QUOTE(shasgen12 @ Jun 29 2020, 10:31 AM) What I've heard is the numbers there is not updated and some bookings are still pending loan approval. However, there are few questions which some of my friends who visited the area asked me, which I appreciate if any SA could advise us. True enough, 0.11 maintenance fee jus too good to be true1. The road leading to the condo is quite bad for a luxury condo and another semi d project nearby (so called upper middle class area). Is there any joint plan for road upgrade by the developers. 2. Is the condo fibre optic rdy? 3. The condo maintenance is very cheap RM0.11 persqft. But taking X2 project as a cue, was there any increase within 1st 5 years on VP. 4. Based on the latest info, what is the demography of the purchasers. I believe these are some of the important questions tht will determine ppl to buy the project. But my personal opinion is tht for this huge build up, hard to get a better price anywhere else in klang valley although as any other condo it has it's own pros & cons. Has I've been in puchong for 11 years, unless u work in kl or other part, there is no need to go out from puchong for ur daily leisure life and connectivity to major highways are big plus. Traffic, yes it's getting worst but for any old timer, there are many sub roads u can use to avoid bad traffics And that area is quite congested and surround by mid to lower class properties... may be it will take another 10years to matured town |

And that area is quite congested and surround by mid to lower class properties... may be it will take another 10years to matured town As for the congestion, I don think there are any mature township in klang valley that's not congested unless development by ecoworld which the township is fabulous but in outskirts....I'm more worried about the road conditions which is quite bad. Ioi properties redesigned the whole bandar puteri roads landscape to appreciate the value of its 2 new condos....wish Samik can do the same..... |

You are right about matured or developed township will jam regardless of how As for the congestion, I don think there are any mature township in klang valley that's not congested unless development by ecoworld which the township is fabulous but in outskirts....I'm more worried about the road conditions which is quite bad. Ioi properties redesigned the whole bandar puteri roads landscape to appreciate the value of its 2 new condos....wish Samik can do the same..... The underlying issue highlighted by you is vital, without more access road, things will stay the same Another issue is that area might be quite a nuisance because neighbourhood considered low class, for example u will see many reckless biker and immature kids... not so ideal... |

QUOTE(GreyMocha @ Jul 2 2020, 12:40 AM) You are right about matured or developed township will jam regardless of how Yup agree that more access road is required...but since its lake facing I dont think there is much choice to create additional roads. But at least the existing roads can be widened and redeveloped. The underlying issue highlighted by you is vital, without more access road, things will stay the same Another issue is that area might be quite a nuisance because neighbourhood considered low class, for example u will see many reckless biker and immature kids... not so ideal... As for bikers, I've been in that area for quite some time and putra prima is not effected with this issue but puchong prima is effected as its very near to a village with lot of bikers. I wouldn't say its low class area except there is 1 rumah Selangor/1 mlsia nearby. Other than that it's generally middle class area with almost all houses are landed/gated & guarded. Taman Mas which is next to putra prima, used to be low class shop houses area are now filled with condos but still there are 2 apartment/flats which u can day low class. Elite & LDP highway is 10-15 min away, same as Rimbayu township. But if the sales person can ans my previous queries, would enlighten more ppl. |

QUOTE(Sir_Jim @ Jul 3 2020, 07:17 AM) For Pucung-end or border of municipal here, a freehold (FH) property at least is easier to be disposed than leasehold property. Alternatively, for both putar-pima or pucung-pima, can look for FH landed properties of earlier phases. Since pucung-pima is closer to LRT stn, can also target those FH condos or walkup apartments with walking distance to the stn. I have been off topic a bit. I pause now for non-related message. |

QUOTE(Sir_Jim @ Jul 3 2020, 06:19 AM) Depends on own preference...if u ok with duplex style condo and nearer to lrt n amenities...than parkhomes is suitable...for investment choice. But for me I prefer abit rural n quiet and lake facing where not much commercial area n big size buildup in one floor...for own stay choice... |

Good sharing actually...cause ppl will buy for own stay or investment...n for investment purpose i believe ur input is quite important too....but since i bought for own stay with 6 ppl in fly...with 2 elders...I preferred single story big size layout...which for tht price cant buy single story landed n freehold in puchongAlternatively, for both putar-pima or pucung-pima, can look for FH landed properties of earlier phases.
