouch (b) Cabinet @ main door entrance © Cabinet @ Dining area (d) Kitchen Cabinet @ Kitchen © C-Shape Wardrobe / Cabinet @ 1st floor family area 2. Extension for 5 feet at Kitchen to the back, might need to relocate the toilet. Might also consider to hack the Ground Floor Room Wall to maximize the Kitchen size. 3. Car pouch - relocate the pillar (currently only can park one car) & change the gate. Pls pm me, Thanks Daren |

I'm here to write a review for this contractor (Daren). Before I appoint him I have another contractor that was doing renovation for my house but the contractor the quality is not so good and runaway. So I decided to search for some contractors in this forum and I've found Daren. He is friendly, quality of work is good and price is reasonable but in terms of time he will take a bit longer to complete. As we know, no one is perfect. Although there are some delays due to MCO but he managed to get all the approval from MITI and CIDB to resume back the work immediately. I will recommend him to those who wanna do renovation. Hi sifus, for extension of more than 500 sqf, have to submit new DO to municipal, which will take 4-6 months, and then BP, another 2-3 months.. I wonder is there any more clear cut ways of doing this? Please advise

Guys. I wanna ask. Is there such thing as Sirim concrete beam or Sirim concrete piling? I was given option to go with Sirim one which is 2x the price or non Sirim half the price.

Basically, it takes around 1-2 months and depend on how fast your architecture and engineer to draw the plan. If u do the submission on behalf of your client then u should know what to do first. If your client appoint a runner then u get the contact of the runner and provide what he needs. Here is my two cents 😁 |

Anyone experiencing somethin like , it's a new project and once u get the key, there's still alot of bangla/indon/ workers around that area doin some final touch up, doin defects etc etc... Then hire them to do the hackin and extension stuff?! Or not even hackin... just building up the wall at the yard areas and door..... is it safe?!

If u need a kitchen area only then u can choose per view. For a condo, u may choose the lump-sum charge. Your designer will let u know which to choose and what's the things that included. |

How do you rectify this scenario:
Semi-d house , renovated the downstairs guest room (with attached bathroom) , till the back end , with only 2 windows that is connected to wet kitchen . Problem is , there is lingering smell in the room that won't go away , and the problem is worse , when there is kitchen trash that is not cleared immediately. |

Hi, not sure if this is the right place to ask. assuming my porch, i want to knock down the centre pillar and extend it to the side to widen it. How do I make sure the middle part is strong enough? Currently my contractor ask engineer to estimate and looks like i need to build extra 2 pillars at the back area of the whole car porch area it seems....

20x70 1. Extention of front gate. 2. Installation of electrical point for auto gate system. 3. Outdoor tiling (to raise the floor a bit, rain water cannot go out because road higher than tiles) 4. Whole house need re-tile. Stairs and floor 1 parquets removal. 5. 3 bathroom - remodal (tile, pipes, new sink, new toilet). 6. Add additional electrical points , rough estimation 20 units. 7. Checking on electrical wires. 8. Ceiling need some patchwork. |

1. to erect a car porch. The porch is currently empty and I wish to erect a 25 x 20 car porch. 2. to extend the back room to the balcony. The owner, who owns an architect firm, told me that the column and foundation are all done up. As such, I can just extend the room to the current balcony. There is already opening in the back room which accesses to the balcony. I want to extend a further 10 x 10.   |

hi, for living room plaster ceiling (flat/plain type), is the normal plaster board or Gypsum board (9mm) which one is better/suitable?
For downlights, magnetic track lights, LED strip lights mainly. |
