Just a quick question. I believe there are 6 aircond points for most of the units. Is there any designated area for all the aircond compressors or the compressors needs to be installed in yard or balcony area. Cause was thinking to make the yard as wet kitchen area.
*
you can refer below links here for the layout plan, all the white color place next to bathroom is actually aircond ledge.
all 6 aircond compressor to be set up at there.

Looks like good take up...encouraging sign. Any update on the VP date. Previously was mention end of the year. 1 month back, the developer requested cheque for TNB and water connection. Seems VP would not be too long.

For those buyers, in case you are wondering why the house is not ready for VP yet. Its simply because the admin from developer did not submit all the application for syabas on time as per cut off in end of July. They gave a stupid reason because online submission is only ready in October. Only happened from metrogen. Not sure why can't they submit the actual document before can "submit online"

Speechless!..assuming with CMCO it gonna drag further....I've started to pay TNB bill although not even VP. Although minimal but still feel unnecessary expense.

Hi there and everyone (neighbors), newbie here. Just booked a unit in Aug and signed S&P last month. Interesting to read all these comments and feedbacks here. Just a few questions I have in my mind:

1. Given the current electrical and water submission delay, anyone can advise estimate when will be the key handover be?
2. SA told me that during this period, bank interest can claim back from developer on every 3 months basis, though my bank hasn't start charging me yet (assume developer hasn't drawn down from bank), has anyone who have been paying interest and managed to claim back the money from developer?
3. Has anyone started to plan on renovation? Any idea roughly how much to spend for such a 2,600 sqft layout?

Yes. Really speechless with this kind of attitude from developer. Did they send the bill to you ? I didn't not receive any.

-they mentioned by December 2020. But it was before cmco announced.
Hopefully everything still in progress.

-I signed on early 2019. I didn't not receive any info on interest can be claimed back from developer. Good info btw.

3. Has anyone started to plan on renovation? Any idea roughly how much to spend for such a 2,600 sqft layout?
- depends on how much u want to renovate. Assuming is all empty, a basic renovation can cost from 100k from an interior designer.

To add further,

Basically the construction is completed, hence by right should not delay further than 2020 end cause government ofc still open. Depends on Samik ppl to submit the required docs for VP on time.

Claiming interest from developer is normally after 3 years from SPA date. Means, like me signed in Aug 2018, I can only claim after Aug 2021. It is stated in one of the clauses in SPA.

As for the renovation, I agree that will take RM100k for a decent renovation and furnishing. I booked 90% furnished unit n paid extra RM50k (via loan) and based on my calculation need another RM30k for the remaining 10%. But of course the 100k is to furnish all 3 rooms plus kitchen, hall n study room.

Nope. I recv a letter from TNB on my acc registration n acc num. Through that I linked to my TNB app. Than I saw there is a bill issued. So I paid tht through app.

A small renovation is enough, the unit furnished 80% is quite complete actually

Yup, I'm frustrated as well paying interest for more than 2 years. Gave them benefit of doubt cause of MCO. But I do notice that there are progress to the condo where only final touch being done (although this final touch up taking ages). But whts really getting to nerve is not much communication from the developer side. Their website is stagnant for 1 year plus.

What every1 wants to knw is a proper and specific reasons on what is still pending for the VP. And estimated timeline of completion for each reasons instead of general statement tht will be rdy by end of the year.

Most project is not done on time, but I believe if any salesman can update in detail wht is pending and specific timeline for completion, the buyers will be less anxious and knw wht to expect. How any complaints/clarification is handled is more important than the actual delay itself. Really appreciate a proper explanation pls

Yes, we are all same, in the same boat. But to at least we've seen some progress of the condo as I visited the condo regularly, things are progressively moving. I believed the developer is doing their best to get the project done. A little unfortunate due to COVID-19 pandemic beyond their controls. Let us see how it goes.

Definitely agreed with your said. It's not only about delay. But the worst is no update and solution from developer side. After so many times of delaying the VP.

Salesman very aggressive before sales. But after sales, no responsibility to update client. This is exactly what is making everyone pissed off. Very unprofessional after sales service.

I do not think MCO is a good excuse anymore after all. We are already in November 2020. MCO was in March. And how other developer can have their VP after MCO period and it was on time as what they promised to customer before. I believe is discipline and self responsibility towards customers.

Same here .

My experience when spoke to this Ms Y from the metrogen office. She claimed that she's the person in charge with Tasik project. Very rude.

I don't understand why they cannot have the solution to let us claim the bank interest for those who sign in 2018 and 2019. And those who signed on 2020 can claim their interest. That's super unfair for those who did not buy under HOC and buy at higher price.

When I bought in 2018. Sales person mentioned VP on Dec 2019. Even you can see in the group. Alot of previous comment mentioned Sales person said can get in March or June 2020. And until today we still didn't get any confirmation from them. Just keep on delaying.
